The hotel is in an old building with steep stairs (no elevator). Some of the rooms are large and others, including ours, quite small. Our room was not well ventilated. The floors are not level so the bed sloped. The bathroom/shower is great and contemporary. We had plenty of hot water. Breakfast was plentiful and espresso delicious.

This hotel was within walking distance of San Marks square but initially was hard to find. It is in a square that you have to walk through an alley to get to. There is a large avenue nearby with many restaurants. And it was fun to use the water taxis. Shopping was great.

Old building that could use some updates, but everything else was excellent. The staff stood out, friendly, attentive, and quick to help. Most of Venice is historic, so the age comes with the territory, and it adds to the charm. Comfortable stay overall, and I'd happily return. The AC worked wonderfully, and the breakfast was good.

Pros: It is at the prime Location, closer to the Arsenale stop and walkable to St. Mark's square. The street itself is pretty vibrant and has several restaurants. The room felt cozy, good air conditioning & beds, also had a safety locker. Staff is great. The breakfast was good with options. Cons: Few breakfast items were not fresh (seems carried over from previous day - like the Croissant & pie), also better to be at 7:30am to get eggs, beans, by 8am, they were running out and not sure if they refill. If the management could focus on these, it would certainly get a 5*. Overall - we did enjoyed the stay there.
