Sweet little condo
Kona reef is a small older condo but very well taken care of and maintained. The pool area is nice and has a family feel. The ocean and beach are steps away. Old town Kona is a short walk as well though on a busy road.

Anniversary
The only thing this place has going for it is the location. When we arrived the tv was on. The remote was not working. We messaged the host. The next morning while we were out maintenance man let himself in to fix the remote. When we returned the tv was on. Remote still not working. We called host again. Maintenance came again and replaced the batteries then he left. Remote still not working. Called maintenance. When he returned he was talking to the host on phone. I could overhear their conversation. They were blaming it on user error. I handed the remote to maintenance and asked him to show me how it works. It wasn’t working! Finally he replaced the remote. The next morning cable repair showed up without warning because the Wi-Fi was so slow they had to replace cables. This place was a disappointment. The air conditioner smells of cigarette smoke and mold. The couch smells like urine. The bathroom tub is disgusting. Bathroom Sheetrock has holes in it. The bathroom windows are rusted shut. The refrigerator is old and rusty. Washer and dryer are rusty. Drapes, linens and towels are old and outdated. We had friends staying in other units and theirs were so nice compared to this unit. We will not be back here ever.

Comfortable Accommodations in a Convenient Location
This Kona Reef apartment was a great choice for our stay. It was within walking distance of town; the pool and courtyard area were well-maintained and quiet at night. The BBQs were cleaned daily. Our unit had 2 ACs, which would be great during warmer weather. The unit itself is a bit dated and worn, but it was clean and comfortable. All early communication was good, but upon arrival and struggling a bit with the keypad entry (low lighting), I called the manager, and he was quite rude. My family even heard him speaking to me through the phone and were shocked by how he was addressing the problem. I was polite and didn't bother him again. Really, that is my only complaint. There is good parking here as well and I would return.

Perfect Place
Clean, quiet and the perfect place for viewing a beautiful sunset right from the lanai. Great pool, great hot tub and excellent grilling area with family or friends. Great place just to lay your head if you’re not there as well. We explored everyday from morning till dinner. Highly recommend!

Needs some work
It says “a clean, comfortable and recently-renovated island-style 1BR” I’m not sure when it was rennovated. This unit shows its wear and tear and would greatly benefit from a renovation. Other issues: -no beach chairs - this is a must have when on island. I actually went and bought a chair. -Internet: make sure you use the “new” internet code, not the code in the check-in instructions. The modem is in the bedroom so WiFi in the living room is good, out on the patio is non-existent. -Bedroom windows need more than a sheer drape, expect morning sunlight to wake you up.

Beach chairs cooler etc are in the cabinet the guest never looked in or asked about. Of course there are beach chairs. And cooler, and beach towels. Sad to get a negative review for beach chairs when they are there and everone else finds them. Easily.

Nice location within walking distance to shops and beaches!
Nice stay at this very quiet condo in a great location! Found the lagoon nearby a wonderful place to swim and snorkel. The fridge was quite old with the door seal having a gap, which wouldn’t be good for the appliance. Also worth noting is a bit of a stale smell in the living room area.

Great condo
Loved our stay in this condo.excellent location, Nice view, great A/C , well stocked kitchen, full size laundry and plenty of parking. Unit is a little dated but not paying for Ritz Carlton and we enjoyed every minute. Nice things like beach umbrellas, some snorkeling gear, some spices already in cabinet (from previous vacationers I assume) really appreciated. The host was wonderful, the unit ready on time , he left a nice welcome gift along with a card wishing us happy anniversary. I will stay here again when visiting big island

Great condo at Kona Reef
This was our 2nd time staying at the Kona Reef and we enjoyed this condo. It’s a corner unit close to the pool, beach and parking structure and gets a lot of natural light. There is a nice ocean view from the lanai and had perfect views of the sunset. The bed was comfy and the pull out couch worked well for our son. There is AC in both the living room and bedroom but we barely needed it. The kitchen was well stocked and had plenty of towels and umbrellas and chairs for the beach. It’s also a short walk to town. The only complaint we had is the pool was very murky the first few days but we contacted Ken and it was much better the rest of the week. Ken is very responsive and if we would definitely come back to this condo.

Perfect Location
Condo with a view of the ocean and located walking distance to everything in Kona. Two AC units were great. Provided beach chairs and towels. Small beach next door was perfect when we didn’t want to go far. I would stay here again.

