Enjoy an unforgettable holiday in this superb rooftop villa.
You'll be high above the roofs of Nice with an uncovered terrace, in direct communion with nature, the sun, the wind and the seagulls.
Sunshine and breathtaking views, from the Mercantour to the Esterel mountains, via the Cap Ferrat lighthouse, the Cap de Nice, the Baie des Anges, the airport and the Cap d'Antibes and the Cap de Cannes.

You'll have a 100 m² flat and 100 m² of outdoor space divided into 3 terraces.

Direct ‘grande classe’ arrival by private lift into the flat via a corridor leading to:
* A master bedroom with exceptional sea views and private bathroom (2 washbasins, shower, wc) refurbished in April 2024.
* A bedroom with 2 twin beds and its terrace overlooking the hill.
* A smaller bedroom with 2 bunk beds.
* A bathroom with 2 sinks, Italian shower redone in April 2024.
* The lounge/dining room and its bar open onto the kitchen.
* The ‘American’ kitchen with dishwasher, washing machine, tumble dryer, large fridge, freezer, oven, microwave, 2 coffee machines, toaster, juicer, all the utensils for good cooking, etc. etc.
* Separate WC.
Free parking is available in the residence. A remote control will be provided
The sea is less than 7 minutes away on foot.
There are two supermarkets in boulevard Grosso (2 minutes' walk) and 2 large supermarkets 10 minutes away.
At the bottom of avenue des Baumettes, there's the CUM tram stop, which runs from the port to the town centre and then, on the other side, to the airport for €1.5. The SNCF station is a 10-minute walk away.

L'hôte a été aux petits soins. L'emplacement est parfait pour visiter et aller dans le centre ville car il y a un accès au bus au pied de la résidence. La mer est à 15 minutes à pied. Vue magnifique depuis la terrasse. L'appartement est très bien équipé.

Ich ziehe ein gemischtes Fazit. Die Größe der Wohnung ist toll, 4 Erwachsene und zwei Kinder hätten genug Platz. Die Aussicht sucht wirklich ihresgleichen. Man sieht die Bucht, den Sonnenaufgang und -untergang, die Stadt und die schneebedeckten Berge in der Ferne.Danach wird es allerdings schwierig. Die Bäder sind recht neu, aber man sieht jetzt schon, dass sie nicht besonders gut gepflegt werden. Die Küche geht m.E. gar nicht. Viel Equipment, das meiste aber sehr alt und unbrauchbar. Die Küche war sehr dreckig, wir haben erst einmal alles, was wir benutzen wollten, abgewaschen, den ganzen Kühlschrank auseinander genommen und geputzt und Schränke und Schubladen ausgewischt. Grundsätzlich sind weite Teile der Wohnung abgewohnt. Die Hälfte der Steckdosen sieht bspw. gefährlich aus, das Mobiliar ist alt und zT nicht mehr ganz funktionsfähig (schiefe Schubfächer usw).Aufgrund diverser kleiner Probleme hatten wir Kontakt mit dem Vermieter. Er hat immer reagiert und uns auch eine Flasche sehr leckeren Champagner gebracht. Das ändert aber nichts am Fazit: Wer Wert auf Sauberkeit und ein gepflegtes Ambiente legt, ist hier falsch. Wem das egal ist, der wird dort eine gute Zeit haben.

Gute und flexible Kommunikation. Ausblick von der Dachterrasse ist sagenhaft (dafür muss man vom Strand allerdings auch einige Höhenmeter in Kauf nehmen oder mit dem Taxi fahren). Genial für Gruppen. Ausstattung für Selbstversorger perfekt.

