Pros: extremely clean: rooms, pool area, eating areas, entire resort. Very noticeably clean. Staff were extremely helpful and pleasant. Rooms were amazing. Was so nice to have the extra space in the living room area for our family. Pool area was nice, not too wild and crazy but still had a fun atmosphere. Nice that it was not windy by the pool. Basketball, tennis, and painting ceramics were nice activities for our family. The option to go to The Royal Sands was a nice change of scenery. Pool is bigger there, has hot tubs as well. Buffet was amazing at Sands. Cons: Royal Cancun is a small resort, but this could be considered a pro if that’s what you like. But nothing really to do there in the evening. Buffet was disappointing. But pool menu was good as well as room service option. Beach area wasn’t great. Nice and calm, but water had lots of seaweed and not nice for swimming. Although you can walk along the beach to sit in the sand at any resort as beaches are public property (just can’t use their loungers etc). Overall: we had a great stay but probably wouldn’t book again, mostly because there was very little to do there. We went with 3 kids ages 12,14,16. They would’ve liked a more lively place with more indoor and outdoor activities.
We had the best view! Pool and ocean view. You can ask ahead of time for pool view, upper floor etc, and they try to make it happen for you but cannot guarantee. We got lucky!

We stayed at this resort as a family of four with young kids and had a great overall experience. The rooms were a standout—very clean, well maintained, and spacious. We chose an ocean view, which was definitely worth it. The full kitchen was incredibly convenient, and having two separate bedrooms made a huge difference, giving everyone their own space and making bedtime much easier. The resort is very family-friendly and a good size. It can feel a bit confusing at first, but once you get the hang of it—especially from the ground floor—it’s easy to navigate. Food was consistently good. While reservations at the Italian restaurant were hard to get, the buffet offered great variety with different nightly themes and live music. It’s casual, and you can also order off the menu. Room service was excellent—perfect for a quiet night in or slow, easy mornings. The pools and beach were highlights. We always found chairs, and the beach was ideal for kids with shallow water and sand. The swing set was a big hit. Service was mixed. Some staff were excellent—shoutout to Patricia, Leo, Christian, Manuel, and Jesus—but overall it could be inconsistent, especially poolside where it was sometimes hard to get service. This is a very laid-back resort with little nightlife, ideal for a relaxing, family-friendly getaway. We’d definitely return.

The property is a nice size, not too large. I would not want to have a lagoon view, as that also means a highway view. The resort view and ocean views are lovely tho. The food was quite good, not excellent but good. The cleanliness was top notch, clean everywhere. Lots of beach chairs and pool chairs. However lots of sargassum- seaweed, on the beach. Not nice to look at everyday. An easy fix. Clean it up daily, the same as they do at other resorts. When we booked we were unaware that this property is a time share. Which is fine. It was lovely. But, there were many people that had to change rooms partway thru their stay. To me, this is the biggest deterrent for not booking again.

We’ve stayed at several resorts in Cancun, including Le Blanc Spa Resort Cancun, Fiesta Americana Condesa Cancun, Seadust Cancun Family Resort, and Live Aqua Beach Resort Cancun, and honestly The Royal Cancun is underrated. The lobby isn’t super impressive, but the rest of the resort is beautiful. It’s a membership resort, so if you book through Expedia they may approach you, just say no if you’re not interested. This is not a party resort, it’s peaceful and relaxed, with light entertainment like water aerobics, bingo, live music, and even a fun silent disco. We mostly ate at the main restaurant and never got tired of it. You can do buffet or order off the menu. I’m gluten sensitive and they did great with made-to-order options like French toast, and the mocha coffee was so good. Service was excellent, and tipping was easy with their zero-dollar receipts. We spent about $200 in tips over five days and it was worth it. The maid service was top notch, coming back to a clean room every day was incredible. The resort grounds are pristine and great for pictures. The beach is beautiful with calmer water, great for snorkeling, and they offer free kayaks and paddle boats. We loved the villa-style rooms, plenty of space for our family of five and it felt more like home than a hotel. Overall, if you want peace, simplicity, and quality time, this is your place. Five stars from our family.

All the staff but the buffet servers were fantastic. Food was bland or undercooked. Drinks were watered down. Only two restaurants, one which needs reservations, but the only times ever available was 5pm and 9pm (I woke early to call in and it was the same every day). If you go, take advantage of restaurants at the Sands. The food and servers are amazing there. Fresher food. So much seaweed!!!! The beach was unswimable. I would think that can’t be controlled, but other hotels seemed to have it figured out.

Excellent location, nice amenities, good food for the price point. Not a mega resort which is great if you prefer easier access to amenities without a long walk to reach the pool, restaurants, etc. Good facility for families. We were very pleased with the room and accommodations.

We stayed at the Royal Cancun resort by Holiday Inn and overall had a very good experience. The property is well maintained, clean, and the rooms were excellent. The food was also very good, and what really stood out was the staff they were extremely helpful, friendly, and consistently went above and beyond to make our stay enjoyable. However, there were a couple of disappointing experiences that are worth mentioning. On our first day, we were approached by a sales representative and pressured into attending a timeshare presentation. This required us to travel to a sister resort and spend around two hours there. For first-time visitors, this felt inappropriate and quite intrusive. Guests should be able to relax and enjoy their stay without being pressured into sales presentations, especially for something as significant as a timeshare. Additionally, the tour operator on-site, Thomas More Travel, was another letdown. While one of our excursions was canceled last minute (we did receive a refund), the other excursion itself was fine. However, on the return journey, the driver made an unexpected stop at a shop selling souvenirs, tequila, and cigars. We later found out that the items sold there were overpriced and not authentic including the cigars and alcohol. This was very disappointing and felt misleading. We had a wonderful time, and will definitely visit again! Room was perfect for 2 adults and 2 teens, and our balcony view of the pool was amazing. The staff were very friendly and the food was good! Definitely recommend an afternoon swim in the pool with the swim up bar.

The property is good. After 10:00 pm, nothing in the hotel is open except room service. We only had an issue with the morning staff—Nincy and Alfredo were very rude. However, everyone else was excellent.
