Great gathering!!

This place was exactly what we needed!! A big group and we needed plenty of space , diversion for everyone , big kitchen and lots and lots of sitting area around the pool!!! Great fun at river and excellent home!!

We really enjoyed ourselves, the house fits a large group very well. All and all a great house for a little getaway. Adults and kid's had so much fun!

House accommodated four generational family reunion well. Nice pool area with two foot kids pool attached. Large property located on busy road with open entries. Shaded property with two large living areas.

Spacious and accommodating

Overall, good stay. Kitchen is well stocked with utensils, dishes, cookware, and grill tools.Our king bed was very comfortable. Twin beds maybe not so comfortable.There are numerous clocks on the walls: none work.Toilets were dirty.Lights were unscrewed in our room because ceiling fan can’t be on with lights off (wired incorrectly).Our kids lived in the pool. There are so many spaces to sit outside! Porch rockers, tons of patio chairs, nice furniture by pool, great bar seating and two refrigerators at pool bar, fire pit Adirondack chairs…A floor plan would have greatly helped me with planning our stay (where bathrooms are in relation to bedrooms).The piano is not useable except as a toy: it is out of tune and has broken keys.There is a nice array of books and games throughout the home.Also ample parking and several exterior doors. Only one key, however for both house and guest house.We had a great time with great service and communication. The managers answer as soon as you call and bend over backward to make sure you’re accommodated!

The house and property were wonderful beautiful. We did have to wait an extra 30 to 45 minutes for them to clean and it was not very clean. there were dust bunnies everywhere. the showers still had hairballs in them and mold but other than that it was great

Frio FUN!

The property was in a great location to the different spots we like to set up at along the river, it had plenty of room for everyone and we liked the sizes of the beds. The outdoor area is fun with so much room available for different activities and the pool area was great! The house is a little outdated and musty in some areas but still nice. The living area down by the pool was very accommodating, updated and clean. The AC in the main house by the kitchen area needs checked out, if you like indoors to be cold then it’s not going to be as cold as some would want it to be. The kitchen area was a great size and the outdoor cooking surfaces were perfect with many options available. The swing set outside needs some work, someone could get hurt on it if not careful and there needs to be a gate at the pool on the side of the fence closest to road for easy access when retrieving things that bounce or are thrown out of the pool area.

Rating Details: The property manager was very helpful. The vacation rental was somewhat dirty. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: This was a fun and enjoyable rental. We had a great time with the pool, basketball court and BBQ area. We had plenty of room. ON the flip side Master Bedroom/restroom was dirty and replace the shower curtain (old and moldy).

A great stay

This house is roomy and nice. The kitchen is brand new and full of cooking utensils and appliances. The yard outside is huge and the kids love to play there. We really enjoyed our stay there. The only reason that I didn't give it a 5-star is because the house only has 3 bathrooms. My group has 25 people so during the morning and evening times when everyone needs to use the bathroom, it became a bit traffic.

I would give 20 stars if I could.

Absolutely fabulous. The house and yard were amazing. The people are fantastic. Answered all my questions and gave us some trip tips. The last thing everybody said as we were leaving was to book it next year. I was a little nervous being the one to book the family vacation to a place we have never been, but it was an awesome experience before we went and an even better experience during the stay. Again wonderful people to work with and a wonderful house to stay in.
