This exceptional stand-alone home is an elegant waterfront retreat in Kelvin Heights, offering stunning views at the Frankton Arm end of Lake Wakatipu. Celebrated for its award-winning architecture, Willow Waters features four bedrooms, fantastic outdoor entertaining, and a spa pool in a serene lakeside setting, just 15 minutes from Queenstown. Boasting all day sunshine, two living spaces and a spa pool, this is a fabulous place for your holiday.
VIEWS:
This modern home was architecturally designed to highlight the stunning views. It feels as if you are floating above the lake from the way the home is positioned. Guests can indulge in elevated and uninterrupted views over Lake Wakatipu, with a 180-degree outlook of Queenstown Hill, Frankton Beach and beyond towards Cardrona ski field’s backcountry.
LOCATION:
This beautiful residence is situated on prestigious Willow Place, which is a peaceful lakefront street with no through-traffic. Popular with locals, Kelvin Heights is referred to as ‘the sunny side of the lake’. Central Queenstown is 15 minutes by car, or even better, stroll 650m along the Frankton Track which meanders directly in front to the nearby Hilton Hotel jetty and catch the water taxi into town – now that’s travelling in style!
The International Queenstown Airport is a five-minute drive away, along with multiple shopping areas, and Frankton bars, restaurants and cafes. Winter guests can enjoy hitting the slopes easily – the Remarkables ski field access road is only a 5-minute drive away from this side of town.

The bedrooms are all located on the upper level. The Master bedroom offers lake views, a desk, walk-in wardrobe, ensuite with twin sinks, shower and a freestanding bathtub. Bedroom 2 also boasts lakeside views and an ensuite with shower and a convenient study nook. Bedrooms 3 & 4 have a gorgeous garden outlook and sliding doors to access to the back deck with outdoor dining and spa pool. There is a shared bathroom across the hall with twin sinks and a shower boasting lake views. The bathrooms all feature rain head showers, heated towel rails, elegant marble tiles and underfloor heating. There is also an additional toilet on the main living level for your convenience.

This home has been designed to capture sun and warmth throughout the seasons. With its central skylights, it’s light and bright wherever you choose to relax. With comfortable leather sofas, plush armchairs and lake views this is a great spot for some coffee and conversation. Upstairs, there is a second living room also with gorgeous lake views, a large lounge suite and a Smart TV with Sky TV including sport. There are also plenty of books and board games to keep you entertained.
KITCHEN & DINING:
The kitchen and dining area are both elegant and simple, positioned to look out to Lake Wakatipu. There is an induction hob, Nespresso coffee machine and a plethora of kitchen appliances to make yourself at home.
This space is well set up for at home entertaining. There is an 8-seater dining table indoors alongside floor-to-ceiling sliding doors to let the alpine surrounds in and to soak up the fresh mountain air.
Open the doors and step out to lounge seating with an impressive outdoor kitchen including wine fridge, hooded BBQ and sink. Imagine yourself here, glass of Central Otago Rose in hand!
OUTDOOR LIVING:
Enjoy some sunbathing out front, the elevated position offers the perfect mix of privacy and lakeside views. Or retreat to the back patio which is a sheltered and secluded spot to enjoy the landscaped grounds and seek a little shade in the afternoon. The spa pool is the perfect place to relax after a long day on the slopes or in the hills.
Make sure you take advantage of the Frankton Track directly in front of Willow Waters. This a popular and easy trail offering delightful lakeside views. Kelvin Heights is a popular spot for walking, biking, swimming, boating, and golfing nearby at The Queenstown Golf Club. Winter guests will love the close proximity to the Remarkables ski field access road.
OTHER PRACTICALITIES:
There is private parking in the garage below at ground level with space for one vehicle, also providing secure space for ski gear, bikes or golf clubs. From the garage there is a convenient lift to the main living level, which is handy for groceries and luggage.
There is underfloor heating throughout the home and ducted heating / cooling on the upper level including all bedrooms. There is also a separate laundry on this level.
RATE INCLUSIONS, FEES & MINIMUM STAYS:
Rates are inclusive of 15% GST, spa pool valet, premium linen and for a maximum of 8 guests. A departure clean fee of NZ$450 applies. Bookings of 8 nights or more receive a service clean. Minimum 3 night stay year-round, and 4-7 nights during peak periods.
PLEASE NOTE:
Credit card fees are non-refundable. This is important to be aware of if you choose to pay your balance ahead of the due date.
The friendly team from Relax It`s Done will be on call during your stay for special requests and assistance if needed. We can provide full concierge services - perfect for local knowledge, insights on the hidden gems and to make your holiday hassle free.
TERMS & CONDITIONS:
- Guest(s) making a booking must be over 25 years of age. Any guests under 25 years old must be accompanied by a parent or guardian for the duration of their stay.
- Hired staff such as chefs or massage therapists must be advised with Relax it`s Done and pre-approved in advance.
- Willow Waters is a residential dwelling and no parties or events are to be held.
- Please be mindful that the property is located in a residential area and be courteous to your neighbours. As per Resource Consent with council, quiet hours are to be observed between 10pm and 7am.
- We are required to take a security bond pre-authorisation hold in addition to the total booking price. (n/a to Airbnb bookings).
- A standard exit clean is included with your booking; however, you are expected to leave the property in a satisfactory state (clear and tidy). Charges may apply for loss of keys, excessive rubbish, sorting contaminated rubbish/recycling, excessive cleaning or damage to the property for example.
- Charges may also apply for travel costs and management/staff time if for example, having to make a dump run, coordination of tradesman/repairs, additional property visits, shop for replacements, and so forth.
