  • Located in the Santa Croce district, a part of Venice where you can still breathe the authentic air of the city, the apartment is EASILY REACHABLE in a few minutes on foot from the BUS TERMINAL Piazzale Roma and is 350 METERS from the Santa Lucia TRAIN STATION. It is also close to the Riva de Biasio vaporetto stop.

    Cà DEI TERRAZZI, located on the third and top floor, has an ELEVATOR.
    Thanks to the two terraces overlooking one of the most suggestive canals in Venice, it is very bright.
    The two terraces, equipped with awnings, have tables, benches and chairs with cushions to relax while admiring the view and the passage of the gondolas along the canal below.
    It has a lounge with comfortable sofa, LED TV, FREE WIFI, dining table for six people. The living room leads to the two terraces on the facade.
    Respectively to the right and left of the living room there are the two double bedrooms, equipped with large built-in wardrobes and both with windows overlooking one of the two terraces.
    Both bedrooms have AIR CONDITIONING.

    Both bedrooms have their own bathroom: the first has a toilet, double sink, bathtub, bidet and hairdryer, the second has a toilet, sink, comfortable shower and hairdryer.
    The kitchen, with fridge and oven, is equipped with all necessary utensils.
    Located in a quiet area and well served by bars, cafes, supermarkets (two are just a few steps away) and a famous pastry shop, they are a perfect starting point to reach many famous monuments in a short time.
    The Rialto Bridge and its well-known fish and fruit-vegetable market are only a 10-minute walk away, while San Marco Square is a 20-minute walk along the typical Venetian streets.
    Otherwise, to go to San Marco, always with a few minutes on foot you reach San Tomà, where you can take either the vaporetto or the Gondola which ferries you from the other side of the Grand Canal.
    Nearby there are numerous museums: the MODERN ART GALLERY of CA 'PESARO, the PRADA FOUNDATION at Ca' Corner della Regina, the GRAND SCHOOL of SAN ROCCO (decorated in the 16th century by Tintoretto and Tiziano) and the CHURCH of the FRARI , the main example of Venetian Gothic architecture.
    ON REQUEST I can provide you with a quote for a GUIDED TOUR (with qualified staff) on Venice / islands for a few hours or for a day.

    Upon your arrival, I will come to pick you up at the agreed place, depending on whether you arrive at the airport or train station. Further instructions will be provided to you before arrival.

The location was perfect, quiet canal and the balcony was lovely. Wonderful view and relaxing to take in the scenery. I would stay here again. Also close to the COOP which was convenient.

The apartment was bigger than it looked in the photos and there was a lot of light that came in through the windows, brightening our stay. We traveled with another couple and it was the perfect amount of room for the four of us. We really enjoyed our time on the terraces - looking across the rooftops, watching the boat traffic and gondolas, and seeing the stars at night. The apartment was very quiet and clean. We loved our stay!

Beautiful apartment located in the middle of it all. Very clean and comfortable. Federica met us at the entrance to deliver the keys and walk us through the place. She was very friendly, conversational, and concerned for our comfort, needs and knowledge for getting around and seeing Venezia. She also responded promptly to messages. I stayed here for the weekend before a conference with a friend and it was an absolutely perfect stay. This apartment is in a great part of Venice that is just busy enough without feeling too touristy or overpowering, but is a short walk from lots of shops and restaurants. The best part is definitely the balcony, which has a gorgeous view of the canal (there are actually two big balconies!) and a lovely place to have a glass of wine and hang out for the evening. Federica was an absolutely wonderful host, extremely accommodating and easy to get in touch with. If I am in Venice any time soon again, I will surely be staying here! :)

The location is perfect for what we wanted. Beyond that I cannot recommend. Faulty plumbing in shower and sink, very uncomfortable beds. We loved the area but the residence is in need of maintenance and thorough cleaning.

Fabulous Property!!

We thoroughly enjoyed our stay at this property!! It made a perfect home-base for our five day exploration of Venice. We loved the spacious apartment and all the amenities. The balcony absolutely was our most favorite part and we spent every morning and evening out on it enjoying the view and watching life go by in this residential area. Having the grocery store just steps away was fantastic!! We highly recommend this property! Thanks to our wonderful hostess, Federika.

Wonderful

The location is excellent - about a seven minute walk from Stazione di Venezia Santa Lucia. The unit is spacious and very clean. The terrace overlooking the canal is wonderful to sit and soak up the sun with coffee or to enjoy the evening with some wine. The host was very responsive and helpful. I would stay here again in a heartbeat.

Beautiful terrace apartment

After 4 visits to Venice, this apartment was our favorite. It is a large apartment and the terrace view is unbeatable We enjoyed our evening wine there each night. Convenient to transportation, however, in a sweet neighborhood filled with locals. Kids played soccer in the piazza a few streets away. We will definitely stay here again.

Beautiful apartment in Santa Croce, with a lift. Apartment is on the 3rd floor. The host, Federica, is very responsive, Chiara met us at check-in and was lovely and welcoming. The apartment is very large with 2 terraces and was very clean. Kitchen was well stocked, just be aware there is no microwave. There is a washer (though we did not use) Nice bedding and towels, Master bed mattress is very, very firm. We stayed during a severe heat wave (98F ), so important to note that only the two bedroom areas (on opposite sides of the living room) have air conditioning units so we were not able to use the living room area as it was much too hot. The terraces were nice at night. The neighborhood is right on a canal and is very quiet. The train station area, and one of the main "vaporertti"/public water bus docks, is a short 4 minute walk with 2 bridges (one small, one very large). Rialto Bridge area is about .7 miles. There is a nice grocery store just a couple doors over as well as a few restaurants.

This aoartment was lovely! Large and airy!’ On the third floor(with lift) 2 decks and spectacular views!! Great walking neighborhood on both sides of canal!! And walking distance also to train and Piazza San Marco!! Would definitely stay here again!! Bellisimo!!

Enjoyed our stay- Loved sitting on the balcony

We are 2 couples on holiday. The location is quiet and not far from Santa Lucia station and Ferrovia vaporetto stops. The place is as described( there is WiFi ) and nicer than the pictures. Supermarket close by and coffee & pastry shop just across the canal - 1 minute away. Federica is responsive answering questions we had. We would stay here again.

Amazing

The apartment was clean and bright. The master suite had air conditioning. The kitchen was well stocked. The beds and soda were comfortable. My favorite part was the balcony overlooking the canal. Had my coffee in the morning out there; in the evening sat out under the stars and relaxed. If I ever come back to Venice I would stay here again.
