“Giuseppe couldn't have been a more helpful host from the checkin, the introduction to the apartment, to offering recommendations for shopping, sightseeing, and dining. His enthusiasm for Perugia, Umbria, and his Villa were evident in every conversation. The apartment was perfect with fully equipped bath and kitchen. Perugia is ideal homebase for visiting the incredible hilltowns. One week was not enough to see everything there is to see in this area. We recommend the listing highly especially……

“The Villa presents even better than in the photos and the grounds are beautifully maintained. Each bedroom we accessed had an ensuite bathroom which just added to the luxe feel. My mature parents could have the one bedroom downstairs which was perfect, all other bedrooms are located upstairs. Worth mentioning the outdoor sun lounges have also been replaced (since the photos) and adds further to the resort feel. Would highly recommend! ”

“We had a lovely time at the villa. The view of the lake, especially at sunset was beautiful. The remote location, although just a few miles from town, lends to a peaceful and serene, even cozy atmosphere. The house is gorgeous, many nooks and crannies to sit and relax. The pool was unfortunately closed before our arrival, but the pool area has plenty of sun and lounge chairs, also with a view of the lake. Passignano Sul Tresimeno was a great place to walk around and we enjoyed sitting by……

“i spent 3 weeks in the property, and all i can say is how fantastic it was, everything from the location, to the way that i was welcomed by Alberto and Karen. They both were so helpful and informative of the area,and really made my stay a pleasure. Although they live on site it really did not impact my privacy as they were both so cautious not to impact the holiday. However when invited for an aperitivo we spent some hours discussing multiple topics and they both were an absolute joy to have……

“Ho prenotato questa struttura per visionarla di persona in quanto devo organizzarci un matrimonio il prossimo anno. La piscina e' favolosa e anche gli spazi intorno. Molto bello anche il salone al piano terra e le due case. Ottimo arredamento e climatizzazione perfetta. .E' presente anche una chiesa .il giardino e' pieno di fiori. Ideale per riunioni di amici e familiari. Non vedo l'ora di tornarci.”

“My friends kept thinking we were just sending them pictures of postcards and not actual photos of Gian's Villa! The beauty and architecture was only outdone by the peaceful and picturesque beauty of living atop an Umbrian Villa for the week. There was plenty of room for all six of us and even used another spare bedroom as a temporary office. The beautiful kitchen was fully stocked and afforded us some wonderful space and amenities to have our daughter and daughter-in-law hone their Italian……

“The house was an excellent choice for my family of 9 adults and one infant for our four night visit. It had plenty of space, plenty of kitchen supplies, a/c, clean pool, and great mountain views. At a great dinner in the town. We rented cars in Rome and drove up and then drove each day exploring other cities, Sienna, Florence, Assisi, and Spello. The house was perfect for us. We wish we could have stayed longer.”
