Location is excellent, no lift so have to carry all of the bags up and down by yourself. Not suitable for old couple.
At 10.30 the floor burn down. Fireman and police close down the building. We have to find a new hotel.

Loved my stay here!
Loved the location, right at the Spanish Steps. We had adjoining rooms and both rooms were lovely. The view outside was spectacular, noise level was very minimal when the windows are closed. The bathrooms were clean. I'm not a fan of Europe's toilet bowls compared to the U.S. (seats are a bit thin at the rim & water level is low), but I made it work :-) I would definitely stay at the Suites on my next trip back to Rome.

Hotel was ok. The decor is a dated and old for the amount of money we were changed, hotel room was not the same as on the advertisement pictures , I don’t think they know the difference between buffet breakfast & continental breakfast, I was changed extra for buffet but we were given a continental breakfast in our room,same thing every day I did show my booking confirmation how it stated buffet breakfast but they didn’t seem to care, carpets were dirty, in hallway there was dusty old fake flowers in pots. Overall the Hotel needs some love and care as it is in a very good destination.

Will Be Back!
Amazing stay with my 15 yr old daughter. We felt safe and the Hotel was perfectly situated. Walk out the door and everything is there. Turn any corner or choose any street and you will be mesmerized and entertained. The front Desk Gentleman was a perfect Host. He went out of his way and took the time to make our stay that much better.

It was hard to find hotel rooms to accomodate 4 people (comfortably- not 2 to a double bed) and when I came across this hotel I was excited to find it had ample sleeping arrangements, a full kitchen, and AIR CONDITIONER! Listen, y’all- we were traveling from Texas where we like our AC, this apartment had great AC units in each of the rooms that actually cooled everything very effectively.
The hotel staff were friendly and answered many questions for me through the Expedia messenger service. We were able to leave our luggage in the reception area while we ventured out before our room was ready. All in all I would stay here again! Great place
After flying in from Mykonos, my wife and we took the train into Roma. This was our 2nd time in Roma, and were excited to stay in this hotel for our final leg of the honeymoon. What a disappointment it was. First expedia listed nowhere that the front desk and doors lock at 7pm and the receptionist leave too. We got the hotel at 7:15 pm and had 2 nice ladies help up try and get in touch with the hotel staff. Most of the phone numbers listed didn't work and the only other one that did, no one answered. We finally did get in because a guy showed up around 7:30, I thank the expedia messaging part for working on that. for a 2 bedroom room, the rooms where tiny, could barely get around with out hitting something with the luggage. both showers need to be re-grouted as their is mold/mildew all over it. The sheets are not much either. The 2nd night we stayed we came back with from dinner and my slipped on some of the Marble steps and almost broke her knee because there is no grip on any of the steps (please be careful walking up them anyone that stays there). The breakfast is not very good or has a good selection of items. The only easy part was the checking out. Definitely wont be staying here again.

A basic service hotel (room only, no facilities) in a fantastic location. Most of the rooms are bright and airy, we were unfortunate to have one that was not. If your visit to Rome is about being out and about all day, this is a good hotel for you

Diz que tinha café da manhã, mas só após as 7:30h e quando a moça chegava...ficamos um dia sem café...rsss. Elevador sem funcionar, então a experiência foi de aventuras...ok...mas não era a escolha. Nao retorno, mesmo que apenas por uma noite, jamais retorno!

Great location
Perfect location to visit the sites of Rome. Great size 2 bedroom apartment for 4 people.
Very disappointing that 2nd bathroom was not operational for our 4 night stay and that water leaked continually around the base of the toilet in this room.
There was only a bath in the other bathroom (no shower). This was so inconvenient as we were staying with friends and it took so long to get through the bathroom each day.
Despite several daily requests and advice that the 2nd bathroom had been fixed on a couple of occasions (when it clearly hadn’t) the bathroom remained unusable and in an unhygienic state for the duration of our stay due to the leaking toilet. 1 bathroom/toilet was not enough for 2 groups of 2 people.
When we raised this issue with the property, they tried to say that they had noise complaints (without any verification) which was totally unfounded.
There appears to be a number of other apartments in the general area that are more cost effective with more modern amenities so I would suggest to seek alternate accommodation.
Staff were excellent at check in, however, not good after service when we raise issues with the unhygienic bathroom situation.
The hotel refunded our taxes after the bathroom was not usable for the first night. We were offered a voucher to use off our next visit for our continued inconvenience, however, this was not a suitable outcome for us as we have no plans to return to Rome in the foreseeable future.

O gerente disse que havia mandado email avisando, so que consta email UM dia antes da estadia. Rsrs O gerente providenciou nossa estadia em outro hotel escolhido por mim. Ficou o transtorno! Pena!
The day before we arrived we received a message that the elevator was not working. The hotel is in an old building near the Spanish steps (you cannot beat the location) on the 3rd or 4th floor. This may not be an issue for many people, however, my father has a sensitive heart and a broken knee. It did not give me enough time to book another location for 6 people traveling. I responded in the evening but management did not see the note until the following morning, the day we were arriving.
The manager was very kind. He upgraded our room (1 of 4 rooms) and waived the cost of water in the fridges for all room. However, the main issues with the hotel other than the elevator being broken was 1. the walls are paper thin and no one could sleep 2. no one told us there would be construction happening that would keep us awake from the early morning onward 3. the shower door broke in one of the hotel rooms while we were taking a shower and fell on us. It took us 30 minutes to get out of the shower and it took 2 hours for management to arrive (they didnt do anything to help) and 4. there was no hot water and the lighting in the rooms and the bathroom was terrible.
Like I said, management was nice but I felt that it was not worth the money despite the location and will be seeking a refund for 1/2 nights. Lastly, we confirmed we would not pay the guest taxes and when I stepped out the manager charged my husband without my knowledge.
Nice place close to the Spanish Steps for a very reasonable price. It’s not a five star hotel, but a four plus star, in a great location, for a good deal. 👌👌👌👌
Place is really good. We could walk around the Piazza di Spagna at late night and we can go famous place in 10min.
however, when we arrived, elevator was broken. We were carring our bag to room, 3rd floor. After the day, it fixed. They don't have restaurant, your breakfast be served to your room.

Impossible to contact any member of the staff
The hotel Staf is only present at the hotel from 10:30 to 7:30 pm Daily
We had an inconvinience during our Stay at 7:44pm we had no electric power in our room
The hotel staff has an emergency numbrer for this this cases , and we tried to contact them in that Number and by any other way we could think of ( Facebook email etc) and it was impossible
Latter that night by chance someone of the staff got there and the fix it 4 hours latter
I was staying there with my two kids
