The property is beautiful. Right on the boardwalk with amazing views. Very clean. 2 issues though.. the bathroom is super tiny. You have to step into the shower to be able to open the door. Not a deal breaker but definitely an inconvenience. The other issue is the room that is attached to the property but not used by us. It is basically another bedroom door. There is a big hook lock that we keep locked on this side BUT you can hear the person in there watching tv to all hours of the night. It did make me uncomfortable because it was just my daughter and I. Overall, it was a great location and a beautiful place to spend a few days by the beach.

Beautiful view, nice location.

The view from the terrace is exactly as shown and very nice. The floor-to-ceiling doors disappear entirely making it a large living space when you can have them open. Like other reviewers have noted, the bathroom is a challenge to use because the door opens inward and barely clears the sink vanity, and shower to the right, making it very awkward to use. This could be easily fixed by simply reworking the door to open outward as there is plenty of room to accommodate that. The high-end appliances are certainly nice but completely unnecessary for a rental and make the kitchen less useful. I wouldn't put appliances that large in such a small space even if I lived there (and could afford the overpriced brand). Overall though it is quite nice for a couple for a few nights. The area is quiet and you are just 4' from the sand.

Good morning, My partner and I had a challenging time with our stay. The rental company required extensive information about our car, our stay, and personal information which was provided months in advance. Two days prior I was supposed to receive check in information and when I emailed they sent me a verification of my drivers license that I had to submit. Once I received the instructions to get into the property I was reminded that parking was not permitted. And that the keys were in a lockbox three feet away from the house. Once in the space we were greeted by the owner who decided to give us a tour of the space. He left and we realized that there as another room on the same floor as us that was locked. Later that evening getting ready for bed, we heard someone cough behind that door and saw a light go on. We were uncomfortable the rest of our stay. We ended up only stay until Friday morning because of our discomfort of having someone else in the same space and we were not aware of that when we booked it, which was not cheap. I had to put a $1000 deposit and inquired when I would get that back and the response I received was, once everything is checked and no damage was done. I've used vrbo for years, and unfortunately this was by far the worst experience we've had.

Mother/daughter get away

Great for a small family or couple

Great little place on the boardwalk. There is a secure gate if you have bikes and a blowup mattress for kids if needed. Can't wait for next summer, thank you!

Perfect location right on the beach!

Just the right amount of space for two people! Our three week stay was wonderful; relaxing on the spacious deck sipping cocktails and eating dinner while watching the beautiful sunset. We were right on the boardwalk minutes away from restaurants, bars, shopping and a minimart right around the corner. The owner and his son live right below and are very lovely people who made us feel so welcome and so helpful with all sorts of tips on things to do and places to go! My favorite part of the stay here was there are two bicycles available which we took full advantage of biking all over Newport! We would definitely stay here again!!

Had a great stay!

Spent a few days at this property around the Fourth of July and had a wonderful time! Had everything we needed for our stay there and Joe the owner was so kind and checked on us whenever we came by. Really nice area and right on the boardwalk! Everything was super clean and we absolutely LOVED the indoor/outdoor living space. The fridge was HUGE which made it easier for us to make home cooked meals, although it is right near lots of great restaurants. Overall, I highly recommend this booking this location for as long as you can!

Great location. Great view.

This place was amazing. Right on the beach. The patio with the sliding doors was very cool. We met Joe the owner who lives downstairs. Very nice. Loved listening to the waves while we slept. Would def stay here again.

Nice area, deceptive pictures

We enjoyed the weather and Newport Beach area. The title of the listing was "newly renovated" but I’m not sure how newly it really was. The pictures are deceptive. The bathroom is so small you must step into the shower to close the door. No shower door, so, water all over the floor after showering, no room for a mat, door is in the way plus it would be soaked. I would have to wipe up the water after each shower. Slipping on a wet floor was worrisome. Bedroom is also very small. Outdoor area is beautiful but not user friendly. Can’t be used in the morning because of marine fog, too damp, can’t use in the afternoon, too much sun. Privacy is an issue, too. Outdoor shade is nice but there are no inside shades or drapes for privacy. When lights are on, after dark, you can see right into the living space. Over all, we enjoyed our stay but will not be returning to this unit.

Can’t beat it for a small beach rental

Simply can’t beat this for a small (less than a whole 3+ bed house). Patio is incredible and everyone on the boardwalk would look at it in jealousy. Would recommend to anyone.

Pretty good experience

The pictures tell the good side of the story - amazing location and disappearing wall + balcony are fantastic. The downside - kitchen is barely stocked with utensils, cooking pans / pots, etc. Large disappearing wall faces west - so expect the full sun in the afternoon until it sets. Pictures make the place seem just a bit bigger than it is - so expect it to be just a bit smaller than it looks. And finally, the bed felt old / too soft. Overall, good experience - but could’ve been better.

Beautiful Ocean View Upgraged Condo, Steps from the Beach

If you want to stay somewhere just steps from the sand, it doesn't get better than this beautifully upgraded condo. My husband and I and our 2 little kids loved our stay here. We stayed for 4 nights, and never had to drive anywhere for anything. We showed up with a few groceries, but if you forget something there's a convenience store just around the corner. We walked down to the beach multiple times during the day, which we definitely would not have been able to do if we stayed further inland. After a day of fun at the beach, we loved watching the sunsets from the beautiful, spacious balcony. The glass window/door that looks out over the ocean is one giant sliding glass door, so you can literally open the whole wall/glass door to truly feel the indoor/outdoor experience. Most nights we cooked dinner there with the big windows open, so you could feel the ocean breeze and watch people biking along the boardwalk. We loved that they had comfy beach chairs and a beach umbrella, which we used every day. And there were boogie boards to borrow, which our kids loved! Thanks Joe and Brandon for a wonderful stay!

Location location location

Absolutely stunning. You can walk to the pier, all the restaurants are right there. Owners couldn't have been more helpful, very sweet. Steps, literally steps from the beach. Parking was not as much of an issue as I had anticipated. I would say cleanliness could have been better and the bed and TV is a bit old, but other than that we had a wonderful time. Would definitely recommend.

The best to stay at.

This property is gorgeous. If you stay in Balboa it has to be here. Everything was in walking distance. Plenty of places to eat. Even though we went at a very difficult time, we could not have made a better decision. Owner was very helpful. Thank you all for making our stay great.

Great for a couple but not really more

This is a great place but as is it does not really work for more than 2 people. There really is not a place for the air mattress and the couch does not fold out. Again a great place near the beach with great manager and owners but we found it a bit tight for our family of 3. When expanded this will be an amazing place for the whole family.

Great location!

View, views, views. We loved the large balcony and totally open wall door with the electronic screen for afternoon sun. Bath is small, but it has a lot of power in shower head. Great location for activities and dining. Nice large fridge to keep all your drinks cold. Property manager was very communicative and all went smoothly. Nice relaxing stay. Definitely a do again.

My husband and 2 small children (6 and 4) had a wonderful stay at this beautiful property. The house is totally renovated and the view from the balcony is spectacular. The location is perfect with the beach as your front yard and walking/biking distance to restaurants and shops. There is even a little market practically next door in case you need a last minute grocery item and don’t want to drive. I must include that I totally screwed up on our check in date and showed up a day early and the property owner was so sweet and accommodating. He let us stay and made sure that the house was clean and stocked even though it wasn’t suppose to be move in ready until the next day. Thank you for everything and we would absolutely stay at this property again!

Gorgeous view and accommodations

We loved eating and relaxing while gazing at the beach and listening to the ocean waves from the beautiful indoor/outdoor living space. Bathroom is a bit small. But we would definitely stay here again.
