Incredible caldera views! Full sunset, private, spacious, housekeeping - Oia!

134 square meters of traditional cave house - 3 bedrooms and 3 bathrooms, spread over 3 levels of 100 square meters of private terraces. At Oia's heart - incredible volcano, caldera & all year round sunset views, easy access, and remarkable privacy - just breathtaking!

The traditional cave home style of the villa is complemented by antique Santorini furniture and natural fabrics. Opening off the well-equipped kitchen and framing the view of the caldera, our unique dining loggia may soon become your favourite room in the house. There are 3 ensuite bedrooms, two on the main level, and one with a separate entrance off the intermediate terrace. The space and privacy our villa offers, along with the infinity plunge pool, light-filled rooms, the uninterrupted caldera views and central location, place it in a category of its own.

As we are at the top of the village, access to our property is remarkably easy. There are hardly any steps to reach us, although there are steps in between the levels of the villa. However, we can arrange a porter service for you baggage if needed.

Furthermore, the bus station is 10 minutes walk away, and the nearest car park is only 40 metres from our door.

The villa includes a landline phone with free calls to landlines throughout Greece. You will be able to call us anytime you need advice, and we also provide detailed information about Oia and Santorini, and recommendations of things to do. A variety of drinks and snacks await you in the complimentary welcome basket and coffee, tea, etc are replenished daily.

Daily housekeeping is also included.

By the Mill is available to rent throughout the year and is well equipped for the cooler months, with heating, warm duvets and the ever present caldera and sunset view, 12 months of the year.

Air conditioning, umbrellas and shady tents ensure you are protected from the heat in the summer months, and the temperature of the plunge pool can be adjusted to suit your preference.

Oia is the jewel of Santorini, one of the most beautiful islands in the world. Apart from the amazing caldera and volcano views, 'by the mill' has the added bonus of year round full sunset viewing from the privacy of our 3 spacious terraces. You are within minutes walk of Oia's wonderful restaurants and numerous boutiques, or take the steps down for a swim in Ammoudi bay, visible from our villa, and enjoy some barbecued fish for lunch.

House by the Mill is lovely. Its spacious interior is filled with light and it’s tastefully decorated. The outdoor space is premium, with fantastic views, 3 terraces, and a large heated pool—bigger than most private pools in Oia. The house is also in a superior location for transfers as it is a 3-minute walk to a common meet-up area by Lioyerma pool. We had all the basics one needs, and made use of the laundry and the kitchen. I can’t be sure, but I think we got the best cliff-side house in Oia. Our hostess made getting to the house a breeze. We arranged pickup from the airport through her, and a young man named Yannis picked us up at the airport. Yannis offered his services if we needed anything. We took him up on his offer. If we had a question, Jiannis advised. He provided transportation, tours, information, and advice. He was always on time and courteous. He accompanied our two younger companions on multiple occasions. They adored his company, and felt safe. They also learned a lot about the island from him, and about life in general. Our hostess recommended Two Spoons private chef service, and it exceeded expectations. Every dish was delicious. Yannis—the chef—has a rare passion and knowledge.

The views and the location were outstandingAll three couples had a very comfortable room and we very much appreciated the toiletries provided.Also, so nice that coffee ,wine, and a gift basket of snacks was waiting for us.Cleaning service every day to make our beds and freshing up our towelsThe pool was refreshing after a hot day of touring, and we could view the whole Caldera sitting in the pool.Many amazing restaurants within walking distanceAnd we did also enjoy the early morning visits from the neighbourhood cats! Stunning villa!

This is the ultimate villa stay in Santorini, a beautiful cave house with the best caldera and sunset view you could wish for. It's also quiet which can be hard to find in the heart of Oia, yet a 2 minute walk to the very heart of things. The host, Judith, is fantastic - nothing was too much trouble, she was so helpful but completely unobtrusive. We will definitely be back, we loved it!

A Private Paradise!

A private paradise, tucked away from the hustle bustle of Oia. Our every need was provided for. Sweet and helpful Alma cleaned to perfection daily and Panos, the groundskeeper kept the pool at the perfect temperature and crystal clear. The refrigerator stopped working and was replaced with a new one within hours of reporting. Thank you Judith for a dream come true… can’t recommend “by the mill” enough!

Could have stayed forever

We had 3 couples stay for 3 nights at this property. Judith was easy to work with and communicate with before our arrival. She scheduled transfers both from the port when we arrived and to the airport when we had to depart. The property itself is exactly what you see in the description. Everything you need is right there on site. We loved relaxing in the plunge pool during the day as it was very warm when we were there. The views are incredible and the sunsets are spectacular. Location is perfect for getting to everything you want to get to in Oia. Would highly recommend this property to anyone looking for a place on Santorini.

Simply the best

It's impossible to describe the ten days we spent here and do it justice! Our private, beautiful, comfortable villa had its own perfect sunset view (without any need to go further than the private plunge pool or the deck) and we had everything we needed or requested from the owner and her amazing "family" of support during our entire stay. Don't let anyone tell you that you can't spend your whole Greece vacation on Santorini. Just tell them you're staying By the Mill!

