Main Living Area:
Spacious, comfortable seating area with a leather sectional and two accent chairs overlooking the private pool deck through sliding glass doors.

Fully equipped with a granite seat-style breakfast bar
Refrigerator/freezer, oven, microwave, dishwasher, coffee maker, toaster, blender, air-fryer, waffle maker, and slow cooker
We have utensils, cookware, dinnerware, and glassware.

Entertainment:
Each bedroom has a flat-screen TV with DirecTV and access to complimentary Wi-Fi from a Fast 1 Gigabit fiber optic line directly to the house.

The main living area has a large flat-screen TV. The home theater has an Epson Home Cinema 4k Laser Projector, a large projection screen, eight leather recliners, and a multi-arcade video game.

The Star Wars-themed upper floor loft area has a large flat-screen TV with an X-Box One video game console, a comfortable sectional, a giant scrabble board, and a wet bar with a Seaside Cafe play area for young children. Enjoy over 50 digital board games on the Infinity Game Board.

Outdoor Living Space:
Enjoy the private swimming pool and spillover spa. Pool heating and spa heating are available for an additional charge of $45 per day. The heater will get the pool to 85F and the spa to 102F. Please request pool heat before your check-in. Requests for pool heat made onsite will incur a $25 fee from the property management company.

There are eight sun loungers, a 10-seat patio table, an outdoor love seat, two patio chairs, a four-seat bar, 4 Adirondack chairs, and a fire pit. The property management company doesn't refill the propane tank in the fire pit. If it is empty, you can exchange it for a full tank at the 7-11 at 7605 Sinclair Rd, Kissimmee (about 1 mile away) for $26.

Check out all the options at the Encore Resort to see the exclusive on-property amenities, including the waterpark with thrilling drop and twisting slides, multiple restaurants and bars, sports courts, and a Clubhouse with a fitness room and kid's play area. In addition, the resort, less than a 15-minute drive to Disney World, offers free shuttle service to the parks (reservation required; please check the schedule).

As Florida law requires, we have an alarm on the sliding glass doors leading to the pool area to protect young children. Please press the button to the left next to the entrance to silence the alarm before you open it. Tampering with the alarm will result in a $150 fee.

Florida law does not allow open food to be kept in the kitchen or refrigerator, so all food items are removed after each guest checks out. Therefore, there will be no supply of food items, condiments, or cooking essentials like oils and spices before check-in. You can pick these items up at a nearby supermarket.

We currently have two pack-n-plays, a highchair, a highchair booster seat, a stroller, a baby gate, and a baby bath at our home. Those are free to use. If you need more children's items, Jeeves offers the following children's supplies for rent during your stay:

Other things to note:

Early check-in/late check-out: We cannot generally change the check-in and check-out times. This is because of our cleaners' schedule. When we schedule an early check-in or late check-out, the prior night (in the case of early check-in) or the night following your departure is unbookable for other guests. We will only know if we can offer an early check-in or late check-out a few days before you arrive.

We have three security cameras at the property: a Ring doorbell on the front exterior of the home, one on top of the garage facing toward the street, and one on the side of the house facing the pool equipment. We have no cameras inside the home or pool area.

You can use the bunk beds at your own risk. If you would like an additional bed rail for the top bunk, you can rent one from our property management company, Jeeves.

Jeeves Florida Rentals manages this home. After you book, you'll receive communications from them and us. For each group of guests, they provide a "starter pack," which includes one paper towel roll, three garbage bags, one kitchen trash bag, three dishwasher tabs, one small bottle of dish soap, and 1 Tide single-load laundry detergent. Every bathroom has a travel-sized soap, shampoo, conditioner, body wash, and one paper towel roll. If you need more than what is provided, you will need to bring or buy your own.

PARTIES/EVENTS: No parties, groups, gatherings, events, or other social functions are allowed. Upon violating this term, the guest agrees to vacate the Property or be subject to removal by police. The guest is not entitled to a refund, partial or otherwise, if removed or ejected from the property.

NOISE: The property is in a residential neighborhood. Excessive noise at a level that disturbs the neighbors is prohibited. The resort has a strict noise ordinance that begins at 10 pm and goes to 8 am. The guest is responsible for any fines resulting from a violation if non-compliant guests may be removed from the property.

POOL: Use the pool at your own risk. There is no lifeguard on duty. Running & diving are prohibited. Children of any age are not allowed in the pool area without supervision. Safety netting & pool alarms must be used at all times, and doors must be kept closed & locked. Any safety concerns, including equipment, pool alarms, safety netting, or locks not working correctly, must be reported immediately to the host or Management Company. Disabling of Pool Alarms is strictly prohibited. Pools may not heat to the guest's desired temperature during colder weather and may take up to 48 hours to reach maximum temperature.

PARKING: Please be aware that the local HOA does not permit parking RVs, campers, and trailers in the home's driveway or anywhere in the development.

DRUG USE: Drug use is prohibited in or near the property. Guests are not allowed to use the property for immoral or unlawful purposes. Any guests who violate any law or ordinance will immediately terminate occupancy without a refund and be liable for any damages, charges, or legal costs incurred due to the stated prohibited use of the property.

GRIEVANCE POLICY: Please contact us immediately with any complaints or concerns, and we will do all we can within our policies and reasons to accommodate you. That's our guarantee! Guests have a duty to report any complaints and allow a reasonable time to cure them.

TRAVEL INSURANCE: We strongly recommend taking out travel insurance to cover yourself if you need to cancel your stay. Please note that VRBO does not allow you to cancel your booking due to a hurricane since hurricanes are frequent in Florida from June to November.

LIABILITY: The homeowner/hosts and Jeeves Holiday Homes (DBA) is the Property Manager and cannot accept liability whatsoever for any injury sustained by any guest or visitor to the house, grounds, or swimming pool or for any loss or damage caused to any possessions brought onto the rental property. Without any restrictions, Jeeves Holiday Homes shall not be liable for any loss or damage arising in connection with the guest's stay on the property caused by matters beyond reasonable control, including acts of God, surrounding construction work, excessive disturbance of neighboring properties, failure of utility supplies such as water, electricity, gas or air conditioning. Although, we will make every effort to respond and minimize any disruption caused during the rental period.