Appartement très bien placé et avec vue exceptionnelle sur Nice. Combinaison rare ! A environ 15 minutes à pied de la promenade des anglais. La proximité de la voie rapide est pratique mais reste quand même une source de bruit. Le trafic y est cependant très réduit la nuit et on dort sans problème les fenêtres ouvertes. Le stationnement est difficile à trouver dans la résidence après 17h et il vaut mieux garder précieusement sa place pour se rendre en ville à pied, en bus ou tram. Tout est facilement accessible. Une location à fortement conseiller pour découvrir ou profiter de la plus belle ville de la côte d'azur...

Beautiful view and good value

Beautiful view and patios. Good space and amenities. Good value for price. Updated bathrooms, however one drain was clogged. Uncomfortable and small beds. Convenient bus stop location. Horrible cat pee smell when entering the building, but apartment smelled fine.

Da gibt es noch viel Luft nach oben

Nachdem die Buchung von zwei zusätzlichen Personen (wir waren schließlich mit sechs Personen in dem Apartment) große Probleme gemacht hatte und selbst die Agentur Schwierigkeiten mit der Kontaktaufnahme mit dem Vermieter hatte, um die Problematik des sehr hohen Aufpreises von 350 zu klären zahlten wir schließlich. Dabei ist natürlich zu erwähnen, dass die Wohnung grundsätzlich bequem für vier Personen zu bewohnen ist und für die zwei weiteren Erwachsenen Personen das Bett im Wohnzimmer als Behelf zu beschreiben ist . Somit ist unserer Einschätzung nach die Wohnung ideal für vier Erwachsene und zwei Kindern, die in den Etagenbetten schlafen können . Leider machte der Vermieter weiter Probleme, da angeblich das Geld zunächst bei ihm nicht angekommen war. Die Schlüsselübernahme war ok und gelang schließlich über einen persönlichen Kontakt. Bei der Abreise reagierte der Vermieter zur Schlüsselabgabe auf die Vereinbarung der Kommunikation über WhatsApp gar nicht und dann nur über die App . Die Sauberkeit der Wohnung ließ zu wünschen übrig. In der Kaffeemaschine befand sich ein benutzter Kaffeefilter mit beginnendem Schimmelbesatz. Die Küchenausstattung war eine Katastrophe. Neben gefühlten 100 Gläsern und Tellern gab es kein Messer, das wirklich zum schneiden von Brot oder Gemüse geeignet war. Die Wohnung war abgewohnt und deutlich renovierungsbedürftig. Die Müllentsorgung von Glas war nicht vermerkt. Als einziger nicht durch Mensc

Views are spectacular, but…

The views are beautiful from both sides of the apartment. The apartment is a good size. It has eating areas on both sides of the apartment. The negatives are that everything is very old, out dated and the whole apartment needs a deep clean. The beds are very uncomfortable. The patio could be beautiful but it’s dirty. The apartment has no air conditioning but has provided fans. Unfortunately, they were absolutely filthy. I would say this apartment has great potential, it does need some TLC.

Great appartement

The locatie of the appartement was perfect, you’re quick on the main streets of Nice, easy to get to the beach (by car due to the heat) The appartment is a bit out dated but everything you need is there and Therry has been very helpful in facilitating us and quick in responding to requests and questions. The view and outside terrace are magnificent. It’s challenging to park sometimes but it can be done. I forgot that there is no AC and it’s was seriously hot 35C. It takes some getting used to.

Traumhafte Ferienwohnung in Nizza

Diese große Ferienwohnung überzeugt durch die tolle Lage und die atemberaubenden Terrassen. Ist zwar schon etwas in die Jahre gekommen, aber trotzdem unbedingt zu empfehlen. Die Wohnung ist mit allem ausgestattet, was man braucht. Fußläufig ist alles gut erreichbar und außerdem hält direkt vor dem Gebäude ein Bus, der alle wichtigen Punkte in der Stadt anfährt. Thierry war ein sehr hilfsbereiter Gastgeber , der viele Tipps und Informationen gegeben hat und immer sofort erreichbar war. Ich würde jederzeit gerne wiederkommen - vielen Dank, lieber Thierry, für diesen tollen Aufenthalt!
