When I stayed at this property with my family the house was very new. Very clean. I suspect I was one of the first people to book it. The house has 3 bedrooms with a decent size living room. The living room has very impressive amount of ceiling lights. When you turn them all on it feels like daylight which helps during long winter evenings. The house is well stocked with blankets, dishes, towels, etc. The furniture is nice and mostly solid. The only exception is the bed frame in the master bedroom which may not have been assembled correctly. If you are sharing the bed with someone, be prepared to be rocked every time the person turns. There are big TVs in every bedroom in addition to the living room. Every TV has a cable and internet TV connections. You can plug in your Netflix, Hulu, etc. credential and binge watch shows in separate bedrooms instead of interacting with the pesky people you decided to spend your vacation with. This said there was not a single Blu-Ray or DVD player in the house. The location is convenient about 10 min from St. George and an hour and 10 min to Brian Head if you want to go skiing. Relatively close to highway.
Some annoyances: The yard is tiny and has zero privacy. The yard backs to a park with a playground but to get to the playground you need to either walk around the whole neighborhood or drive - no direct way to get there. There is road noise from the highway. Since this is a new neighborhood, there were 5 houses being constructed within a hundred yards from the house. You do not need an alarm as at 7:30 you wake up to the sounds of saws, machinery and loud hammering. There are some interesting things happening around the neighborhood. For a couple of night there were a whole bunch of trailers with dune buggies parked all over the street. Then the people across the street for some reason set up a grill in their frond yard and managed to make rather spectacular smoky fires of burning meat while reacting very loudly to the fact that the meat was burning. You have to be loud when it is 35 degrees outside and you need to talk to someone in the house when all the doors and windows are closed. This happened I think 3 nights in a row. Last thing to note is that there is I presume the owner's car in the garage. Therefore you can park only one car in there in case you arrive in multiple cars.
