This rental was reasonably priced, and very clean. It was perfect!! The only thing was the Hot Tub could have been warmer. We enjoyed our stay, we will be back.

As promised, the property was a mere 10-12 minutes from the entry to Arches. It was a spacious, clean and well-equipped rental, and we were thrilled to find it for our last-minute hiking weekend! Great property!!

I had a good time staying here. It is nice place with great views. Very close to Arches nation park entry. One thing I would like to mention is google maps takes you to the community but it does not take you right o the gate of property you will stay on. Look at the check in instruction. It has couple of images that will help you find the exact property will you stay on.

Place was a bit challenging to find as an address was not easily provided. The picture of a map provided was unhelpful, especially when it is dark when you arrive. Once we found the place it was excellent. Only awkward thing was no door for the master bathroom and it looks straight at the glass shower.

The property is just outside of town in nice duplex complex. W4 was nicely decorated and offered plenty of space for everyone to spread out. The only issue we had was the pool and hot tub were under construction so they were not available. This was not mentioned in the listing and was the main reason we choose this unit.

This is a nice property and we liked the location. There was not a code for the pool provided and when we tried to contact someone we were unsuccessful. It would have been nice to use the hot tub and so maybe you could have that provided.

This property is in a excellent location. Very quiet neighborhood. If you are from an area that is flat land, you will enjoy the view from the family room window. Use of the garage was also great. The rooms are spacious & kitchen is well equipped for cooking. A few small negatives, no coffee provided, no coffee filters, or beach towels for swimmimg pool use. This is a excellent vacation spot for a family or 2 couples.

Great location just outside of Moab. Perfect size for a family.

We originally booked this condo for a trip over New Year’s but the weather caused us to move our trip to the spring. I had no trouble communicating to make this change. They worked with us to create the perfect short trip. The condo is a great size. We had plenty of room. The fireplaces were fabulous for cold mornings. I loved just flipping a switch! It was nice to be close to town but away from all the people. We would definitely stay here again!!

Moab Area Stay

This is a nice property within a housing subdivision. Its a good spot on the edge of the subdivision and is in good shape. The kitchen was not very well stocked and more linens could be made available -- most kitchen and bath towels. Draw rope / chain for the large window on the west side of the living room was missing. Having a unit key available instead of always having to use the door codes was a nice touch. All in all it was a comfortable stay.

Wonderful house, subpar community hot tub.

Wonderful house. Comfortable beds. Clean. Nice and abundant dishes and cook ware. Beautiful view from patio. Worth the short drive from town for the price. Our young people said the community spa was more like lukewarm bathwater than a hot tub.

Huge beautiful place, confusing address

This condo/duplex is inside a larger complex and there weren’t any directions on how to actually get to our unit so we had to drive around in the dark to find our number. The place itself was very nice, large, and clean. It said there was a hot tub in the description but when we got there we learned that it was just somewhere in the complex. Unfortunately we didn’t have time to go searching for it since we got in later.

Robert’s Roost was a great place to stay during our family vacation. It gave us plenty of room to spread out and cook some of our own meals. It was very clean and the furniture was nice. We also enjoyed the pool and hot tub.

We have stayed at this property a few times. It is always clean, great location and well appointed. We will stay here again. That being said the master bed mattress is getting a little tired with a dip on the left side, as you face the bed. We had a problem with the central air when we arrived, the first night was a little warm, but the management company was all over it and had it fixed the next day. They also offered us different accommodations if we wanted to change but we chose to stay. They did a great job!

Will not return: Avoid these properties!

Individual properties managed by a local real estate company, the unit, W4, was very nice at first when we arrived. The following day we noticed the AC, set on 72° when we arrived, was not cooling when we returned after our activities of the day. We followed instructions for cooling upon check-in but to our chagrin over those first ~18hours the temperature had not cooled at all but climbed! It was now up to 80°. A call to the property manager yielded only a request that they remotely reset the unit and wait longer. 30 minutes later with no cool air coming from the vents, we made call #2. At 82° we requested further remediation and a HVAC repairman arrived shortly thereafter. Checking the unit, he stated that the unit had been problematic several times in the past, was currently frozen and Moab Realty would be calling us right away to move us to a different unit. I waited for the call nearly an hour before I called for a third time and was informed by Cory that he had "just gotten off the phone" with the service tech and I was asked to hold while he searched for another unit that would be equal to or even an upgrade. I had high hopes this could be resolved well. Told to leave the unit "as is" we went to our 2nd unit only to find it was a neglected downgrade that was definitely 10+years older, furnished with second hand furniture, multiple cosmetic fixes needed, countless cobwebs and commodes that had not been flushed in weeks. Staying in VRBO properties regularly, I have an excellent rating as a guest. If I had not stayed at a beautiful apartment in downtown Moab just 3 weeks prior, my expectations might have been lower. That property owner checked in to see if we needed anything and that we enjoyed our stay. Not only am I disappointed for my family's inconvenience but hope this review will save others the same grief. I did request compensation for this debacle but 48 hours later there has been absolutely no response from Moab Realty, the property manager. Last but not least, beware of cleaning and service fees, VRBO customers!! Why would a cleaning service be charged to me (no small sum) for me to PREPAY and then a preprinted envelope left plainly in view to tip the person cleaning???? These properties are obviously here as a cash cow for Moab Realty who 1. has no set standards for property owners AND 2. Moab Realty does not pay those cleaning a living wage. DO NOT RECOMMEND!
