Run-down motel in a seedy area. Room reeked of smoke despite being labelled as non-smoking, there were stains on the sheets and we were bitten by bugs in bed at night. Photos in ad do not represent the actual motel. We were offered to change to a different room, but judging by the ashtrays outside every room such an exercise would have been been futile, and it was 10pm at night.

Great spot to stay, very clean, spacious room for the family. Friendly, helpful staff. Lots of parking. We had a trailer with us and they had space for us.

I know that recent floods have affected Kempsey, but the condition of the property was sub standard. The room was great, didn't see any staff. Was unable to have showers as their wasn't any hotwater. Very disappointing.

Dog friendly, clean, comfortable

Large room with ample accessories. While the hotel is old the rooms have been nicely renovated. We had a dog and there was a large grassed area available near the front of the hotel to give her some exercise.

Checkin service was good. Pet friendly room clean and had everything we needed for a 1 night stay. Plenty of room to walk pet outside. Quiet. Designated parking for room at the back. Chinese food from motel next door was delicious.

Advertised as having a pool yet didn't have one working. Windows that opened to the balcony outside didnt have working locks. Had to have reception bring up a locking device to attach to the window.
