First of all, the hotel staff were excellent. They were friendly, helpful and polite - much appreciated. The facility is clean, well maintained and asthetically pleasing. The breakfast was very complete, tasty and the various items were all at appropriate temperatures. The hotel location, near the Arkansas River, is very nice. This is the best hotel I've stayed at in recent years.

The room was falling apart. Floor tile in bathroom was cracked and sunk in. The carpet was stained and gross, so was the chair. The entire place had a funky smell. Walls were this and could here babies crying and couples fighting. Positives: Really good breakfast and we had an amazing view of the Arkansas River. We also loved the location. I highly recommend they remodel the place as it would be excellent to stay there if they just updated all the wore out gross stuff.
