Welcome to our peaceful three bedroom condo in the heart of sunny Yuma, Arizona. Our cozy home is the perfect retreat for those seeking a relaxing getaway. With tasteful decor and comfortable furnishings, you'll feel right at home. Enjoy the warm desert sun on our private patio as you grill. Our fully equipped kitchen is perfect for preparing meals and the dining area is great for family gatherings. The master bedroom boasts a comfortable king-sized bed and en-suite bathroom. Second bedroom has a queen sized bed, while third duals as an office space. With easy access to nearby attractions like the Colorado River, Yuma Territorial Prison, the sand dunes, and historic downtown, our condo is the perfect home base for your Yuma adventure. Location has plenty of parking for your boat or toys! Book now and experience the tranquility of our desert oasis!

Property does have an active RING doorbell with live video feed for the entry way.

Our newly updated three-bedroom condo with all the amenities you need for a comfortable stay. Ideally located less than 2 miles from the Civic Center, this stylish and modern space offers a relaxing atmosphere for you and your fellow travelers.

The condo features three well-appointed bedrooms, each thoughtfully designed to provide a restful night's sleep. With cozy bedding and ample storage space, you'll feel right at home. The open-concept living area is perfect for socializing and unwinding after a day of exploring all Yuma has to offer.

For those who need to catch up on work or have some quiet time, we've included a dedicated office space within the third bedroom. Equipped with a comfortable desk, chair, and high-speed internet access, you can stay productive and connected throughout your stay.

One of the highlights of this condo is the outdoor grill space, ideal for those who enjoy cooking and dining al fresco. Fire up the grill and savor delicious meals while enjoying the fresh air and the beautiful surroundings. The spacious patio is also a great spot to relax and soak up some sun!

Visiting Yuma for the Colorado River or the Sand Dunes? Don't worry, parking isn't an issue here! With a single card garage, double length parking, and extra street parking available. There's plenty of room for all of your toys!

The condo is conveniently located near restaurants, and shops, ensuring you have easy access to everything Yuma has to offer. Whether you're here for business or leisure, our freshly updated three-bedroom condo is the perfect place to call home during your stay.

Check-In/Check-Out:

Check-in time is after 4:00 PM, and check-out is by 11:00 AM. Early check-ins or late check-outs may be arranged with prior notice. Please be mindful of your departure time. We often have back-to-back bookings and have our cleaning crew standing by. Please depart by 11:00, unless a later check out was approved. We value our employees' time and feel they should be compensated fairly for any extra standby time, at minimum a $50 fee will be charged for late check-out. This fee goes directly to our crew.

Respect for Neighbors:

Please keep noise to a minimum, especially during the quiet hours between 10:00 PM and 8:00 AM.
Be mindful of neighbors when entering and exiting the property, and avoid blocking driveways or pathways.

No Parties or Events:

Our home is in a residential area, and we kindly ask that you refrain from hosting parties or events.

No Smoking:

Smoking is strictly prohibited inside the property. If you need to smoke, please do so outside and dispose of cigarette butts properly.

Pets:

We love dogs! Please Note: We are a dog-friendly home with an added $100 cleaning pet fee. This is to compensate our cleaning crew for the extra time and equipment needed after our furriest of guests. (Undisclosed pets will result in a triple fee).

Maximum Occupancy:

The maximum number of guests allowed is as specified in the booking. Please inform us in advance if additional guests will be joining. Failure to do so will result in an extra charge.

Cleanliness:

Please help us maintain a clean environment by cleaning up after yourself. A cleaning fee covers standard cleaning, but additional fees may apply for excessive mess or damage.

Kitchen Use:

Feel free to use the kitchen, but clean up after cooking and wash any dishes or utensils you use. Please dispose of food properly and do not leave perishable items in the refrigerator upon check-out.

Utilities and Appliances:

Report any malfunctions or issues with appliances immediately.

Security:

Lock all doors and windows when leaving the property. Do not share access codes or keys with unauthorized individuals. To lock the door press and hold the # until you hear the click!

Trash and Recycling:

Dispose of trash and recycling in the designated bins. Trash pick-up is on Monday, recycling is on Thursday, so please ensure bins are placed accordingly during your stay.

Yard Maintenance:

Yard maintenance is scheduled for every Sunday. Please let us know if this will cause and inconvenience for you and we will attempt to reschedule.

Long Term Stays: Please note, if your stay is 28+ days, we will have a professional cleaner come in every 15 days. You will be required to pay for the extra cleaning fee.

Emergency Procedures:

Familiarize yourself with emergency exits and procedures. In case of any issues, contact us immediately.

Compliance with Laws:

Guests must comply with all local laws and regulations.

Everything was clean. Location is not central to the town or attractions of any sort. House is clean and in excellent shape but not cozy or homey. Clean beds, linens, and towels. We bought trash bags and dishwasher detergent for a 4 day stay because it was not provided.
