Fabulous independent boutique style hotel/B&B. Lovely large room, with efficient A/C and lots of extra touches. Good quality breakfast included and extremely helpful and welcoming hostess/manager. Can highly recommend.
Rosalie went above and beyond to ensure we had a comfortable stay, and the location was quiet and well-situated for exploring Avignon. We especially loved the terrace.
Very nice small friendly hotel. Owner was really helpful with advice and information. The restaurant next door served traditional French food and it was the best food we had in Avignon.
The host and property are wonderful right in view of the wall and Palais de Papes. Breakfast was excellent as well! Rosalie made our departure extremely easy by making sure a taxi was waiting for our departure.
Great location with in the walls of old town Avignon. Breakfast on the terrace was beautiful. Not too difficult walk to the Papal Palace from here. Very lovely and accommodating host. Next time I’ll stay longer.

The breakfasts were great and Rosalee gave us suggestions of what to see and places to eat. The place was within walking distance of everything but still quiet at night. Accommodations were clean and comfortable. Highly recommend.
Very comfortable property, nice room with good breakfast. Very fresh croissants! Nice and guiet at night. Spacious room. Only problem no elevator but that’s common in Avignon.
Rosalie is wonderful and so helpful with all questions and local information including booking restaurant reservations and tours. Also, breakfast was wonderful!
My husband and I had the best stay at Le Limas. The hotel manager was incredibly accommodating and even provided gluten and dairy free breakfast options. We also had some early morning tours booked during our stay which ran before breakfast started, and they were able to accommodate an early breakfast as well!
The hotel itself is charming, and the room was incredibly comfortable, with a spacious bathroom and great pillows and mattress. In addition, everything was spotless. We are definitely staying here again.
This is a small hotel with real personality, located just a short walk from the Papal Palace. I got a spacious room looking out on a picturesque square, beautifully decorated by the proprietor, Rosalie Labate. Rosalie also serves a great breakfast, and could not be more helpful for the guests. She even ran after me to the bus stop when she saw I had forgotten some pills.
Our 6 not stay was beyond excellent. Room was clean remodeled quiet and comfortable nicely decorated. Quality soaps and lotions and linen. The breakfast was healthy and offered French traditional menu choices. But mostly the hostess was available and helpful to assist with any vacation planning required. Definitely would stay again
We had a great stay at Le Limas. The location is near an entry point in the walled city and is in a quiet location. Our room was very clean and we had everything needed to make our stay enjoyable. Proprietor was very helpful.She made good recommendations about where to visit and assisted with dining reservations. We will definitively stay there again on our next visit to the region.
This was perhaps our most memorable stay in all of France in 34 days and 8 locations. Our hosts Rosalee and Eric provided the perfect stay in Avignon with a lovely breakfast each morning and thoughtful touches everywhere. The art in the breakfast area and throughout the home was exquisite. The location was perfect, close to everything and just shortvridevto the train station. Thank you Rosalee for making our time in Avignon so memorable.
It has a great setting and was quiet with an outstanding host. Very nice breakfast area on roof top open space overlooking a park like area. The room was large. There is a tv in the lounge on the ground floor. Best to travel somewhat light as there is no elevator and stairs have several turns.
We loved our stay at Le Limas. The room was so big and so quiet! Easy to walk to a bus station and only 10-15 minute walk to the main train station in Avignon. We stayed for 5 days and used Le Limas as a base to visit many cities in Provence. Rosalie is an amazing host. She helped with transit suggestions, arranged taxis from Marseille airport and to the Avignon TGV, and provided a great breakfast each morning. Rosalie also helped with dinner suggestions and reservations. Highly recommend Le Limas if you are staying in Avignon. The B&B is very close to the Palais du Papes and everything that Avignon has to offer. There is a terrace on the top floor of the B&B with views of the Palais du Papes. We enjoyed a bottle of wine and some cheese on the terrace in the moonlight. Rosalie is the best host!

Bit of discomfort
I booked this hotel based on review but didn’t have any information regarding no elevator in this place. She was very sweet to offer me help to bring up and down the stairs to 3rd floor room. But I felt very dangerous to do this being in old spiral staircase with slippery steps. Also due to the train schedule, I needed to leave the baggage at the hotel after 11:00 check out, but she had to leave the hotel and told me I had to put my baggage at her friend’s restaurant near by her. All of these are understanding but if I havé known this, I wouldn’t of booked this hotel for my trips.
I wish things were more clear and I should of been informed about departure date’s situation in advance.

Coming from USA and everything part of our transportation went wrong so we got in way later than expected. Totally out of our control. She was not happy with us at all and it showed. Trying to find the property was a challenge because there are 3 different door with the same address and the directions were not clear enough. Then when we finally got inside her directions were floor 3 (floors not marked, doors not marked) and had not idea you don't count the floor you come in on as 0 instead of 1 so we couldn't get the key to work in the 3 doors on floor 3, had to bug her again for her to tell us our room was up 1 more flight and boy was she mad at us. Granted we were exhausted (up for over 24 hours) and probably not thinking too straight, in a foreign country and a bit confused with the situation. The B&B was clean and we did get a good nights rest thank God.
Great location for the bridge and the inner wall area! A very quick walk to sites and restaurants. Host had an easy parking solution. Nice breakfast was served on the rooftop!
