SLEEPING:
Comfortable sleeping arrangements with 2 bedrooms, including a master suite with an ensuite bath. There's plenty of space for everyone.

PPARKING:
Garage parking is tight and is best suited for small cars.

FIRST FLOOR:
We are in a downstairs unit. Naturally, you may hear some noise from the upstairs unit.

POOL/ SPA:
The pool/spa is open from 9am to 10pm.

PRIVATE COMMUNITY:
Community is not gated, but you will have a FOB for pool/spa/clubhouse use.

GOOD NEIGHBOR POLICY:
This neighborhood is quiet and sound carries easily, so we do ask that you follow our Good Neighbor Policy and respect quiet hours between 10pm and 8am. For this reason we do NOT allow parties. Thank you for understanding!

PETS:
Please inform us when you book if you are bringing dogs and how many. We will ask you to agree to our pet rules. There is an added $75 pet cleaning & companion fee, which we can collect after the booking is confirmed.

PLEASE REVIEW ALL OF THE HOUSE RULES BEFORE BOOKING. By making a reservation, you are entering into an agreement to adhere to all of the House Rules below, which takes effect at time and date of check-in and ends at check-out. This House Rules agreement is NOT a lease and conveys no rights in real property at any time. Your use is limited to the House Rules defined herein.

[Priority]
DEPOSIT OR WAIVER: Our bookings are protected by TRUVI, our trust and safety partner. Guests must submit a deposit or waiver through TRUVI after the booking is confirmed, which only takes less than a minute and is required prior to arrival. Guests will be asked to put down a refundable deposit (minus a processing fee) or a non-refundable damage waiver. Guests will be contacted directly by TRUVI via text with a URL link to start the verification process. Check-in information will be provided after verification is complete. Guests who book may also be required to agree to our House Rules or Terms & Conditions.

CHECK-IN FORM: Prior to receiving check-in instructions, guests will be required to complete a Check-in Form with our standard Rental Agreement terms and conditions, which reflects our House Rules. For verification purposes, a copy of your photo ID will be requested and must match the name of the credit card on file. For a seamless check-in, please make sure all your payments are completed before check-in.

[General]
1. NO EXTRA GUESTS. You may not exceed the number of guests than what's on the reservation at any time without prior approval. No additional guests are allowed to ENTER the property at any time. You must get approval if you wish to have any visitors that are not on the reservation. This is a strict rule with the county. Failure to follow this rule will result in immediate cancellation without refund.

2. EARLY CHECK-IN OR LATE CHECK-OUT:
Check-in is after 4PM. Check-out is by 11AM. Requests for early check-in and late check-out are not guaranteed, and subject to additional fees.

3. NO PETS: This is strictly enforced and monitored at check-in. We are unfortunately not able to make any exceptions to this rule.

4. NO SMOKING OR BURNING CANDLES. This is a non-smoking home. No smoking at all. There will be a $250 charge for anyone not honoring this guideline.

5. Please be respectful of our neighbors! Follow our Good Neighbor Policy of NO outside noise after 10pm and before 8am. Guests must refrain from any outdoor music, noise or other disruptions that may cause a disturbance to the community during quiet hours. Failure to respect quiet hours after an initial warning may result in cancellation of your reservation without refund.

6. Keep doors closed AT ALL TIMES. There are many creatures in the desert, including mice, rats and coyotes, that can easily enter the home if doors are open and cause infestation and damage. Please be responsible and keep all doors closed (front door, laundry door, and sliding door).

7. No professional photoshoots or video shoots without prior approval. If you’re interested in doing a photoshoot or shooting a video, please let us know what it is for. You must get approval beforehand! If approved, we have an additional fee for licensing and usage. Unauthorized use of the rental property's name, address or images (interior, exterior, or property surroundings) for any commercial, business, sales, or promotional use in any print or electronic media is unlawful and will be pursued to the full extent of the law.

8. No special events such as parties or weddings are allowed without prior written approval.

9. Guests shall allow access to property management vendors or workers during their stay for landscaping, pool/hot tub maintenance, trash removal, any necessary repairs and inspection of premises.

10. No glitter or confetti allowed. Please remove all decorations, if any, by check-out time at 11am on day of checkout.

11. No glass is allowed near the pool/spa area. All food and drinks must be served in plastic containers and dishes.

12. SPA/POOL:
The spa and pool are in the Clubhouse and require a key card—left on the counter for your stay—with a $200 replacement fee; there is no lifeguard on duty, so you swim at your own risk. Guests assume full responsibility and liability, holding the hosts, homeowners, agents, and property managers harmless for any injuries. You must follow all rules—no diving, no use while intoxicated, no solo use, rinse or shower before entering, and no drinks in the water—and failure to comply may incur surcharges.

13. Please clean up after yourself. Excessive mess is a $500 cleaning charge. Thank you in advance for treating the home as if it were your own. :)

14. Illegal or abusive use of the internet is strictly prohibited. Please note the desert is remote and many outside factors can affect WiFi. We cannot guarantee WiFi speeds or connectivity due to outages, neighborhood bandwidth usage, or factors outside of our control due to the WiFi company.

Guest contact number of their profile is good to be a 24/7 point of contact for code enforcement violations. We will call twice if we can’t get through and the guest is required to respond within thirty minutes of our initial call to receive notice of any violation - per county ordinance. Otherwise there is a fine of $1,000 USD that the guest is responsible for (fined by the county.) If guests would prefer or need to provide an alternate number, they must do so before checking in. Any violation of local or county laws that result in any fines will be the sole responsibility of the guest.

15. We do our best to be helpful when plans change. Please note that reschedule requests will be handled the same as our cancellation policy. Any reschedule requests less than 14 days out will need to cancel and rebook. The canceled reservation will be subject to our cancellation policy.

16. You must acknowledge there is surveillance recording on the property - ring doorbell at front entrance and security cameras monitoring the driveway. There are no recording devices that face the private, enclosed backyard or inside of the home.

17. Only a maximum of four cars are allowed to park on the property.

18. Please be respectful of the space. There is unique, vintage furniture and decor throughout the home. We value honesty... If something breaks, please let us know. If we discover an item is broken, damaged or missing without any prior written notice, we will charge a replacement fee of $100 per item in addition to the actual cost to replace or repair items. If total cost exceeds the deposit amount, we will bill your credit card or collect the funds through the Resolution Center to cover replacement costs of damaged, missing, or broken items.

19. We always encourage guests to purchase traveler’s insurance in case any unforeseen circumstances should arise that are out of our control.

20. Please NO shoes on the carpet or upstairs

Failure to follow any of the House Rules will be considered a breach of contract resulting in immediate cancellation of reservation without refund and/or withholding part or all of the deposit in addition to any damages sought.
