Sabai House was conveniently located to everything. Quiet and friendly staff. It's not fancy, but the location and cleanliness was well worth it. I would definitely stay here again when in Chiang Mai. No elevator so if you have a hard time with stairs this is not a place for you.
Hotel was fine for the price range. The lady at the front desk is a bit of a character. Helped us book tours. Be sure to haggle for better prices than the brochures list. Everything was fine. You're right to the beach and the main drag.
This property offers great value for the money. The room was large and had good Wifi, TV, AC, and water heater (shower). The location makes it easy to walk to a number of points of interest (night bazaar, walking street, etc.). There are lots of good restaurants close by as well as laundry places.
I don't think you can complain much given the price but here are a couple things to keep in mind. There is no elevator so you will need to carry your stuff up the stairs. The bathroom is a little small and they don't want you to flush toilet paper, you have to use the spray thing.
Overall this hotel is a great budget option and worth considering.
This is my second time staying at Sabai House, and I highly recommend it. My room was spacious, beautiful, and very clean. The front desk staff were helpful and friendly. The hotel is conveniently located near many shops, restaurants, and the night bazaar.
Great room, comfortable and clean. Nice, quiet location, my room had a large balcony at the top rear of the building looking towards Doi Suthep mountain which was a really nice bonus. Good location, easy to get into the central moat area on foot.

Good after the room was switched from the 4th floor! Without an elevator (no mention of this by Orbitz - shameful omission) I would not have stayed. Thailand has 13 step floor levels.
I have mixed feelings about this hotel. The man who works in the early morning and the lady who works at night are great. Although they don't speak much English, they are friendly and greet you, and try to help you if you ask them. The young lady who was there when I checked in and seems to work in the mornings around 10am, was not friendly at all, and she never once acknowledged me at any time when I walked by. She always just kept staring down at her phone or paperwork, and when I asked her for assistance, she did not speak English. She did not make me feel welcome at all. None of the taxis know where this location is, even when you give them their business card. If you call the hotel, it does not ring to the front desk, but to a person somewhere else answering the phone. The room is very dusty and there are small bugs everywhere, although they keep a can of Raid insect spray right outside your room door for your convenience. You can't use the microwave provided because there are no outlets to move it to and plug into. When I unlocked one of the balcony doors, the lock broke off in my hand. When I went to open the shades, the handle broke off in my hand. There are large tears in the window screens. This place could use some maintenance. On the other hand, the location is excellent, the shower works well, the TV is good, the refrigerator in your room is large, and there is a washing sink on your private balcony for washing your dirty clothes and shoes.

It fulfilled my needs and bed was comfortable. Owner is very friendly and helpful.
Great locale but not much else. Close to the Night Bazaar and Warorot. The rooms are pretty dated. The person at check in was very sullen and barely spoke a word. The air conditioner works great but the bed was the hardest I've slept on in Thailand. Expect to hear scooters screaming by at 5am. The hotel is cheap so you can't expect much for the price.
Biggest bed I've ever seen!! Clean shower, good hot water system. Fridge, air conditioning, everything worked perfectly. 5mins walk to Night Bazaar, 10mins to Ta Phae Gate and Old Town. Good massage places and decent food on the same street!
Had a great stay at sabai house. Room was spacious with ref, tv, microwave. Lots of english channels. Good location since walking distance to Phae gate but away from the tourist mill in the old town. Quiet place. Good place to rest and sleep
Nice hotel close to Night Bazaar and 10 min walk from city wall. Everything worked fine. Breakfast is not included, but there is a nice coffeeshop 50 meters to the North.
