Amazing cottage

The cottage was perfect for our family of ten including three grandchildren. Within walking distance of everything! Live music every night from a venue located behind the cottage. Rented a golf cart for easy access to the beach access at the end of the road which also had a pool (so nice!). Kids said it was the best vacation and want to come back this fall!

Family Vacation

We stayed at the house in mid June 2023. The property was everything we expected and more. James was an excellent host and was very responsive to all of our inquiries. We would definitely stay here again.

Great stay in a great home

Property was great. Big enough for a large multi-generation and multi-age group, but little nooks for privacy inside and out. Clean and well-maintained. Owner was a breeze to work with.

As advertised

We loved our stay at It's About Time. The house was as advertised and easily accommodated all of us. We could walk to the beach, the community center, and the stores in Duck. We would definitely return!

Duck Beach Vacation

We enjoyed our stay in Duck. We’ve been coming here for years and have always stayed a little further up route 12. This location was perfect within minutes walking distance to shops and restaurants. The community amenities were very nice too. Having a pool on the beach in addition to the house was perfect. James was great to work with and super responsive.

"It's About Time" we needed this!

We booked the house as a last minute break away from the city and we absolutely enjoyed our stay. It had everything we needed and then some. While the property is older and outdated a little, it is maintained very well. The hot tub and pool area are very clean and open to the sun pretty much all day. We used the two king rooms and the beds are amazing!! So much so we were trying to figure out who made them. Everything in Duck is a short walk down the hill. There are bikes to use but we decided to walk since the weather was so nice. There is so much space in the house and plenty of parking. We will be looking to repeat our stay here only next time with the rest of the family and we highly recommend "It's About Time". Thank you James for taking such good care of us and for answering any questions quickly!

Nice Location, great house, responsive management

This house is walking distance from Duck which is great. You can also walk to the beach in about 10 minutes, so not that far. The layout of the house is really nice in terms of where the bedrooms are. Everything worked great (appliances/showers/etc), and there were 2 refrigerators which was great for all the food/drinks we had. the dining area is large enough for 10-12 people, and the wraparound deck is great. The pool and hot tub were also clean and well maintained, and were great after we got back from the beach. The management company was also very accommodating and responsive. The only complaint I had is that the house wasn't cleaned very well. All of the surfaces looked like they hadn't been cleaned (cup stains etc), the bathmats were dirty, the carpets didn't look vacuumed. We had to wash our comforter twice, and it changed color from gray to a light teal. For what we paid, I would have fully expected the house to be completely clean. Other than that, the house was great, would recommend it overall.

It was great that they allowed dogs. There was dry dog food throughout on all levels, had to keep the dog outside until i could run the sweeper in the entire hose. House was very dated, carpet stains everywhere. The convinces of renting a home to me is about the little things like an ice maker, it was broken in peices with the pieces in the freezer, there was a gas grill outside that was so rusted, but couldn't use it if I wanted to because the gas tank was empty. There were 5 bicycles for use and none of them were in working order. The pool was dirty and they came the day we were leaving to clean it and blocked the driveway and when i asked them to move their vehicle so we could load ours they asked me to wait! Needless to say I had them move and wait on me. Never again with Book Smart! When i sent an email the day we arrived for our 5 night stay they replied 2 days later and asked if I wanted them to send someone out to fix the issues I replied back yes the same day and they replied the next day stating that they could not send someone until Thursday, the day we left. Total disappointment.