Great location. Unit could stand a little touch up. New paint, new refrigerator and new detailing. We’ve been staying at Kona Reef for >thirty years. Love being able to walk to farmers market, restaurants and St. Michael’s. Hope to be back next year.

Great location but a little rough
Great location, within walking distance of many restaurants, bars and shopping. The condo itself is old and out dated, the bed was ok but the couch was blown out and the kitchen is rough. There is everything you need for your stay even a couple beach chairs and umbrellas along with washer dryer (very loud). This is a good value if you care more about location then quality.

Location is only thing going for this unit
Kona Reef gets a pass; Unit C11 a failing grade. Dirty, dirty. Sign asked us to take our shoes off when entering. That was our 1st mistske. Floors/tile was filthy. I had to go buy micro fibre towels to clean them. Very tired furnishings,drapes,linens and bedding. Everything that could form rust, is rusty. Had to go buy a screwdriver to tighten toilet seat down. I am sure with proper maintenance and cleaning this could be a viable rental option. 2 lamps had broken bulbs. Went to store to buy:serious sticker shock $16.00 for a 40watt bulb. Nope. Switched bulbs around in unit to work for us. Weather in November was a plus. Pool and bbq grills were cleaned daily. Parents allowed to let children/babies in with diapers. We chose not to use pool or hot tub for this reason and still a high Covid count on Big Island. We managed our 2 weeks in Kona. Spending our last week in Waikoloa. Love this Island. Just being honest about this unit.

Nonsense. Every bulb checked none are bad. Review is vindictive because early check in was not available. Spare bulbs are in pantry, and are still there. Sorry, but Hawaii law regarding pool use and children is followed. See other positive true reviews.

Great location, needs lots of love
It’s been awhile since this property has seen any love. It’s a great location with nice amenities on the property and inside the unit, but it could very much use some attention. A deep clean and paint would help, but mostly many of the items need complete replacement. The towels were old and smelled deeply of mildew. The slip pad in the shower was discolored after probably years of use. The AC smelled of mold and cigarettes and needs to be cleaned or replaced. All my clothes stunk when I got home. Besides that, the location can’t be beat and there was some nice snorkeling and beach gear in the closet (probably left from other guests). A little bit of investment by the property owner would go a long way to improve the unit.

NICE VIEW BUT
The sofa in this condo urgently needs to be replaced - its so uncomfortable to sit on - let alone lie on while watching tv - it is fit for the tip. Also the stools on the deck are rusted and wobbly. Bed was comfortable and the kitchen was acceptable Having the pool open in the morning at 8am is too late. I like to get up early to do my laps and twice i was asked to leave because it was 7.45!!!

Great ground floor ocean front unit.
The property was centrally located with very good onsite parking. The condo was also generous in space. There are two aspects of the condo that could be improved, or one should be aware of: 1. The unit only has an air conditioner in the living room, the bedroom does not have A/C. There is a big temperature difference between bedroom and front living space. 2. The matteress in the bedroom needs to be replaced. The center of the mattress has at least a 6-8 depression in it. I woke with sore backs every morning.

you reviewed the wrong property. there is AC in the bedroom as well as the living room and the mattress is only a few months old, with no sag. You changed units and did not stay in this one, but stayed in a different one to be on ground floor.

This apartment is perfectly located, just a short walk from shops and restaurants. We made a habit of walking into town every morning for coffee, before heading off to explore. A great base for our stay, had everything we needed.

Great spot in Kona
This complex is right on the ocean with waves crashing just beyond the pool. It's really special and so close to downtown Kona with all its charm, not to mention shopping and dining options. The condo worked out perfectly for me, a single traveler. However, the bedroom is small and oddly shaped and would be cramped for two people. Overall great property for the cost.

48th anniversary
Stayed Tuesday thru Saturday morning. When we arrived pool and pool deck were closed when got back to apartment late Friday was open with new furniture which was to late for us to enjoy. Talk to some permanent residents and they said everyone got notice that the pool would be close noon Tuesday thru noon Friday this was not communicated to us. On the first night I was walking over a grass area on the NW corner of the property and tripped and fell over a chain that could not been seen in the dark. I hurt my leg when I fell which caused me to reduce beach (water) activities on my vacation. In the N E corner of the parking lot there is also a parking light out. Property has a minor ant problem on the kitchen counter. Good location and pictures are true to what the property looks like. Would probably stay here again if pool is open.

