Location was excellent - steps away from Piazza di Spagna and shops and restaurants. Carlo was extremely helpful and responsive to our requests. Amenities were good. Room was spacious compared to some hotels in Rome. Had to go up some flight of stairs to get to the lift - this is typical of Rome though. All in all, stay was awesome.

This is not a hotel. We rented a Suite and it was on the 3rd floor walkup. The "suite" word used is laughable. The toilet was broken and the owner did not fix it the entire duration we were there. The heat and AC were broken half the time we were there and the owner did not bother getting it fixed till our last day there. If you are there when its cold or really hot, good luck with the heating/AC

A wonderful base for exploring Rome!

Very gracious and helpful host, from ensuring we had transfers to/from the airport, walking us up to the apartment, getting us a WiFi hotspot, and securing a dinner reservation. Exceptional location near the Spanish Steps and cozy set up for a family of 4! There were a couple travel books for Rome which were super helpful to have on hand. It is up three flights of stairs and there is no elevator, so be prepared to walk and carry your luggage up.

Grazie mille

Carlo was fabulous as very helpful & friendly . To us the location was first class , so safe, so easy to wander and not far from the Spanish Steps, the Trevi Fountain and if you walk to the bottom of the road ( via Frattina ) turn left you will see and can walk to the Vittoriano and onto the Colosseum .. now the room was clean and a good size bathroom but the main shower head needs attention as it has a mind of its own.. the bedding was spotless and crisp white sheets, however no pillow protectors but saying this, we picked the location over the facilities and we were very happy with our stay and would return .. so many great restaurants on your door step too … Roma was more than I recalled as I spent a month there as a child and had memories from then .. it’s a beautiful city and loved it very much and Frattina 27 is a great place to stay to explore .. also to say we just took backpacks for our 4 days and took the Leonardo express from FCO airport to Roma Termini and then walked to Frattina 27 .. very straightforward to get to without taxis or busses . Thank you Carlo for welcoming us to Roma.

This is not a traditional hotel in many ways; nor does it qualify for a bed and breakfast. There is no hotel sign posted which made it difficult to find. There is no typical hotel desk staffed 24 hours but rather an owner who is only there a few hours each day. My family paid for two 3-person rooms and were extremely disappointed to find the third bed in each room was an inflatable mattress! We had paid dearly for this "bed" and instead was shown how to inflate it as needed. It was obvious the owner had stuck this temporary inflatable bed into a 2-person room and charged an outrageous rate for a 3-person room. Totally unsatisfactory!!!!! We spent 3 weeks in Europe and this is the only negative review we submitted. All other hotels were exactly what we expected. I am surprised Orbitz did not check out this "hotel" more thoroughly. The only positive thing was the location but there are many other hotels within the same area that I would have preferred and regret we did not choose another.

Perfect Location, Wonderful Gracious Host

This B&B is ideally located and is literally walkable to just about everything. The host went way above and beyond to assist me with ride service and an issue with the airline, and that was greatly appreciated. The room I had was spacious, well-appointed, clean and gorgeous. It was quiet. The only issue I had, and I had this in all but two places in Italy, was that the bed was rock hard. Like many Italian B&Bs, the mattress was an extremely firm spring mattress with no surface padding whatsoever, so for me it was uncomfortable to the point of being painful. This may not be an issue for others. Otherwise, it was a perfect stay. I would stay here again if they had a more comfortable pillow top mattress.

This is the place to stay in Rome

I highly recommend these apartments. Very comfortable, daily housekeeping, beautiful room, located perfectly in the heart of the fashion district, 1 minute walk from the Spanish Steps. Many other attractions are only a 5 or 10 minute walk or a short metro ride away. Carlo who runs the business is lovely and very helpful with any questions. A real gem of a place, with personality and the total opposite of a bland hotel room. Plus great value for money.

Superb apartment in the centre of Rome

Excellent modern apartment in a traditional Italian building in the centre of Rome. You can walk to all major attractions and are a few minutes from the Spanish Steps and shopping districts. Carlo, the owner, makes the visit! Always available to offer great advice about where to eat, book taxis, air transfers and tickets to places of interest. If you've never been to Rome you'll definitely want to go back after this visit!

Rome Frattina 27 is the place to stay at.

Our stay at Rome Frattina 27 was amazing. The room was big with air conditioning and a great bathroom. The owner, Carlo, was very hospitable. He has suggestions of where to eat and how to get to places of interest. He also has good contacts for transportation to and from the airport. One other thing to mention that's pretty important is the WiFi for the room which is pretty fast. Each room gets its own WiFi connection. This place is highly recommended.

Nice close to the center of ancient Rome

Nice hotel room. Only aware of it through recommendation from friend and then tracking it down on the internet. The front of the building has no reference that it has hotel rooms. Great location to historic sights, shops and restaurants.
