MY PROPERTY:
Spanning over 2,000 square feet, this beautifully designed home comfortably accommodates up to 8 guests and is packed with thoughtful features to make your stay seamless, relaxing, and memorable.

BEDROOMS:
PRIMARY SUITE: A spacious retreat featuring a luxurious King bed, en suite bathroom with three shower heads for a spa-like experience, a Smart TV, and ample closet space for storage.

GUEST ROOM 1: Relax in a cozy Queen bed with a Smart TV, closet, and scenic views of the sparkling pool.

GUEST ROOM 2: Another inviting Queen bedroom with plenty of closet space for your belongings.

LIVING ROOM 2: Perfect for kids or extra guests, this space includes an easy-to-use pull-out Queen sofa bed.

EXTRAS: A crib and luggage racks are available to make your stay even more convenient.

This home offers multiple comfortable living spaces to suit every mood:

MAIN LIVING ROOM with a plush L-shaped sofa, armchairs, and a large Smart TV, ideal for movie nights or catching the big game.

SECONDARY LIVING ROOM, located adjacent to the game room, featuring a large Smart TV and a versatile space perfect for kids or adults. It’s ideal for watching a game, playing board games, or enjoying a peaceful conversation while others play.

GAME ROOM: Overlooking the secondary living area, the game room is outfitted with a shuffleboard table and a foosball table, offering endless entertainment. It’s the perfect spot to challenge friends or family to a game while enjoying sports on TV or mingling with others relaxing in the living room.

KITCHEN:
The fully equipped, modern kitchen is a chef's dream, featuring:

High-end appliances, including an induction cooktop, double oven, refrigerator, and dishwasher.

Quartz countertops and a large island with bar seating for up to four – perfect for breakfast, happy hour, or casual meals.

A coffee and drink station complete with a Keurig, Ninja coffee maker, tea kettle, and an assortment of mugs for all your morning needs.

Small appliances include a Ninja blender (great for frozen margaritas on sunny afternoons!), toaster, crockpot, and more.

Fully stocked cookware and serveware, including baking pans, cutting boards, mixing bowls, pots and pans, knife block, serving utensils, barware, wine glasses, and more.

THE BACKYARD PARADISE is your private retreat, featuring:

- A large sparkling pool and spa perfect for relaxing or cooling off in the Arizona sun.
- Resort-style lounge chairs and shaded umbrellas for ultimate comfort.
- A BBQ grill for al fresco dining.
- A spacious outdoor dining table under string lights for unforgettable evening meals.
- A fire pit with cushioned seating to gather around for cozy nights.

Fun games, including cornhole, giant Jenga, and Connect 4, for endless entertainment.

HOUSE RULES:
To ensure a safe, clean, and enjoyable stay for all our guests, we kindly ask that you follow these house rules:

NO SMOKING
Smoking of any kind, including vaping and e-cigarettes, is strictly prohibited inside the home. A $500 cleaning fee will be applied for violations. Please dispose of cigarette butts in the outdoor trash; any found in the yard will incur a $25 fine per occurrence.

NO PETS
We love furry friends, but pets are not allowed on the property. A $300 cleaning fee will be applied if this rule is violated.

NO GLASS IN THE POOL AREA
To prevent accidents, glass cups, bottles, and dishes are not permitted in the pool area. Any broken glass found in the pool will require it to be drained and refilled, resulting in a $1,000 fine.

POOL EQUIPMENT
Please do not touch the pool equipment. The pool pump is set on an automatic timer and should not be manually turned on or off. Tampering with the system may cause it to malfunction, and a $100 fee will be charged to reset it.

TRASH & RECYCLING
Help us care for the environment!

Place trash in the black bin and recycling in the pink bin, both located on the side of the house.
Only loose recyclable items should go in the recycling bin. Bagged items are not accepted by the city and will result in a $100 fine if found.
Please ensure all trash and recycling are properly disposed of before checkout.

NO PARTIES OR EVENTS
Scottsdale enforces a strict no-noise policy. Police may issue fines up to $2,500 for noise complaints. Please respect quiet hours from 9 PM to 7 AM and be courteous to our neighbors.

CHECKOUT
Timely checkout is essential to allow our cleaning staff access. Late checkouts without prior approval will incur a $25 fee per 15 minutes past the stated checkout time.

Rules, Regulations, and Policies:

Booking guests must be 25 years or older and provide identification.
No smoking and no pets allowed; fines of $500 and $300, respectively, will apply for violations.
No parties or events are permitted. Violations may result in eviction, fines up to $5,000, and additional charges for damages or cleaning.
The name on the payment card must match the main booking guest.

POOL HEATING
Pool/spa heating is available upon request. October - March = $65/night, April - September = $40/night. You will be provided full access to a tablet or app which controls the pool/spa heat and allows you to turn on jets in the spa. 84 degrees max for pool and 102 degrees max for Spa.
