✔ Free parking is available to guests. Guests can park in the garage or on the driveway. If additional parking space is required, there is plenty of space available on the neighborhood streets in front of the house as well.

✔A laundry room has a washer and dryer available for your use.

Lastly, we must stress that we do NOT allow parties or large unauthorized gatherings of any sort at our property. We are adamant about only welcoming families and groups who are looking to relax and enjoy the beautiful stunning backyard and the amenities the home has to offer.

Located in Grayson Country, Texas with a richly diverse history, Sherman is situated only 10 miles south of Lake Texoma, one of the largest reservoirs in the state. Well-known for its champion bass fishing, sailing, camping and hiking, Sherman is proud to live up to its slogan – “classic town, broad horizon”.

If you arrive by car, you will be happy to know that we offer a free parking spot. If driving is something you would like to avoid during your stay Uber and Lyft are only minutes away 24/7.

Other Things to Note:
★ SAFETY DEPOSIT OR DAMAGE WAIVER REQUIRED ★

We understand that accidents can happen. To help protect the space and ensure a worry-free stay, all reservations require either a damage waiver or a safety deposit.

You can choose the option that works best for you: a non-refundable damage waiver ranging from $29 up to $69, which covers accidental damage and normal wear and tear (no deductible) or a refundable safety deposit of $450, which will be returned after checkout as long as no damage is found and all house rules are followed.

If you’ve already purchased Damage Protection Insurance through a third-party provider, feel free to share your policy with us—we’re happy to review it and we may consider waving the requirement based on your coverage.

Please note: The damage waiver does not cover damage caused by house rule violations.

To help ensure a safe and seamless experience for all guests, guest verification is required prior to confirming your reservation. This simple step is part of our commitment to providing a secure, smooth, and personalized stay for every guest.



★ PET-FRIENDLY STAY ★

Don’t leave your furry friends back home. Take them with you so they can enjoy a perfect vacation! We welcome house-trained pets with a non-refundable pet fee of $150 per pet (maximum of 2 pets per stay). Please notify us in advance so we can make the necessary arrangements to ensure a comfortable stay for you and your four-legged companions.



★ FIREPLACE NOTE ★

Please note that our fireplace is inoperable at the moment. We apologize for the inconvenience. (But who really needs any additional degrees in our scorching, Texan weather anyways?!)



★ NO PARTIES/LARGE GATHERINGS ★

We hope you use and love our home but must remind you that only registered guests will be allowed over while you are renting our property. Please feel free to reach out if you have any questions. If you’re not sure if your stay falls under these restrictions, please consult before booking.



★ ENTERTAINMENT★

All our smart TVs are equipped with streaming apps like Netflix, Amazon, and YouTube. Guests are welcome to login with personal accounts.



★ NOISE LEVEL MONITORING ★

Please note that in order to be a good neighbor and host responsibly, comply with local noise ordinances and occupancy regulations, and prevent unauthorized parties, we have installed a noise alert device in our home. We can assure you that your privacy is our utmost concern; this device is NOT recording NOR storing sound data. The noise alert only functions to measure decibels and send alerts in case reasonable noise levels are exceeded.
