Peaceful and family-friendly, the Rocky River Cottage offers serene farm views, floor-to-ceiling windows, and plenty of space to relax or play. Enjoy multiple outdoor seating options, a cozy stone fireplace, and access to a community fishing dock and pavilion a short distance away. The 2 car garage is pup friendly where they can enjoy the conditioned space, doggy door, and fenced enclosure. Kick back, soak in the views, and unwind in this charming countryside retreat with Rocky River access.

The space:
There are two bedrooms on the main level (one king and one queen), each with full baths. The laundry room is also downstairs in the secondary bathroom. Upstairs is an open/large loft area with a separate living space, 4 full-size bunk beds, covered patio with a view, and a large full bath with a tub.

The garage attached by a covered breezeway is dog friendly and also serves as a game room with a ping pong table, old school Nintendo, dart board, and tons of board games to choose from! This space is heated and cooled. There is also an XL doggie door that leads to a 20x15 fenced in area. The heated and cooled 400 sq ft - 2 car garage is pup friendly. The inside of the home is not pup friendly. *** If you're bringing a pup you must pay the additional $75 pet fee.** Please include your dog(s) in your reservation and *2 dog Max.* If your pet was not included in your stay and we see you arrived with a pup via our exterior cameras we will invoice you for the $75.00. We are charged an additional cleaning fee for pets in the garage and this helps with the overall wear and tear (maintenance).

Safety:
Please keep the gas grill away from the home/breezeway as it's a fire hazard. Please swim in the Rocky River at your own risk. Please use the community area at your own risk. We only allow a total of 8 guests in home overnight. The home is less than 1,800 square feet and not equipped for additional guests to stay.

Other things to note:
This property is 10 minutes to Rock Island State Park (the headwaters of Center Hill Lake at the confluence of the Caney Fork, Collins, and Rocky Rivers), 15/20 minutes to charming downtown McMinnville, 20 minutes to Cumberland Caverns, 35 minutes to Burgess Falls, 45 minutes to Fall Creek Falls, and much more!

The kayaks shown in the photos are not included with the rental, however, there are kayak rental options nearby that we would be happy to share with you! Only guests staying at The Cottage may use the community common area with river access. The river is low from about Nov-May b/c it's controlled by Center Hill Dam. The Corp of Engineers release the water towards the end of May. You are still able to swim and fish anytime. Swim at your own risk.

Propane for the grill is not guaranteed to be available. We do our best to keep it full for guests, but we can't guarantee it.

This home is not childproof. There is a pac 'n play and high chair available, however, we do not supply baby gates.
