First time on Kauai? Please be aware, nothing is Ocean Front. You may see the ocean, but all housing is high on cliffs and far from the water.
Between the roosters and the property maintenance workers, do not plan to sleep past 7 a.m!
Would have been nice to have a food option on the property. I believe on some days there is now a food truck that parks there.
If it is winter, choose housing on the south side of the island. Much wind, rain and storms prevent you from accessing the surf from the north.
Nice location, unfortunately the road to the further north was washed out and is closed to all except the residents. Then while we were there the was a rock slide on the way to Hanalea, so getting there now takes more time on the road. If you are the type that is happy to sit around the resort, then you’ll like The Cliffs.
Great area to stay. Beautiful! And a comfortable stay.

Unit 4206 was extremely disappointing as the bed was completely worn out and terribly uncomfortable! Only other bed was a pull out couch that was just as difficult to sleep on as it too was old and bent out of shape. Spent a week on Kauai and slept only a few hours each night. Truly ruined our vacation.
The property is great overall. Somewhat "land's end" in Princeville, so all the units have the potential for Great ocean views. I ended up staying in 2 separate units. The first unit had Great views and had direct access to the yard overlooking "the cliffs". No direct beach access here, but that's not an issue. The first unit furnishings were a bit dated, especially the lighting. The second unit was a bit farther away from the cliffs, but overall had a much better "feel" via furnishings.
The front desk area seems a bit "put off" by private rentals, but if you don't need anything from them, the rest of the property staff was very friendly & helpful when needed.
I would definitely stay here again. It's a great space for smaller families or potentially couples. I stayed by myself & felt very comfortable & was able to cook meals, when I wanted as the unit is effectively an apartment. The in-unit washer & dryer were a nice touch. Free WiFi was Great, too! The most annoying part of the stay was the lack of instructions for TV/cable use. It seems silly, but without specific instructions, watch a bit of mindless tv or news to catch up at end of day was a disappointment. I made the mistake of trying to change the channel with the wrong remote. My bad.
The property was very nice and clean. The staff was courteous and helpful. The big downside was that they charged us over $100/day for what was labeled as recovery charges and service fees. This caused the net per day cost to be about 50% higher than what was quoted as the daily rate. We didn't expect this when booking it. We learned a lesson not to book until looking at all the numbers.
Nice grounds and pool, supposed to get 1BR w loft but got basic 1BR, pullout couch had thin mattress with large yellow stain, toilets kept running, staff at ocean front realty said they couldn't help as they were sold out

Clean but Old and pricey
The interior accommodations are clean but old, ie. 30+ years old decor, fixtures, refrigerator. But real problem is the location of the unit at the end of the project that is the closest to the entrance road and the unit itself is below the grade of the road and parking lot so that traffic in both looks right in your second floor bedroom balcony. The unit with the fees and taxes was too expensive Not worth it. More like a 3 star accommodation with a total price significantly less than what was charged. Otherwise the exterior facility and grounds are nicely maintained. The pool was not heated and the spa was low termperature and too heavily chlorinated. Perhaps the experience is better in a unit that is far from the entrance roads.
The views were beautiful from our lanai. I loved the kitchen with the floor to ceiling window. The bathrooms could have been updated, but the furnishings and decor were lovely. We would most certainly come back
We stayed in the Cliffs Condo #7201. Location was great. Parking was horrible, condo privacy was completely lacking. There are bamboo type shades that cover the windows. When they are in the close position, you can see out through them. At night time with lights on in the condo, the entire complex can see into the condo and see everything you are doing including being in the bathroom, laying in bed, etc. there were no blinds in the kitchen window. You had to get completely dressed just to walk around the condo.
The place was mostly clean in appearance but the vacuuming was poor. Their was tiny shards of broken glass all over the floor in the master bedroom that we had to vacuume or pick up by hand. In the upper kitchen cabinets, there was rat poop. There were occasional roaches getting in through poor door seals and gaps in the doors. On arrival, the back sliding door would not lock. We had to waste our time to get a maintenance person at the main office to come to the condo and fix the lock.
There is no way to rest or sleep in as the rooms is very bright when the sun comes up. There are also roosters that make noise starting at 5:30am every morning and so not stop crowing until after 7:30. They are literally right outside the windows. Chickens everywhere. We stayed in the condo 10 days. On 5 of the days starting promptly at 7am, landscapers and maintenance vehicles made beeping noises immediately outside. Loud talking.
We didn't know that we rented a rent-by-owner unit until checking in. The unit is very spacious and has good supplies for cooking. However, it definitely needs a deep cleaning. It is an old worn unit without AC (we were there in Nov and AC is not necessary).
The hotel is located on the cliff with beautiful view of ocean and has good pools including jacuzzi. It doesn't have direct access to beach.

Condo unit was privately owned, just managed by realty company. Overall condition was ok - somewhat musty smelling, leak from bathroom ceiling light fixture was annoying and not repaired promptly. Light switch for lanai was broken...would request a different unit next time even though view from patios were lovely.
The Cliffs is a lovely property in Princeville with a gorgeous view of the north ocean. Buildings 6, 8, 9 all have unobstructed views of the water. The pool is small but pretty with a lava rock facade. They offer weekly activities like yoga and a free scuba class.
Then Cliffs was great however we were expecting it to be more of a hotel based on what we had read on hotels.com- it was nice. No daily housekeeping or food service. It is a timeshare property/condo.
Great location if you're looking for a more quiet spot. Feels like it's for older, retired people but I enjoyed it fine since Kauai is such a small island and we had a rental Jeep. We stayed four nights in Kapaa, so this was pleasant four nights on the quieter side of town. Close to beaches that are somewhat secret and hidden and very lush. The unit we were in was privately owned and had a great view of the ocean with that wonderful ocean breeze. Building 7 was wonderful.
