Upper Unit:
The private upstairs unit has been recently renovated and features 2 beautifully appointed bedrooms. With air conditioning for those hot summer days, you can relax in comfort while enjoying stunning views of the ocean. The unit is designed for easy living, making it the ideal escape for couples, small families, or anyone looking to recharge by the beach.
Lower Unit:
The spacious lower unit boasts 3 generous bedrooms and a massive patio directly facing the beach. This expansive outdoor space is perfect for dining, lounging, or simply soaking in the breathtaking ocean views.

- This Home does not include a washer or dryer (there is a laundromat nearby)
-Fireplace is unusable
-Crib/Pack n' Play must be requested prior to your stay.
- Please review house rules regarding noise, day/night time occupancy, etc.
-Tenants are responsible for all penalties and fines incurred during their stay including but not limited to Newport Beach Municipal Code Section 5.95.020 regarding Occupancy and Municipal Code Section 5.95.050 (A) regarding Disturbing the Peace.
PLEASE READ THE RULES BELOW AS THE CITY IS VERY STRICT ON THE ENFORCEMENT OF PARKING, NOISE, AND OCCUPANCY FOR LICENSED VACATION RENTALS. THE CITY EMPLOYS A 24/7 COMPLIANCE TEAM AND HOTLINE FOR THE COMMUNITY IN ORDER TO ENFORCE GOOD NEIGHBOR POLICY POSTED IN ALL VACATION RENTALS IN NEWPORT BEACH. ANY VIOLATION (YES EVEN PARKING) WILL RESULT IN AUTOMATIC EVICTION.
OCCUPANCY
- Overnight Occupancy 10 people. (after 9pm) ***
- Daytime Occupancy may not exceed 14 people without written consent.
NOISE
- City of Newport Beach Quiet Hours 9pm - 7am. (Tenants must comply with Newport Beach Municipal Code Section 10.26.015 pertaining to acceptable Decibel Levels, 55 DBA (7am-9pm) and 50 DBA (9pm - 7am)
- Amplified Music is not Permitted. Music may not be heard at the property lines at any time of the day (that includes music coming from inside the home). If neighbors can hear music, you are in violation of the City Ordinance.
PARKING
- No Parking in the Alley
- Parking is a very serious violation in Newport Beach for Vacation Rentals. You will receive a parking Ticket ($87+) a ($1,000) City Fine, and Tower 17 Properties will be forced to Evict on the Spot.
-Parking for 3 Vehicles included. (1) in garage and (2) in driveway.
-Garage is suitable for Mid size SUVs , compact vehicles are recommended. Measurements of the garage are 8'W × 7'H x 16' deep
-All vehicles parked in the driveway must NOT exceed 15 ft 4 inches in length. If the vehicle protrudes beyond the length of 15 ft 4 inches the city of Newport Beach parking division will issue a parking ticket which you will be responsible for.
-Left garage is not for use
ADDITIONAL RULES
- Must be 30+ Years old to Rent
- All reservations created for a same day check in are subject to a 5pm check in time.
- No Pets (Must Provide Documentation for Service Animals)
- No Smoking (Marijuana & Vaping included) on or inside the premises.
- No Parties/Unauthorized gatherings
- No Patio Access after 10pm
- Children under 18 must be supervised at all times.
- Comply with the Trash Schedule posted inside your Rental Home.
- This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.
-Tenants are responsible for all penalties and fines incurred during their stay including but not limited to Newport Beach Municipal Code Section 5.95.020 regarding Occupancy and Municipal Code Section 5.95.050 (A) regarding Disturbing the Peace.
-Tenants will also be held responsible for loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.