Great stay at By the Mill!

Our stay at the villa was spectacular! Great space, and the view of the Caldera was beautiful! The host, Judith, was the most gracious and accommodating host that I have ever worked with! AMAZING

We loved our stay at By the Mill! When the gate was opened to the view it made me gasp….pictures can’t describe how gorgeous it is! Judith was very helpful advising us on activities, reservations, transportation, etc. The location in Oia can’t be beat…steps away from shops and restaurants, but much more private than other villas that we passed by. I loved drinking coffee each morning in the outdoor dining room off the kitchen, and we enjoyed cocktails each night on the upper terrace with an unbeatable view of the sunset. We were truly sad to leave this morning, but we will look forward to returning.

A mix of serenity, perfect, beauty and fun

We had 3 couples, and the space was great. Yes, one couple had to sleep in single beds, but the overall home was a great place for 3 couples. We enjoyed the town, we enjoyed the pool, the patio, the local restaurants, and everything. One morning we walked to the local store, we brought back some fresh breads to eat while we had coffee. The home worked very well. The owner was helpful, and we used the recommended transportation. "Let Billy", I'll never forget that statement. They worked so hard on our baggage. We had good wifi. We slept well. Being able to take a shower while looking out to the Aegean sea sounds weird, but quite luxurious. I wouldn't plan on doing much laundry here, but there is a working washer and a line to dry clothes. We did a little laundry, but there isn't a dryer and the weather doesn't dry clothes to well. I wouldn't change a thing. If I can ever stay in Santorini again, I hope this is where I can stay.

This property was even better than pictured. Amazing view perfect accommodation and walking distance to everything you could need. The restaurant recommendations from Judith were perfect and the pictures of the property does not do the property justice. It was private but also close to everything. It was our little oasis. This cave apartment is everything it advertises and more. The breathtaking views, the accommodations, the amazing location made for a perfect stay for 4 adults celebrating special birthdays. I know a lot of other reviews probably say amazing, but there right. As usual pictures don't do it justice, it's stunning. A great combination of being very close to all the activities in Oia but not right where all the tourist crowds are. Would definitely book this again.

Amazing property with gorgeous views!

From start to finish, the owner, Judith, was responsive and helpful. She set up seamless airport transfers, answered all of our questions, and made excellent recommendations for restaurants. The unit far exceeded our expectations with its roominess and cleanliness. The views of the Caldera were like a dream! We couldn’t have asked for a better experience for our first time in Santorini. Deserves 10 stars!!!!

Tranquil Heavenly Retreat

This is the only place you should stay in Santorini! It is simply remarkable and definitely not adequately portrayed the photos. The most picturesque view of the famous Oia sunset, actually people start lining up just below the property 3 hours before sunset to catch a glimpse and you can just wander out onto the balcony for a totally unobstructed view in minutes . It is so peaceful and tranquil here compared to the rest of Oia, yet you are only a quick walk to everything-restaurants, shops, excursions. Daily housekeeping was discrete and impeccable , and the plunge pool, which was definitely appreciated at the end of the day, was kept pristine daily. This Villa has everything you need , is so clean and well maintained, and the owner is so responsive and accommodating- airport transportation with assistance to the door of the villa is offered ( and recommended). We will definitely be back, only if there is availability to stay here.

Fantastic Property, Location and Hosts

This is a truly spectacular property, optimally located in Oia on the caldera, with easy access to restaurants, shops and bars. The hosts Judith and Theo are gracious and responsive and could not have been more helpful - including in advance with restaurant suggestions and activity selections all of which were fantastic. The property is large, both inside and outside, and comfortably sleeps six adults. There are multiple levels of outside decks for enjoying the sun and view into the caldera, as well as a large plunge pool. The photographs perfectly represent the location and amenities. Hard to imagine a better place to stay, in any way, when visiting Santorini.

Wonderful getaway in Oia with special sundown view

What to start with? Every evening we enjoyed the spectacular view on the sundown with a glass of wine in our hands. Although being situated really central in Oia the location offered a lot of privacy. The kitchen was well equipped for cooking your own meals and a welcome package with fruits and the basics was available. Every room was different and special in itself with an individual bathroom attached to every bedroom. The interior was high quality and suited the Santorin flair. There was cleaning of all rooms and the pool every day and towels were replaced regularly. Special thanks to Judith for being so welcoming and forthcoming. We add this week to one of our very special holiday experiences.

Best House I have ever stayed at with VRBO

My husband and I travel the world. This house was the best house we have ever stayed in. Quite magical, you walk through you or gate and you are in your own private Santorini !! Facing the famous sun set with sitting in the pool Drinking wine. Doesn’t get much better than this. Our 2 girls loved the upstairs bedroom. Lots of space for family of 4 or more.
