Fun at the beach

Enjoyed the property and location immensely. Was able to have all the family stay there. While the house was a bit dated, it was fun and quirky. Loved the vibe.

Best week of my parents' life!

Family Friendly Beach House

The beach house is situated right across from the sand and within a short walk to the Balboa pier shopping area. There is a play area close by too for smaller children. Our group consisted of 20 family members ranging in ages from 4 months to 74 and we all had comfortable accommodations., and a nice plus was that each bedroom had its own bathroom. The kitchen was well equipped, though small. The garage has barely six feet of clearance, so just small cars can fit . All in all, I would stay there again, it’s a lovely rental and well maintained.

Great family house!

This is probably one of the most well stocked and appointed vacation rentals I’ve stayed in. The kitchen has everything you will need to cook and feed a large family, the bathrooms all were stocked with soap and shampoo and plenty of toilet paper, the bedrooms are comfortable, plenty of extra pillows and blankets, there is a bathroom for every bedroom. And the back patio between the house, and the garage is a great spot to play spikes, and beach, chairs, and things you don’t want to leave on the front patio. There is parking for five vehicles, which is also unusual in this location, and it is far enough away from all the beach crowds, but still close to the Piers and the fun zone. We had a great day, and I would highly recommend it.

It is the essence of relaxation! This is the only property that could fit my large family. It has a great patio to relax as you watch the kids play in the sand. We set up some tables to BBQ in the courtyard. 5 car parking is a miracle in Newport. Newport Beach vacation properties was so profession and friendly.

Property management made it easy to stay in touch via text and email. We had 18 of us there. 10 adults and 8 children. Plenty of room and lots of beach to enjoy tight out the door. The only confusing thing was trash day. Stay in communication with management to ensure the pick up date is correct. Overall we had the greatest time!

There were several spots in the house and outside where we could all meet together! We happened to arrive during the worst heatwave and a tropical storm so the weather was not in our favor. The house has air conditioning which was essential. The only cons was that the air went out on the first floor only and we found the kitchen small for the amount of people. We will definitely plan another vacation and can’t wait to get back to the beach in this home!!!

A vacation at Balboa.

The only strange situation is the owners reluctance to provide more ventilation in the master bedroom. The master suite is very large and comfortable with nice views. However this is only one small window that opens in the bedroom. There is another small window above the toilet. In the owners defense, the room does have air conditioning but I personally would prefer to enjoy the cool ocean breezes while I’m at the beach instead of refrigerated air. Isn’t that the reason we choose a holiday at the beach?Dealing with the rental agency was wonderful. Everyone was accommodating and professional. A special shout out to Vicky, Lindsey, and Aaron for their help.

DO NOT RENT THIS HOUSE

This house should not be occupied due to extreme building code non-compliance! The CA Building Code, Chapter 10 - Means of Egress requires that an exit be provided from every sleeping room. The Master Bedroom does not have an operable window that meets the requirements of the CBC. There is a French door that would provide for the code’s requirements, but it is locked by a deadbolt that does not allow for it to be opened. When I called the manager to ask them to come and unlock the door, the told me that the Owner would not allow them to due to an issue with the deck directly outside of the door. So I guess they’ve decided that occupant safety is not important enough to spend the money on repairs. Additionally, without an openable window or door equal to 10% of the floor area of the room, or 25 sq. ft. the room does not have the required amount of natural ventilation; see CBC section 504 for light and ventilation.

Family Beach Trip

Overall, I do not recommend this vacation rental. Reviewer Comments: Our first impression of the home was not great. When you walk into the courtyard it was dirty with sand and decomposing leaves and bird poop on the furniture. Once we got inside, and everyone got the rooms they wanted. My husband and I went upstairs to the master bedroom. I have never walked into a master bedroom through the bathroom and closet to get into the bedroom area. The views are beautiful from the master bedroom, unfortunately the windows do not open up. Most of the windows do not open up in this home. One of the reasons I book homes on the beach is to hear the sounds of the waves and for the ocean breezes. Kitchen is well equipped, but very small for a home this size. The location of this home is great, and the parking is nice also. The front outside patio furniture needs to be replaced, but watching the people on the boardwalk, ocean view and breezes was nice. A couple of the couches had cheap slip covers on them, which are not shown on the rental pictures. The glass top coffee table in the family room is unstable and unsafe for toddlers. We had to move it. Overall, we had a good time, but I would not stay here again or recommend it to friends or family.
