Fabrizio's rooms where nicely furnished, small, but with fridge, bathroom and in our room, three beds, including one double. Everything was nice and clean. Coffee available outside the room. Very good location, super close to the vatican, and a short walk from the Tiber river. We never met Fabrizio, but everything was handled by phone and whatsapp, no issues (we arrived late on checkin). Only issue was that the hot water stopped working. But given the outside temperature, we didn't mind cold showers. Can highly recommend it, local stay, safe, and as said, great location.

When I booked this property, it clearly said it included free parking (and it still does!). However, it did not. In addition, when we arrived, the room I had prepaid for was not available and we ended up in a much smaller room. I had to fight to get reimbursed for the parking and difference in room rate, finally doing so through my credit card company as the owner refused.

No caminho para o Hotel, fomos surpreendidos com uma msg do Fabrizio, dizendo que houve um imprevisto, e que o quarto que eu havia reservado e pago 5 meses antes, não estava disponível para mim. Disse-me que havia conseguido um outro local, nas mesmas condições. Isso não foi verdade. Ele me colocou num apartamento de 3 quartos onde cada quarto era para uma família, compartilhando banheiro, frigobar, cozinha... O quarto não tinha nenhuma cadeira para sentar. Foi muito desconfortável! Não posso deixar de falar que o local era muito pouco atraente, escondido atrás de um posto de gasolina e ficava a mais de 2 mil metros de distância da Basílica de São Pedro, no lado esquerdo do Vaticano, enquanto Fabrizio´s Rooms fica a 650 metros de distância da Basílica de São Pedro, e no lado direito do Vaticano, que é o melhor lado. Não gostei, fiquei muito triste e reclamei. No dia seguinte de manhã, Fabrizio conseguiu um quarto para mim, no local que eu havia reservado. Destaco que não foi o mesmo quarto que eu havia pago, foi um quarto inferior ao que paguei. No final da viagem, reclamei com a Expedia e Fabrizio me indenizou de uma diária e me isentou a taxa de turismo. De qualquer forma, não gostei do ocorrido e não voltaria, apesar do estabelecimento estar situado num local muito bom. Durante a estadia, a limpeza era feita em dias alternados e não vi Fabrizio no estabelecimento durante os 5 dias que lá fiquei.
