Set in an idyllic environment, this gorgeous traditional home called Villa Les Mimosas is within 5 minutes of walking distance from the beach. Enjoy this traditional villa with a sea view in all its Provencal charm.

Villa Les Mimosas will entice you with its energy that radiates from inside and out.
We invite you to relax and let go with its sheltered terrace facing the sea, or its relaxation area at the edge of the swimming pool. The heated pool makes it possible to enjoy it even during an Easter break or in the cooler days of October. Its tranquillity aptly inhabited by the song of the cicadas will transport you into the southern charm of the Cote d’Azur.

There are many outdoor spaces which surround the villa for example the back of the house which offers a summer kitchen in the middle of lush greenery and the beautiful Cactus garden. There is a large new BBQ which overlooks the pool area including sea views. On the opposite pool end there is a Boules game area to play and unwind as the French do.

Its equally functional and charming interior offers an inviting living room with a sea view, with an original terracotta floor (running throughout the whole villa) and a woodburning fireplace. The open-plan fitted kitchen, newly refurbished, allows for convenience of cooking whilst looking out into the garden.

The villa offers three traditional yet cool and bright double bedrooms, a generous-sized office which has a small sofa and and can be used as a yoga room. It has a main bathroom with a tub a separate WC, and a spacious separate shower room with a WC.

It has been decorated with its surroundings in mind, taking in the Cote d’Azur, with some modernity. We can assure you that the villa will give you a beautiful change of scenery during your stay and no doubt will you fall in love with its unique charm.

We have updated appliances since May 2023 including a WMF toaster, kettle, cutlery and pots and pans. The crockery has been updated and there is an orange juice maker for those of you who love freshly squeezed juice.

Super property - well looked after and exactly as described.

We had a great stay. This is a clean, well appointed property close to the beach. About 10 mins drive to Saint Maxime. No en suite bathroom but otherwise all was good. Pool nice, down some steps. Kitchen very neat albeit small. Had all that we needed. BBQ was excellent. Really excellent place where we would definitely stay again. Plus Barbara the manager was very nice and helpful indeed.

Belle Villa agréable pas loin de la plage. Piscine agréablement chauffée. Belle vue sur la mer et beau jardin. Emplacement plusieurs voitures, barbecue sur place etc…Rien ne s‘oppose à refaire les vacances dans cette villa.

Wunderschönes Haus in Bestlage

Wir haben uns sehr wohl gefühlt und den Blick aufs Meer genossen, am wunderschönen Pool gelegen. Der Strand ist nur ein paar Fußschritte entfernt und hat sehr nette Beachrestaurants. Gute Joggingstrecke direkt am Meer entlang. Sehr netter Kontakt zur Housemanagerin Barbara. Sehr zu empfehlen!

Tolle Zeit

Wir hatten eine tolle Zeit hier. Das Haus ist super schön in provinzialischen Stil eingerichtet, mit vielen netten Details. Der Meerblick von der Terrasse aus ist fantastisch, Leider hat man ihn nicht auch vom Pool aus, aber auch der Garten ist schön angelegt. Es gibt genügend Liegen und Sonnenschirme, am Nachmittag ist der Pool um diese Jahreszeit im Schatten. Die Bäder könnten demnächst mal eine kleine Renovierung gebrauchen, gegen die Mücken wären Fliegengitter toll und die Fenster könnten etwas besser schließen. Das dritte Schlafzimmer ist nicht schön, aber wir waren nur zu zweit und haben es als Ankleide genutzt. Ansonsten ist wirklich alles vorhanden. nur das deutsche Fernsehen haben wir vermisst. Es gibt ausschließlich französische Programme. Die Lage des Hauses ist super, in 5 Min direkt am Strand. Leider ist kein Bäcker oder Lebensmittelgeschäft fußläufig zu erreichen, man muss circa 8 Minuten mit dem Auto fahren. Insgesamt waren wir sehr zufrieden und würden wiederkommen.

Preis-/Leistung stimmt hier nicht

Das Preis-/Leistungsverhältnis dieser Villa ist nicht ausgewogen. Lage, Sicht und Garten sind top. Aber: ein Schlafzimmer grenzt unmittelbar an den Raum mit Öltank, was zu einem sehr unangenehmen Ölgeruch in dem Teil des Hauses führte. Intensives Lüften hat nicht geholfen, somit war diese Schlafzimmer nicht nutzbar. Die Küchzenausstattung war sehr reduziert: kein Toaster, keine Saftpresse, kein Milchschäumer, keine Käsereibe, kein Pürrierstab, etc.,also nicht mal Basics. (Ein Teil dessen wurde uns dann gebracht. Die Hausmanagerin ist sehr herzlich und hilfsbereit!) Viel des Geschirrs war angeschlagen, hatte Sprünge und somit eher auf Jugendherbergsniveau. Die Poolreinigung 1x wöchentlich ist hier nicht ausreichend, was u.a. an der zu schwachen Pumpe liegt, die das Wasser nicht zirkulieren ließ. Fazit: Wenn ein hoher Preis gefordert wird, muss auch ein hoher Standart vorherrschen. Das war hier definitiv nicht der Fall! Auch hat der Eigentümer kein Entgegenkommen wegen des nicht nutzbaren Schlafzimmers gezeigt. Sehr befremdlich und nicht souverän. Wir reisen sehr viel und haben daher ausreichend Vergleichsmöglichkeiten.

