Have the two private bedrooms for early sleepers and the three communal bedrooms for those who love the sleepover experience. The estate's four lavish bathrooms offer ample space to get ready for the day's events. Finely designed with extravagant finishings and stocked with luxuriously thick towels, you’ll feel like you’re in a spa. Below are the arrangements:

Bedroom 1 & Bathroom 1:
A private King bedroom with a dazzling walk-in, glass-encased shower ensuite.

Bedroom 2 & Bathroom 2:
Queen over Queen bunk bed complete with another impressive walk-in, glass-encased shower ensuite.


Bedroom 3 & Bathroom 3:
Two Queen over King bunk beds and an enormous spa-inspired ensuite. The bathroom features heated floors, a large makeup vanity, a semi-private walk-in shower with U Moen electronic controls, dual shower heads, and dual hoses.


Bathroom 4 (Full-Bath Powder Room):
Located neatly off the living room, it features a large glass-encased shower and a spacious vanity for guests of bedrooms 4 & 5 to store their toiletries.

Bedroom 4:
Perfect for kids, offering three Twin over Twin bunk beds. Guests in this room can make use of the communal full-bath powder room.


Bedroom 5 (Quiet Room):
An ideal room for adults that need a peaceful retreat to get some work done while on holiday. Tucked behind a heavy steel door, it comes furnished with a Queen bed and a working desk. Kids under 16 may not use this room without adult supervision as the door is quite heavy. Guests in this room can enjoy the communal full-bath powder room as well.

Note that on Friday and Saturday nights, you can hear music coming from nearby Front Brewery - it’s that close! So, feel free to take the fun there on weekends or enjoy some of your own music on the patio deck.

Just steps from the main property, a 1000 sq. ft. industrial barn is the perfect canvas to execute the vision for your next event. This flex space includes AC, WiFi, and an 85” TV. Plan a movie night, dance night, family gathering, corporate event, or intimate wedding. We would love to make your dream a reality. Guest Access:

FACILITIES: Enjoy the large main house on top of the hill, along with its patio, pool, swim spa, and the adjoining 995 sq. ft. Game Garage. The Event Flex Space requires pre-approval and an additional fee. The mobile home near the gated entrance to the property (at bottom of the hill) is not for guest use. Please don’t disturb long-term tenants in the mobile home. The main home is at the top of the hill and is a good 10-15 min walk from the gated entrance.

WILDLIFE: You are encouraged to remain on the manicured areas of the property. Being nestled within the heart of the Hill Country, you may encounter wildlife (Snakes, Deer, Racoons, ETC). Please be aware of your surroundings and take caution while driving. You may also encounter other residents of the Hill Country like bugs, spiders, scorpions, and mice, which can sometimes make their way inside. We utilize pest control services regularly BUT this does not guarantee that you won’t see a pest or bug.

PARKING: Keep in mind that the narrow and winding driveway up to the estate is often frequented by deer and other wildlife so be careful when driving (especially at night). Please feel free to use the covered barn for parking, located on the backside of the event flex space, or park on the driveway in front of the garage game room. (No parking inside the garage game room, please).
