A nice quaint place to stay. Thankfully Luka was there to help us with our luggage up the 82 steps to our room. Great location in the old town. Coffee machine in the kitchen by the roof top patio is nice but if you want coffee in your room, bring instant as there is a kettle. Be prepared to awaken to church bells.

Great split old town stay

Fantastic stay, the roof terrace & shared kitchen were a great option that we used everyday. Luca & Petar were great hosts making sure we were informed of everything. We booked the private taxi pickup through them which was excellent & very convenient as one of the Banico team met us & helped with our luggage.

Great place to stay in old split city if you like to stay mostly around that area and take boat tours. Close to restaurants, green market, Riva, beaches and many tours. Center of old city and a bit nosiy at night because of the bars nearby. Bed is comfortable and size of room was standard and basic amenities. The terrace was a nice shared space to sit and relax to have coffee in the morning and have an overview of the city. Only little hiccup was that the showerhead fell off but was fixed and resolved within an hour.

Amazing place in amazing location

We stayed here for three nights and had a fantastic experience. Peter was incredibly welcoming and hospitable, always ready to help with any questions or needs. He even helped arrange tours we were hoping to do. The location is just steps from the city center near the Bell Tower. Peter also coordinated a private driver to pick us up from the airport and walk us right to the front door—and did the same for our departure. Each night, we relaxed on the roof top patio with a view of the clock tower, winding down after busy days of exploring.

We enjoyed our stay at this apartment. Luc is very helpful and kind. The room is spacious and comfortable. Really appreciated the rooftop balcony and the kitchen for making coffee. The apartment is perfectly situated in the heart of the old town.

Petar reached out via What’s App ahead of our arrival. Luca then met us out front at the our estimated time and gave us a run down of the property as well as a list of restaurant recommendations. Both were excellent in customer service. The room while small, was very clean and met our expectations. The bed was quite comfortable and offered a good night’s sleep. The property is well situated in old town adjacent to Diocletian’s Palace. It was about a ten minute walk to Marjan and the path taking us to the top. Very convenient and close to good dining and drinks. The bar next door is hoping and allows for a night cap before turning in. The property kitchen is very good to have and offers a great coffee machine with all amenities for morning Java included. I would recommend this property.

We really enjoyed the stay. The room was comfortable, the terrace and kitchen facilities were excellent and the atmosphere was so chill. Perfect Stay in the Heart of Split – 10/10 Absolutely excellent location right inside Diocletian’s Palace. The staff were incredibly friendly and helpful — they assisted with luggage and went above and beyond with any help we needed. The terrace offers a breathtaking view over the historic city, truly one of the best views in the world. We didn’t even feel the need to go to restaurants in the evening — we just grabbed a beer and enjoyed the view from the apartment terrace. Superb kitchen facilities made it easy to prepare meals. Everything is nearby: shops, sights, and the waterfront. Couldn't ask for more. Highly recommend — 10/10!

The staff was super nice and accommodating. The property was clean. The shared kitchen was a nice touch. The patio and rooftop level were great amenity. The proximity to the City Center was great. The only thing I would caution is this building has no elevator. The unit we were in was on the 5th floor. So having to walk up 5 flights of stair every day.

Center of the action in the old town

Great room in the center of town! Lovely view from the communal terrace! Caution if you don’t like stairs or a bit of town noise, but perfect if you would like to stay in the middle of the old town of Split- which is gorgeous.

I stayed here with a friend for 5 days and we loved every minute of our stay. The owners are so very kind and did everything in their power to make our stay unforgetable. The apartment is in the middle of the old town with shops and restaurants everywhere and it is a 10-minute walk to the beach. We also loved the rooftop terrace and the kitchen and met lovely people there. When we go back to Split we will stay here for sure.

The property was in an excellent position at the heart of the Diocletion palace. Facilities were really good with a rooftop kitchen ideal for snacks and breakfast with great views of the town. Sixty steps to the rooms could make it challenging for the less fit.

Perfect apartment for short or long stay in Split. Fantastic location plus wonderful amenities such as laundry service, air conditioning, coffee maker, full kitchen, two lounge areas, rooftop view, but the very best thing about Banica is host Ivan—an extremely articulate fountain of knowledge who went out of his way to help us in so many ways! Cozy!

Very cozy stay and about as central you can get. Ante and Ivan goes the extra mile to make sure you have a great vacation with good trips and food, whether you chose to have breakfast on the nice terrace (self-catering in fully equipped kitchen) or pop around the corner and treat yourself at a restaurant. You need to walk the 5 stairs and will be woken up by the cathedral bells in the morning, but this only adds to the charm and is anyway something to expect when you live smack in the midst of things.

These apartments over look Apollo's Temple in the old Palace. They are easy to find but you have to negotiate 3 or 4 floors of stairs. They are spacious and clean and have a roof top Balcony with a small communal kitchen. We are in our 60's and really enjoyed our stay. The young man who checked us in was extremely helpful and carried our heavy bags up for us. It is very central to all of Split and the waterfront. We had 4 days and loved our time.

Honest to goodness review. Pros: centrally located in the heart of Diocletian Palace. Easy to get to tours, walking spend harbor, ferries, farmers market, all of the more attractions in Split. Free laundry service. Kind and hospitable staff. Terrace and Rooftop with views. Cooking area. Cons: if you’re expecting American standard hotel this is not your place. No hot water in the mornings for days. Walk up 3-4 flights of stairs daily. If you’re in good shape this is a good choice. Nice people. Nice guests to talk to from different parts of Europe. Safe surroundings. Kind staff. Just don’t come with expectations.

Literally in the heart of the Palace!

It was a fantastic experience from the moment I buzzed the front door of this property. I was warmly greeted and given a tour of the amenities. I had a personal list of the best places to visit while in Split and given updates of things to hit or miss as well as other suggestions. My room was bright, immaculate and spacious with a balcony that overlooked part of the palace. I had laundry that needed to be done at no cost. The covered terrace had plenty of seating and tables, as well as a full kitchen and bathroom. Plus, a rooftop terrace with an incredible jaw dropping view of Diocletians Palace and Split! I spent every early morning and late night on the rooftop! When staying in Split, there's no question that you must stay here! If Diocletians Palace is the crown of Split, then Banica Apartments is the jewel in that crown!! I can't recommend this property enough!