Magical Villa!

My partner and I found the most perfect getaway in the South of France. The Villa was located so close to the beach it was great! The Villa itself was very charming and was very well equipped with all essentials. The pool was really nice, along with the sunny weather in October! We can’t wait to return.

Perfect Villa in Sainte Maxime

Lovely, traditional, well equipped villa on outskirts of Sainte Maxime. Great communication with the owner. The villa is beautiful and spacious enough for our family of five and small dog. Perfect view too. We will miss it very much.

Villa Les Mimosas in Saint Maxime - What a dreamy location for some winter sun or just sun!!

Such a beautiful location on a private road "Boulevard De Provence" Private gates and enough room for up to 3 cars if need be. We rented a car from Sixth car rentals at Nice Airport. It's well worth having the freedom of being able to venture out to the old cobbled streets of Saint Maxine town, harbour, days out to Saint Tropez and vineyards etc. The drive was just over an 1hr on the toll roads from the airport to the Villa. A fiat 500 convertible is the perfect car for South of France as its not only nippy, but a great way to capture the beauty and breath taking French Riviera. We practically had the roof down the whole week - Not bad for Mid March!! The Villa is STUNNING, could not have asked for a better Seaview location. Waking up, pushing opening the wooden shutters from your bedroom to the most beautiful glistening riviera with gorgeous landscape all around of long slender Cypress trees and The Umbrella ( Parasol) pine, which beautifully light up the coastal road into Saint Maxime town. Really lovely comfy beds with spacious bedrooms. Great size bathrooms and lots of storage space. We utilised the villa as much as we could by starting our morning's having breakfast on the beautiful mosaic table which you see to the right when entering the villa. Its a perfect suntrap with a great functional outdoor kitchen too!! The pool has extremely comfortable day beds and outdoor seating. Pretty much have the sun beaming down all day. Great size pool for floating around aimlessly with no care in the world. Very peaceful and tranquil and no sound of traffic. The sea facing outdoor dining balcony is perfectly equipped. A large barbecue which we used pretty much everyday. Could not ask for a better view for supper!! Great large outdoor dining table and also comfy outdoor sofa area to watch the pink & purple hues at sundown. Indoor kitchen was perfect, large fridge to have a weeks worth of shopping if need be. We found a lovely little super market called Casino on the road into town, with the sweetest ladies to help, which had pretty much anything you need for a little supermarket. There also is a large Carrefour 10 mins from villa which has a fantastic fresh meat & fish counter - We got the best cut of Cote de boeuf we have ever had!! We walked to the beach most morning's to watch the most incredible sunrises, which is less then 5 mins walk. We literally cannot wait to return to this beautiful Villa and enjoy all it has to offer.

We had a great time at this property. The new owner is in the middle of making some stylish decorative updates to the property, which has already improved the look and feel of the property despite the difficulties imposed by current covid limitations. The combination of a good sized house, stunning garden and outdoor space, very nice sea views and proximity to La Nartelle beach have made it a very enjoyable holiday stay.

des améliorations et investissement a prévoir

l'emplacement est très bon ,vue mer, plage de la Nartelle et resto de plages à 5 min à pied , le cadre extérieur typique du secteur et sympathique . L'extérieur de la maison jardin / piscine est correctement aménager , transat piscine neufs et très confortables . L'intérieur de la maison nécessite par contre un gros entretient et manque d'équipements. - le ménage laisse à désirer , on trouve des années de poussières accumulées sous les canapés et d'en autres coins , heureusement que l'aspirateur marche bien . - manque de cafetière à capsule nespresso ou autre , j'ai donc du aller acheter dès le 1 er jour - oreillers à jeter , 10 ans d'âges , certains avec moisissures , j'ai donc également achetés quelques oreillers -les climatisations n'ont pas été nettoyées depuis X années , j'ai donc entrepris un nettoyage des filtres ( encrassés jusque moisissure dessus ) malgré cela , l'odeur atroce de moisissure vous donne envie de ne pas les allumer histoire de ne pas tomber malade - les équipements électroménager sont vieillissants , le lave vaisselle est vite tombé en panne , j'ai donc joué au réparateur et trouvé moi même le problème ,des morceaux de verre cassés bloquants la pompe d'évacuation d'eau. - coté piscine à noter qu'il faut quand même prévoir un entretient par le locataire en plus du passage du pisiciniste ( 10 min chrono par semaine ) pour ne pas que la pompe soufre puisque les nombreux arbres des terrains ramène des feuilles et épines de pins , ce n'est pas un problème mais il faudrait indiqué que faire , passage du balais , remettre du chlore, nettoyage du skimmer quotidien . une mise à niveau est donc nécessaire pour être dans les standard de location équivalente sur st maxime