We had a great time staying here. The unit is quiet, neighbors were friendly and the view of the ocean was spectacular. Internet is slow, but that helped us stay busy with other tasks. Great location for shops, restaurants, and to the ocean. Sunsets were beautiful! We had a great time, and would stay here again!

Just an FYI: air conditioner did not work, blender does not work, couch is very uncomfortable, the dryer does not dry properly & I found cock roaches in the bedroom. Other than that our stay was very nice.

Sunset view from lanai
Lanai setting featured gorgeous sunsets. I enjoyed the view of the pool and ocean from the lanai. Fishing boats, kayaks, rowing teams and one day a cruise ship could be seen. Did not see whales or dolphins from this view, but they are in this area. Condo has excellent air conditioning. Plenty of dishes, utensils, pots & pans and spices. You will need plastic wrap, aluminum foil, coffee, olive oil, etc. Stayed in C11 for one week and found it comfortable.

We were quite pleased with the property and the unit. Great location, clean and friendly people (except for the one grumpy lady that harassed my kids in the pool area). The common area was very nice. The unit itself was good. To improve the unit I would make sure the light on the balcony works and it would have been nice to have BBQ utensils for the BBQ. Thanks.

The location is great, view is great, fairly well equipped - but dishwasher was broken, nice size lanai, livingroom and kitchen. Really small bathroom and bedroom - hardly room for one suitcase, never mind two. Bathroom tiny and no room to put anything on counter. Kitchen and livingroom were pretty clean, bedroom was OK, but the bathroom.. someone needs to learn to use a scrub brush!

Great location and facility, close to shops and restaurants. A little dated but could be easy fix.
The location and facilities at Kona Reef are awesome. A short walk to restaurants and shops, and a central location to many attractions on the west coast makes this facility great. The pool and hot tub are very enjoyable and they have a great barbecue area. The sunsets from the front lawn were breathtaking! The unit itself (C-11) is a little dated and I felt it wasn't cleaned very well before our arrival. Sinks and tubs could have used a good scrubbing, and the floors could have been cleaner. Furniture was nice rattan with colorful cushions. The other thing I would address is the profusion of decorations and pictures throughout the unit. The majority of the pictures hanging on the walls were poor quality and there were just too many of them. Same goes for the silk flower arrangements and other items on horizontal surfaces. The flowers were dusty and limp and should just be removed. The other kitschy item could be drastically reduced. Sometimes less is more and they were all taking up prime real estate for our own items. I also felt the unit wasn't well-stocked compared to other VRBOs that we've stayed in. Absolutely nothing in the fridge (I usually find leftover condiments from previous guests), and no cleaning products. There was salt and pepper and some very old seasonings. We were staying 2 weeks and there was a charge for cleaning mid-stay so it would have been nice to have something I could use to clean it myself besides the broom. All that being said, we had a lovely stay and we did enjoy Kona Reef!

Kona Reef
Stayed at Kona Reef for a few days. The complex was very nice. My only complaint would be that the unit we stayed in wasn't as clean as I would have hoped for and should be updated inside. The bathroom toilet around the bottom wasn't cleaned, the front of the microwave wasn't cleaned. The unit could use a painting and updated such as the bathroom/shower taps, etc.

Thank you for giving feedback. It would have been nice to let us know about any deficiency on cleaning as we would have had the cleaner re-do it immediately. It is rare, but on occasion a cleaner does not do the thorough job that is expected, and in those instances the cleaner will return and do it properly. Thanks for letting us know.

Location location location!
Great little condo in superb location of Kailua Kona. We were on our honeymoon and island hopping. We loved the outdoor amenities of this complex. Fantastic pool! The only drawback was the bathroom. Needs a complete overhaul and updating and good clean. Kitchen needs updating. Other than that great.

Lovely and very well situated!
Our family was very pleasantly surprised by our stay at Kona Reef. The photos online didn't do the pool area and breathtaking views of the beach justice, and the location was just perfect for easy walks in town for shopping and any meals we didn't want to cook ourselves. The unit was clean, quiet and very comfortable, although the pull-out bed in our particular unit could use an upgrade. Aside from that, it was perfect for our needs (family of three), with a well-stocked kitchen and breezy lanai. The unit also came equipped with boogie boards, beach chairs, towels, etc. which we made great use of at many of the nearby beaches. The owner and on-site staff were also very responsive and helpful, easily adjusting to late-check in needs as well as helping us arrange an amazing Dolphin Discoveries excursion. We all agree that if we come to Hawaii again, we'll be back at Kona Reef!
