Very friendly staff. Room was very clean we did have to request a new sheet because the one on our bed was super thin and had lint balls on it. I would definitely stay here again.

This was our first time staying here and we both enjoyed it very much. It was very nice to have a ground floor room. We used the jacuzzi tub in the room which was something neither of us have had at a hotel before. Check in and out was very easy and straight forward with the staff being very friendly and communication was great.

You cannot beat the location, simply park & then walk to the beach or pier, perfect! Front desk went out of their way to offer early check-in to accomodate us. Nice pool on property. A larger group staying there had fun partying but we enjoyed the atmosphere. Clean towels delivered each day and although pretty basic, the room met our needs & we had everything we needed. AC was perfect. We recommend this motel for an OOB stay.

This motel was perfect for my trip. It's across the street from beach in a spot where the beach wasn't too crowded. It's a 10-15 minute walk to the middle of Old Orchard Beach. The property was clean and quiet. The kitchenette meant I could save money. There is a pool and hot tub to relax in. My only complaint was that one of the beds was hilariously squeaky. It's not a fancy motel but I didn't care. It was clean, quiet, had good water pressure and was incredibly close to the beach. I would stay here again in a heartbeat.

Staff was friendly, property was a block from the ocean, parking on-site. You can tell updates are in the works but the mattresses had to be from the late 80s. The ac didn’t work the first night and the office closes so we couldn’t report it until the next morning. They said they’d take care of it but when we returned it was still stuffy and mold smelling in the room. We ended up buying a fan. The following evening a new ac had been installed. We had to buy toilet paper because the only time anyone checked on us is the day the ac was installed. There is parking onsite but it is so tight in the lot it was stressful to pull in and out. It was a quick trip at the last minute so we knew what we were paying for when we booked. Amenities around are great, lots to do, lots to do. Be prepared for noise because of the area the property is in. Oh, and the train that goes by the property a few times a day does shake the floors!

I am significantly plussed with the property. My biggest concern or criticism is cleanliness. The floor, bathroom wall and overall smell of the room. It looks like there are things being updated but to feel that your sheets and bed are of the utmost cleanliness is important. I felt a bit uneasy about that. If you are on the first floor- you will def hear the people upstairs walking around.

Overall the room was a 70s throwback straight out of a jaws movie. It was clean- good water pressure, but ZERO frills. We were there off-season so most everything was shut down besides one local brewery- so most everything we did was in Portsmouth just 20 minutes away. As soon as we checked in the guy behind the desk disappeared and we never saw him again. I would’ve asked for more towels and the Wi-Fi, but no one answered the phone. Also, there is a TRAIN that goes directly behind the place several times a night. That part was left out of the description. Between that and a very loud wall heater, we get much quality sleep our entire stay.

Great experience at the Beau Rivage Motel! Perfect location, nice amenities. A little noisy and poorly soundproofed, but it was good overall.
