Guest Access :
There is one other short term rental unit on the main two floors of this home. Nothing however is shared, except driveway and backyard. All units have their own private entrances. All areas are SECURE and private.

SHARED SPACE: This property is a DUPLEX. You will have this downstairs unit entirely to yourselves, but the property has SHARED spaces, including the driveway and yard. Because this is a basement, you should expect some noise transfer.

EARLY CHECK-IN / LATE CHECK-OUT: Add an early check-in ($25), grab a late check-out ($25), grab a pack-n-play ($10), and/or have exclusive use of the backyard ($10/day IF APPLICABLE). EXTRA GUESTS: Guest count must be the same as on the reservation. Keep in mind there is an added $50/night Usage & Amenity fee (plus booking fees & taxes) per guest over the 4th to cover extra cleaning and amenity usage. Any day guests must be approved prior to arrival. Day guests must leave by 10pm. Children are considered as part of the total guest count.
FAMILY & PETS We are family and dog friendly! Children 2 years old and above must be included as part of the total guest count. Dogs are accepted on a case by case basis. We will request a $50 cleaning & companion fee per pet. Please see our HOURS RULES for our pet rules and more information.
VERIFICATION: Our bookings are protected by TRUVI, our trust and safety partner. Guests must verify themselves through TRUVI after the booking is confirmed, which only takes less than a minute and is required prior to arrival. If you have any issues with the verification process, please kindly notify us.
FAMILY-FRIENDLY AMENITIES: While we love offering our guests amenities like a pack-n-play or high chair, we're not quite big enough to stock them at each of our properties yet. If you're interested in any of these please inquire to their availability and note a small rental fee to cover delivery, pickup, and cleaning after use will be charged.
AC UNITS: There is a window AC unit, plus a heavy duty fan.

PLEASE REVIEW ALL OF THE HOUSE RULES BEFORE BOOKING. By making a reservation, you are entering into an agreement to adhere to all of the House Rules below, which takes effect at time and date of check-in and ends at check-out. This House Rules agreement is NOT a lease and conveys no rights in real property at any time. Your use is limited to the House Rules defined herein.
[Priority] DEPOSIT OR WAIVER: Our bookings are protected by TRUVI, our trust and safety partner. Guests will be asked to verify themselves, which takes less than a minute. Check-in information will be provided after TRUVI verification is complete.
[General] 1. NO EXTRA GUESTS. You may not exceed the number of guests than what's on the reservation at any time without prior approval. No additional guests are allowed to ENTER the property at any time. You must get approval if you wish to have any visitors that are not on the reservation. Failure to follow this rule will result in immediate cancellation without refund.
2. CHECK-IN OR LATE CHECK-OUT. Check-in is 3pm. Check-out is by 11am. Unfortunately, we aren’t always able to accommodate early check-in or late check-out requests. But if we can, we will try. There will be a small $25 fee requested for early check-in or late check-out.
3. PETS: Pets are accepted on a case-by-case basis. Please send us the breed and age for consideration. Dogs must be over 2 years old. We will ask you to agree to pet rules before booking and will request a $50 cleaning & companion fee per dog. This is strictly monitored at check-in. Guests will be asked to leave without refund if they do not get approval before bringing a pet. We ONLY accept dogs (any other pet has to be approved by our team FIRST). If you would like additional pet services (like a dog sitter), we can provide that. We are glad to host your pets. Regardless of how well trained the pet is, we have found pets do crazy things at unfamiliar locations. I really do not want to charge for cleaning carpets or floor rugs. It’s a pain, so please READ carefully! Thank you! We ask for compliance with a few house rules: • Do NOT invite them onto the furniture so we can keep it in great condition for all who are to come! • DO NOT allow them into the bedrooms. Keeping the doors closed will make this easy. We just replaced the carpets in many locations and want to keep them fresh and pet smell free. • We encourage you to bring your pet’s favorite bedding and blankets to prevent marking or nervous accidents. Trust us, they do happen! • Please keep them on wood flooring, use the baby gates provided, or close bedroom doors to ensure compliance. • Let me know if you do not have extra bedding for them; I will provide it to you. • The bathroom tub or showers are for humans only. • When taking your pet out to the bathroom, please pick up after them. Other guests will greatly appreciate you taking responsibility for this. • Lastly, please do NOT leave them alone unkenneled. We offer Rover service if you are going to be gone and cannot take your animal or kennel them. Let us know, and we can arrange it!
4. NO SMOKING OR BURNING CANDLES. This is a non-smoking home. Any and all smoking should be kept outdoors at least 15 feet away from any exterior doors. There will be a $250 charge for anyone not honoring this guideline.
5. Quiet Hours: Please be mindful of our neighbors. No outdoor noise or music between 10pm–7am. Repeated disturbances may result in cancellation without refund.
6. Photoshoots: No professional photo or video shoots without prior approval. If you'd like to shoot, just let us know the details—approval and a usage fee may apply. Unauthorized commercial use of the property or its images is not allowed. 7. PARTIES: No special events such as parties or weddings are allowed without prior written approval. Charges may apply. Please inquire for more details.
8. VENDORS: Guests shall allow access to property management vendors or workers during their stay for landscaping, maintenance, trash removal, any necessary repairs and inspection of premises. We will always notify you beforehand.
9. EXCESS MESS: No glitter or confetti allowed. Please remove all decorations, if any, by check-out time. Please clean up after yourself. Excessive mess is a $500 cleaning charge. Thank you in advance for treating the home as if it were your own. :)
10. WIFI: Illegal or abusive use of the internet is strictly prohibited. We have fast WiFi but we cannot always guarantee connectivity due to factors outside of our control like outages, neighborhood bandwidth usage, or due to the WiFi provider.
11. RESCHEDULE: We do our best to be helpful when plans change. Please note that reschedule requests will be handled the same as our cancellation policy. Any reschedule requests less than 14 days out will need to cancel and rebook. The canceled reservation will be subject to our cancellation policy.
12. SECURITY CAMERAS: You must acknowledge there is surveillance recording on the property - ring doorbell at front entrance and security cameras monitoring the driveway entrances and front gate walkway. There are no recording devices in the private outdoor spaces or inside of the home.
13. PARKING: Only a maximum of 2 car is allowed to park in the driveway. For extra parking, you may park on the street. Be sure to read street signs.
14. ACCIDENTAL DAMAGE: Please be respectful of the space. There is unique furniture and decor throughout the home. We value honesty... and accidents happen! If something breaks, please let us know. If we discover an item is broken, damaged or missing without any prior written notice, we may charge a replacement fee of $100 per item in addition to the actual cost to replace or repair items. If total cost exceeds the deposit amount, we will bill your credit card or collect the funds through the Resolution Center to cover replacement costs of damaged, missing, or broken items.
15. TRAVELER’S INSURANCE: We always encourage guests to purchase traveler’s insurance in case any unforeseen circumstances should arise that are out of our control including sickness, weather, transportation delays, etc.
Failure to follow any of the House Rules will be considered a breach of contract, resulting in immediate cancellation of reservation without refund and/or withholding part or all of the deposit in addition to any damages sought.
