Perfect stay
Perfect spot for two families with young toddlers. The house and property felt safe and secure. Gorgeous views over the valley, and some great family-friendly breweries / wineries near by. Host was very friendly and welcoming.

Great location
The property was in a great location. But was very disappointed at the property not very clean. Lots of cobwebs bathrooms and toilets were not clean. Kitchen pots and pans we could not use as stuck on previous food still on them, the oven was filthy. Cupboards all needed wiping down and cleaning inside.

Peaceful retreat with a view
Two families holidayed together. Plenty of room for all. Spacious rooms and fully functional kitchen with quality appliances. Heaps of fruit trees and Paul is happy for you to pick and share. Would definitely stay again.

Another fab stay
This is our second time staying at this property and as usual we loved it. Walking distance to a microbrewery, winery and tavern, chickens and egg collecting each day for the kids, a pool (although was a bit cool for a proper swim this time), fully equipped kitchen, comfy beds - can't fault it. Thanks again Paul!

A truly delightful property matched by a truly delightful host,Paul. The views were fantastic and photos did not do them justice. The only downside is that I wish that Perth was closer to Newcastle and we could avoid an 19 hour flight. Thankyou Paul for giving us a wonderful 10 days

This was our second time at the property. It's such a great spot to completely relax. Close to things to see and do in the Swan Valley, but far enough away to feel like you're "away from it all".

Beware! Property not as advertised
There was no one there to greet us when we arrived but there was washing hanging on the line. Paul appeared 5 minutes later for a chat & said he would remove his washing. Upon inspection of the property we found the lounge area was furnished with an old sofa with burst cushions & breakfast bench chairs that were ripped & unfit to sit on. The property is not furnished as advertised on the website. It has dated & worn out furnishings. I have photographs of the furnishings but cannot upload them as this website does not have the facilty to do so. The clincher came when Paul came back & advised one of our party that we should fill up the kettle as he would be turning off the water. We all agreed the property was not suitable for our getaway break & left. I contacted Paul & informed him we would not been staying at the propertyfor the 3 nights that we had booked & asked him to arrange a refund of the cleaning fees as we did not use the property & there would be no cleaning required. I am still waiting for his response 5 days later.

There are many times that I am not here to personally greet my guests. In most cases I send a message directly to my guests telling them that if I am not here to meet them then the door will be open so go on in and make yourself at home and I will call in later and say gidday. I had washing on the line at the back door, I think that is quite normal practice for a clothesline. I always remove it when guests arrive. Unfortunately, previous guests had damaged some cushions on the lounge suite and had concealed them so the damage was not visible, obviously these have since been repaired. The breakfast bar chairs were a bit tatty, they were only there while three other very nice chairs were being repaired, these are now back in service. I don’t quite understand why turning the water off has been any issue at all. I had the plumber here doing some regular maintenance which required the water being turned off for 5-10 minutes. I suggested filling the kettle in case they wanted to make a cup of tea. I requested the guests send me their bank details so that I can directly refund the cleaning fee,I’m still waiting for these details. It’s quite disappointing to get a review such as this one. For six months I have had 100 per cent five star ratings.

Paul and co (the owner) was amazing and very accommodating to our booking. Property was just beautiful and the view was unbelievable, pictures do not do it justice. It feels like you are down south. Cannot recommend it enough and will be back!

Nice stay but false advertising
The overall stay was lovely , clean and great location. However it does say on the add that two small dogs are allowed up to 10kg. So I bring my dog and then owner pops in unannounced telling me that I need to get rid of my dog now he does not allow dogs here . I understand if you don’t, but you should honour what you have on your add whether you are aware of it or not . False advertisement is illegal.

Loved staying here for two nights. Wished we stayed longer. 8 mums had a weekend away and had a wine tour bus collect us from property. House was very clean, tidy and just nice a relaxing with a wonderful view. Great veggie garden and overall gardens are beautiful. Very enjoyable weekend away. FOOTROT FLATS … ON A HILL!
My friends and I loved every minute of our stay at Merino Manor. The house was lovey - very clean and well appointed – and Paul was an excellent host, who even lit a campfire for us! We loved the references to Footrot Flats and the winding drive up to the house made us feel like we were in New Zealand. It was so peaceful, we felt like we were really far away in the country but we were only a few minutes’ drive from food and wine in the Swan Valley and a walk at Bells Rapids. The view west over to the city was amazing, with patches of fog in the morning and lots of twinkling lights at night. And the chickens obliged us with some eggs for breakfast!

A little piece of heaven
Our hosts were lovely and gave us a thorough explanation of the property. Our granddaughter loved getting up close to the chickens throughout our stay. The view from the property is stunning, the location was perfect and our entire stay was very relaxing. The home is clean and well maintained. The rooms are very spacious and comfortable. We had everything we needed and were enjoying the peace and quiet so much we were reluctant to leave. We highly recommend a stay here and will definitely be back if we have future events in the area. Thanks for a wonderful break.

Really awesome holiday in Swan Valley
We really enjoyed staying at Merino Manor. The house is very nice. The owner lives on the property and is friendly without being imposing. Our son loved the swimming pool. Easy access to bush walk tracks, wineries and breweries. Internet is good also, allowing our son to play Xbox during our down time. Thoroughly enjoyed it

Splendid relaxation
Such a great spot. The views are spectacular, the pool is a decent size with loungers and shade, and the accommodation is airy, spacious and spotless. We enjoyed taking on the views, relaxing in the pool, wandering around the very impressive veggie garden, and chatting with the chooks 🐓 We chatted with Paul, the owner, a couple of times and he was friendly and welcoming. We were only 30 minutes from home but felt like we were in a far flung holiday destination. We will definitely be back.

Home with a spectacular view
Fantastic location away from the busy area, very relaxing if that is what you actually wanted on a holiday. Very spacious and ideal for even a big family. Stunning view
We were welcomed to Merino Manor with warm country hospitality. The view of the city was stunning and we watched the storms roll in. The kids played in the creek and had fun experiencing nature. Day trips to Bell’s Rapids and local breweries made for a great family get away.

We just had a very relaxing 2 nights at this property. House was great- clean and roomy and view from the verandah was amazing. Had a great time watching all the rain roll in. Only a short drive from the city with the most amazing views. The house was clean & tidy & the vegetable garden out the back was amazing. We all could have stayed longer than the two nights we did. We will definitely be back to get out of the city again.
