Enjoy the Bellevue's tranquility when you sit out on the balcony overlooking the Lake whilst enjoying an afternoon beverage with friends and family. The children can play in the parkland surrounds while you watch on from the comfort of the deck or lounge area; all of this can be viewed through the glass doors that lead out onto the balcony. This whole property has been refurbished inside & out and is now a very comfortable - 2 bedrooms, 1 bathroom cottage with separate powder room plus extra toilet.

The dining area is a sun-filled room overlooking the backyard, perfect for sitting back to read the paper or a good book.

The fully equipped, modern kitchen is suitable for cooking up a meal, your favourite BBQ dish, or make a coffee using the Nespresso machine.

There's plenty of room for outdoor games in the large unfenced yard, bringing your kayaks and launching them from in front of the house straight into the Lake.

The house is located on a quiet cul-de-sac, and a short walk will take you to two surf beaches or the local shopping centre for a browse through the cafes and shops.

This property will consider bookings for groups of young people and/or Schoolies, however, these bookings can only be made by application. Please message us; a comprehensive guest registration form must be completed prior to confirmation and a 2000 AUD cash bond is payable. Other conditions apply.

Notes
Code of Conduct: Payment for the booking warrants you and all guests staying will abide by the Code of Conduct for Short Term Rental Accommodation which can be viewed under the Guest Information tab on our website or a link which will be sent to you in your booking confirmation email.

Noise at Properties: NSW Planning has passed laws that affect guests. The Code of Conduct for holiday renting can be found on our website under the Guest Information tab. In Section 2.5.2 of the STR Code of Conduct, guests have an obligation to ensure the peace and comfort of neighbours and other occupants of the premises (if strata) near holiday rental properties. This means guests have to be very mindful of noise made in or outside the property that can disrupt neighbours at any time of the day. If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property immediately with no refund of monies. Noise audible outside the property is prohibited.

Privacy: This property is a holiday rental, it is not a principal place of residence and there are no shared rooms. Enjoy your time in comfort and privacy.
Terms and Conditions: Detailed T&Cs apply for this property and payment warrants your agreement and that of all other guests staying at the property with you. Please share the T&Cs with your other guests.

Check-in and -out Times: During the busy months of December and January, the check-in time is 4 pm to facilitate peak back-to-back changeovers. Our standard check-in time is 3 pm and check-out time is 10 am. We offer a complimentary early check-in or late check-out time as a gesture of goodwill where booking and housekeeping schedules allow. Note that due to demand and housekeeping pressures, no early check-ins or late check-outs will be granted during the months of December and January. The safest way to secure an early check-in or later check-out is to book the property for an extra night. Contact us for a special rate for this extra night. All Sunday late check outs must be requested and approved prior to 5 pm on the Friday evening prior. All complimentary early check-ins or late check-outs must be confirmed in writing so that our housekeeping team are informed accordingly.

Guest Registration: Guest registration is mandatory for all bookings and replaces the need for a cash bond for short term bookings (up to 20 nights). It is essential for fraud prevention, damage claims, safety, and emergency purposes. The process varies depending on the online travel agent used. Direct bookings require the booker to upload a copy of their driver’s licence and credit card through our encrypted online process.

Additional Guests: The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.

No Extras: This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.

EV Charging: For safety reasons and to comply with insurance requirements, guests are prohibited from charging electric vehicles at any property that does not have a dedicated EV charging station. Charging electric vehicles without proper infrastructure poses a fire hazard, and in the unfortunate event of an incident, insurance cover may be compromised, and the guest held liable. If in doubt, ask our team for the closest EV charging station.

Long Stay Discounts: Out of peak season stays of a week or more may qualify for a discount, please send us a message.

Property Information: Information during your stay can be found in the Guest Information Folder or by calling our office 24/7.

Security Deposit: For most bookings, completion of our registration process and a valid credit card with a $1000 available limit is sufficient for the security deposit. For medium-term bookings (21-40 nights) and long-term bookings (41-90 nights), a non-negotiable cash security deposit is required. This deposit, held in our Trust Account, is refunded after the departure inspection, with any damage or loss deducted. The minimum cash deposit is $2000, with higher amounts for larger or more expensive properties, or at the owner’s/agent’s discretion.

Peace of Mind: For your added security, this property is managed by a Licensed Real Estate Agent. We will never request payments be made to an overseas bank account and your money is held safely in our Trust Account until after your departure.

We only 3 days here with my little family but it was just perfect. It's not a big house by any measure, but it had everything we needed. Kitchen is complete and perfectly usable and the complimentary coffee pods, (nice) bottle of Rose and chocolate was much appreciated. Bath was big and hot water plentiful. Bedrooms were a little small, but you only sleep there so who cares. The main winning spaces were that front deck and the rear dining room - just beautiful spaces to be. The location was perfect for us - it's not central to anything and the lake is not for swimming, but that in itself was just what we wanted - peace and quiet. That said, the shops or the beach are only a 5 minute bike ride away (we rode our bikes everywhere). We met the neighbours on both sides, they were delightful. The only thing we didn't like was that we had to leave!

House was in a top location: across from the lake, short walk into Culburra Beach shops, Bowling Club and short drives to other scenic areas. Size of house not quite as large as portrayed - small living area but good kitchen and a separated dining space. Front and rear yards are spacious and the front deck was the place to hang out and have drinks. Bathroom arrangement was peculiar with separate bathroom (basin and bath) then a tiny shower room and a separate toilet also. Unusual but made it work although crying out for a renovation and making the whole section more user friendly. Laundry out back was handy and second toilet also good to have. Overall we had a fantastic long weekend in a part of the south cost we love.

Nice play to stay in quiet location. The black swans and ducks seem to have the Lake to themselves. No boating or fishermen, but you can catch prawns if you have the gear. House is very neat and clean, with well equipped kitchen. Large back yard for relaxation. Easy walk (15 minutes) or short drive to shops.

We absolutely loved our stay at Bellevue. Perfect location on the lake which was great for Kayaking, boat and bird watching from the lovely deck. The place was lovely and clean and stocked with everything except a corkscrew which we needed. Also an outside light for the ramp would be beneficial as the solar light wasn't working. We would definitely stay again and are actually planning when we can visit again. The wine and chocolate was a lovely touch. Thank you so much.

My family had relaxing weekend at this property. The house is clean and cosy with everything you need. The huge backyard was perfect for our boys and the verandah at the front overlooking the lake was perfect for us.

The property is located on the lake, a very peaceful location with no through traffic. The property is smaller than appears in the pictures but was perfect for just the two of us. I would have been happier if it was a little cleaner and I would recommend you take your own linen. Unfortunately, the gas ran out one evening in the middle of our stay which was very inconvenient as cooking and hot water are all on gas, and while it was rectified the next morning I do feel that the agent's processes should include checking the gas prior to new tenants checking in.
