- Stand alone home located in leafy Subiaco (aka Subi).
- There is 1 x single undercover carbay located to the front of the property. You will be issued a remote to access the bay upon check-in.
- Lockbox onsite for easy access and check-in.
- Beautiful, leafy, paved & secure front paved courtyard to the front of the property.
- As soon as you enter through the original front door with stained glass feature, you will be greeted by the long hallway which takes you from the front to the rear of the property, magnificent high ceilings, luxurious feel & original timber floorboards.
- The main bedroom is located at the front of the property, it boasts a queen bed, bedside tables with lamps, large sliding robe for your belongings and private en-suite, complete with toilet, wall mirror, sink/vanity and spacious shower.
- Also to the front is the sitting room with double doors that open and look out to the front courtyard. The room is spacious & inviting and has beautiful decorative original features such as the decorative fireplace, modern furniture and the large black chandeliers gives it a very luxurious feel to the room!
- Off the front sitting area is the dining space, also as luxurious. Complete with dining table to host all 4 guests.
- The second bedroom is located towards the rear of the property. Complete with, queen bed and robe for your belongings.
- The main bathroom is also located towards the rear of the property, it is very spacious and boasts a large wall mirror, vanity/sink, toilet & shower.
- There is a large and modern kitchen located at the very rear of the property, it comes fully stocked & equipped. We offer tea, coffee, sugar, milk and a coffee machine. There is also a gas cooktop, oven, microwave and dishwasher.
- There is a small laundry nook with a washing machine & dryer for your use. Please note there is no clothesline on this property which is why a dryer has been provided for your use.
- Reading nook off the kitchen.
- At the very rear of the property and located up a small set of stairs is the TV area, complete with comfortable sofa, TV and Apple TV to allow for streaming from your own device.
- There is also a lovely decking area that can be accessed where the reading nook area is.
- Guests will have access to the entire property.
- Guests will have one undercover carbay located to the front of the property.
- We live locally in the Perth metro area. - We communicate through the Airbnb platform. - We are available for emergencies.
- Hiring a car in Perth is recommended.
- Install/download the `Transperth` app for easy transportation methods and times.
- There are a few bus stops located just a short stroll from the property, they will take you to, Claremont Station, Fremantle Station, Hollywood Private Hospital and East Perth.
- Uber, DiDi & Swan Taxi are very popular in Perth, just download the app and you can order a car to collect you and take you to your destination - so easy
- There is a staircase at the rear of the property (located on the inside) to take you up to the TV area.
- Security cameras located at front entrance, near main door, rear door and laneway (rear).
- Property is located on a busy main street so there is some traffic noise as it is close to major hospitals which means there are frequent sirens. With the main door shut though it is considerably quiet.
- Both fireplaces are decorative only and not to be used.
- Laundry area - Dryer is not in working order and is for replacement. • AIR CONDITIONING USAGE: To ensure optimal performance of the air conditioning system, we recommend setting the temperature to 23°C on hot days. Lowering it to 18°C or below may cause the unit to overwork, making it less effective in cooling the space. If you experience any issues with the temperature, please allow some time for the system to adjust. Should you need further assistance, feel free to reach out to us.
• BOOKING EXTENSION POLICY: If you would like to extend your booking last minute, please note that extensions can only be approved and paid for in FULL before 7:00pm on the day prior to your check-out date. If you wish to extend after this time, please note that there will be a fee of $150.00 which will need to be paid in FULL (to compensate the cleaner for last-minute scheduling changes) along with the extension rate. Please note that all charges will need to be paid upfront. If fees have not been paid for in FULL and it has approached your check-out time, then you will be required to vacate the property immediately. Please also note that if you make a new booking instead of requesting an alteration request to your booking, the cleaning fee will not be refunded.
• CANDLES/INCENSE: Please do not light candles or incense inside – it is a fire hazard.
• COMMUNAL RUBBISH DISPOSAL: Please place all rubbish in communal complex bins. Instructions in bin section in the guest handbook. Do not leave rubbish in open areas. If there is overflow of rubbish at your check-out, you will be charged a $100 disposal fee - please place all rubbish in bins.
• COMMUNITY: You should not disturb any common spaces outside the street or create a nuisance that disturbs the surrounding community. Failure to respect the neighbours, property manager or community concerns will result in the immediate booking cancellation.
• CONFIRMATION OF BOOKING: For verification purposes, you and any approved guests or visitors may be required to provide us with a current form of government-issued ID prior to confirming your booking or during your stay.
• CHECK-IN TIME: Check-in time is available as per your reservation details. Please do not access the property earlier, as we need time to clean and prepare for your stay.
• CHECK-OUT TIME: Check-out time should be completed by the time specified in your reservation details. If you are running late, please inform us as soon as possible. Housekeeping must be granted access if they arrive and you have not yet vacated. Please refer to our checkout procedure located on the property for further information. Late check-outs will result in late fees.
• CHECK-OUT PROCEDURE: Please ensure the property is left in good condition before you depart. Empty the fridge and pantry of any opened or perishable food, dispose of all rubbish in the bins provided, and make sure the space is tidy. All dishes must be washed and put away, and all lights, air conditioning, and heaters should be switched off. Remove all personal belongings and lock all doors when leaving. If you used a lockbox for access, make sure to return the key properly. Failure to do so may result in additional charges if our cleaners cannot access the property.
• DAMAGES: If you break or damage something during your stay, please advise us as soon as practically possible so we can arrange for its replacement or repair promptly.
• DRINKS & FOOD: Drinks or food must not be consumed in the bedrooms.Depending on severity and cost, we reserve the right to charge you an applicable fee for reimbursement and/or compensation.
• EARLY CHECK-IN FEES: If you are seeking an early check-in, we charge a minimum $50 early check-in fee depending on the time of check-in. The fee will need to be paid upfront and in advance for the early check-in to apply on the day of your arrival. If we are unable to accommodate an early check-in, check-in will be from 3:00pm or 4:00pm please refer to your reservation details.
• EXTRA CLEANING CHARGES: Extra charges will apply if the property is not left in an acceptable condition at check-out or if additional beds, bedding or linen are used.
• EXTRA GUESTS WITHOUT APPROVAL: If you have additional guests to what your booking details state, your booking may be cancelled immediately, and you will be required to leave the premises. No refunds will be issued.
• FURNITURE: Please do not move any large furniture inside the property. Chairs and smaller furniture must be shifted back to their original location upon departure.
• GUESTS WITH DISABILITIES OR ACCESSIBILITY NEEDS: To help us provide the best possible experience, we kindly ask that you inform us in advance if a guest with a disability or specific accessibility requirements will be staying at the property. While our space may have limitations in accessibility, we are committed to offering support and making reasonable adjustments where possible to ensure a safe and comfortable stay.
• ILLEGAL ACTIVITY: We do not tolerate drugs or illegal activity; in this instance, your booking will be cancelled immediately, reported to the booking platform and you will be removed from the property. No refunds will be issued.
• ITEMS LEFT BEHIND: Please ensure you collect all belongings upon departure as we are not available to hand back your items same day. If you leave something behind and would like this sent back to you, you will be required to pay for postage return of your item(s) which will attract a minimum fee of $50 to cover postage, logistics, and time to return your item(s). If you are a Perth local and would like to collect your item(s) in person, we will get back to you with a time and date that is suitable for you to collect in Osborne Park – please note that we are not always available to attend (due to meetings and out of office appointments) to this same day and you will be issued with a suitable date/time for collection.
