Master Suite (Downstairs) – King bed, 65-inch Smart TV, stylish lounge chairs, en-suite bath with dual vanity, walk-in shower, and soaking tub.
Bedroom 2 & Bedroom 3 (Upstairs) – King beds, 55-inch Smart TVs, large windows, modern décor. The master bedroom has an additional twin rollaway bed in the closet.
Bedroom 4 (Upstairs) – Two twin beds + trundle, perfect for kids or extra guests.
🛁 3 Luxe Bathrooms:

Master Bath – Dual sinks, soaking tub, walk-in shower.
Bathroom 2 (Upstairs) – Double vanity, tub/shower combo.
Bathroom 3 (Downstairs) – Single vanity, tub/shower combo.

Parking:
There are two parking spots in the driveway as well as street parking for additional vehicles. The garage is locked and inaccessible to guests.

RULES:

**For cancellations, please note that we do charge a payment processing fee on top of our cancellation policy.

We also charge a minimum of $150 for an unapproved late checkout.

Smoking is strictly prohibited inside our property. You can smoke outside the property but we will just ask to make sure the smoke doesn't go inside and dispose of cigarette butts properly. Violation of our non-smoking policy will result in a minimum fee of $500.

We only host groups where the primary renter is above the age of 25+ years old. Will need ID verification.

Pet Fee is $100 (max of 2). This is a one-time, non-refundable fee as it causes a lot of extra cleaning for our crew, extra wear, and tear on the house and we have to shampoo the furniture as we have some guests who are allergic to pets.

No events, parties, or additional guests than the number on your reservation without permission. An additional event fee will be charged.

Heads up: If the temperature drops below 40°F, certain functions of the pool or spa may not be available, including heating.

Quiet hours in Austin start at 10 PM, which means no guests are allowed outside or in the backyard after 10 PM. We know it's gorgeous out there, but our #1 priority is keeping the neighbors happy and this being a successful vacation rental for the long-term—and the only way that works is if this rule is followed.

Note: There is a $500 fine for any noise violations.
