Designed by renowned Tres Birds Workshop this custom remodel located in the Newlands neighborhood features an open floor plan, abundant staircase, natural light, decks, outdoor space and stellar location within steps of North Boulder Park, two blocks to Mount Sanitas Trailhead, 2 blocks to Ideal Market Shopping Center and 1/4 mile to Pearl Street Mall. The Kitchen is the fun focal point of the home with the concrete countertops, main deck and high ceilings. It is equipped with everything you need to cook, bake, make a coffee or just pour a glass of wine. There are four Design Within Reach bar stools for making conversations last into the night. The Design Within Reach dining table and chairs seats six people comfortably and has access to the main deck. The outdoor oasis with cherry trees, pines and flowers creates a comfortable backdrop for conversations and to enjoy the incredible Boulder climate. North Boulder Park is just down the driveway.
BEDROOMS: PLEASE NOTE: This is a 4-bedroom house but only TWO BEDROOMS ARE SET UP WITH QUEEN BEDS. There is also a queen blow-up bed and extra linens/pillows/towels to use in case you need them that can be set up in the office space so technically the home can sleep six people.
PRIMARY BEDROOM EN-SUITE on Main Level with Queen Bed with Brooklinen or Parachute sheets, light cotton blanket, Anthropologie duvet cover & Alternative to Goose Down Comforter. Private Deck with beautiful views of the landscaping and two chairs/table. Walk-in Closet with hangers and shelving. En-suite Primary Bathroom with huge tub. Shampoo, conditioner, body wash, towels, hairdryer, cotton balls, some toilet paper, fan and extra pillow provided.
2nd BEDROOM on the Lower Level is down the open stairway with Queen Bed with Brooklinen or Parachute sheets, light cotton blanket, Anthropologie Duvet Cover and Alternative to Goose Down Comforter. There is an egress window and closet with hangers. The temperature is much cooler in this room than the Primary Bedroom during the Summer months. This 2nd bedroom is separate from the Primary Bedroom and feels like its own space. The 3/4 Bathroom with Shower is a few steps down the hall. Shampoo, conditioner, body wash, towels, hairdryer, cotton balls, some toilet paper, fan and extra pillow provided.
3rd NON-CONFORMING BEDROOM/OFFICE (non-conforming because it doesn’t have a door) is on the Lower Level and is set up as an office with a built-in desk repurposed from a bowling alley with a comfortable bright green Eames Executive Chair. There is a great view of the backyard from the desk. No Bed is set up in here but the space is big enough for the Queen-sized blow-up bed to be set up. Extra linens, pillows and towels provided.
4th BEDROOM on Main Level is not accessible and used as owner storage. No Bed is set up in here.

OUTDOOR ACCESS: Outdoor table and chairs on both the Main Deck, Primary Bedroom Deck, under the arbor and in the carport area give you the opportunity to enjoy the gorgeous Colorado climate. The flowers in the planters on the carport are only for you to enjoy from the decks or the backyard. There is no access to them. The advantages of having an incredible open space steps away is that we share the space with the roaming wildlife. (We have Bear-Proof Trash Cans!)
PARKING: There is parking on Alpine Avenue and there is plenty of parking in the long driveway on the North side of the home. There is space for one car in the carport. The metal gate will be stay open throughout your stay.
STELLAR LOCATION: - The Newlands neighborhood - Two blocks to neighborhood shopping center that includes grocery store (Ideal Market which is a Whole Foods), Pharmacy, Liquor Store, Tea and Coffee Shops, Bagel Shop, Bakery with Salads, Soups and Sandwiches, New-York Style Pizza, Take-Out BBQ, Gift Shop, Laundromat, a New Mexican restaurant, Hair Salon and more. - Steps from the SW corner of North Boulder Park, away from the park parking area and playground located on the NW corner. - Two blocks to Mt. Sanitas trails for awesome hiking, jogging and strolling. - 1/4 mile to the Pearl Street Mall, Boulder’s main entertainment destination for world-class restaurants, bars, retail shops, coffee shops and so much more. It is a walking outdoor mall with no drive-through traffic on the bricked portion. Many fun community events are held here.
WASHER & DRYER: Available in the laundry room and can be used by guests. Some laundry detergent will be provided.
COOLING & HEATING: Cooling is provided by an Evaporative Cooler that cools the house nicely by pulling in fresh air from the outside. It operates differently than Central A/C but works just as well to cool down the home. There are additional fans in each room. Heating is provided by a Boiler and runs through baseboards.
