What a fantastic experience at an absolutely beautiful property. The hosts were phenomenal, gracious, and helpful. Rippling Waters was exactly what we were looking for and it delivered!
We had a quiet and relaxing stay. The property was very beautiful. We felt at home immediately, we were welcomed by the owner when we arrived and made to feel welcomed. We even were able to watch wildlife grazing from one of the windows!
Our stay was fantastic! We spent the entire day on the lake, and it was relaxing and completely amazing. Bring your tackle and fishing rods - the fishing was great! Laura and Tom were SO helpful and responsive which made the whole experience phenomenal!! I would highly recommend this private lake getaway.
Laura and Tom are very friendly and accommodating. We arranged to see their horses and had some great conversation. Their property is beautiful and was able to do a short hike. The lake is gorgeous, unfortunately we didn’t get to use the paddle boats as it was raining but it was a super peaceful clean place to stay.
When we were looking for a quiet place to spend a few days, we came across Tom and Laura's "Rippling Waters". It is 400 acres of nature in all its splendor, with a large spring-fed lake as the focal point. Needless to say, we were quite happy with our decision to stay. Tom was very pleasant upon our arrival, and gave us helpful suggestions regarding restaurants and other activities in town, including the farmers market. After spending three nights, we found it difficult to leave. If you are looking for a quiet, peaceful, and relaxing few days, we heartily recommend staying at "Rippling Waters".
My wife and I stayed at Rippling Waters for two nights in early August. The cabin is a lovely, luxurious getaway for two, with an airy living room, wood floors, well appointed kitchen and modern furnishings.
The extensive property has several dwellings, including a barn, where Laura, one of our hosts, graciously showed us her three horses--a treat! We took a lovely fifteen-minute hike up a hill to a beautiful overlook and peered down at morning mist shrouding the town of Delhi, a ten-minute drive away.
There's a completely private lake on the premises. We didn't take advantage of the canoe, kayak or paddle boat, but I did go for a couple of nice swims--avoiding weedy spots. The lake is a bit murky and the bottom not the best for wading barefoot
Tom and Laura, our hosts, were particular about greeting us at check-in; arranging this required our sending several text messages beginning the day before our arrival.
Once we'd sorted out the check-in, Tom and Laura were eager to give us very helpful information about the surrounding area, local restaurants, etc.
Overall, our stay was pleasant, hospitable--and even memorable.
Spent a quick weekend with the baby and had a splendid time. Tom and Laura were perfect hosts and had so many excellent suggestions for age appropriate activities and outings for us. Beautiful property, very comfortable living space, wonderful hospitality, and would love to come back again.
We had a great time! The property is BEAUTIFUL, and the house we stayed in was so cute and perfect for the weekend. If we ever come back to Delhi, we will definitely rebook! Thanks again to the wonderful hosts!

Rippling Waters was a Wonderful Relaxing Retreat
Our Family had a enjoyable time staying at Rippling Waters. Laura and Tom were wonderful hosts at their beautiful property. We loved spending time star gazing on the porch and sitting by the lake. It was an amazing relaxing time away. We would highly recommend staying here.
This was a wonderful getaway for my husband and I. The apartment is clean and lovely and private. The property is beautiful and peaceful - we enjoyed rowboating at the lake, seeing the horses, and hiking to the scenic lookout point. We also enjoyed walking in town and checking out their restaurants. Tom and Laura were very friendly and helpful. Would love to come back again!
Peaceful getaway in Rapids Waters with an amazing view at the lake surrounded by very tall trees and beautiful nature. Everything about this place was outstanding from beginning to end Laura and Tom were always ready to help and answer any questions. If you are looking for a break from the city this is a must!! Thank you for the wonderful hospitality we can’t wait to be back.

Rippling Waters is a great place to go if you want to experience the simple beauty of nature with the comfort of a home. The property is large enough so that each of the lodging accommodations have their own world and appeal - but they are all brought together by the stone walls and meandering paths that reflect the skilled hands that tamed this beautiful section of New York.
Laura and Tom were wonderful hosts, very helpful in helping us navigating the area and guidance with things to do in the property and the surroundings. There is a beautiful hike in the 400 acres of private property and other things to do like boating/kayaking and located near small towns with access to almost anything you might need for a short stay. Its a wonderful getaway from the city in a calm and peaceful environment middle of nature. We’d love to visit again hopefully when the weather is nicer to do more hikes and boating
It was lovely from the second we checked in! Laura and Tom greeted us and it was wonderful to get to know them a little better and hear about their background and the history of the land! The carriage house was sparkling clean and the towels were white and fluffy.
We spent the day hiking to the overlook, sitting by the lake, taking out the boats, petting the horses, and cooking back at the house.
Wonderful experience, and highly recommend! Would love to return when the big white house is done being renovated with more friends and family!
Tom and Laura's exquisite property was the ideal Fall getaway. If I could have written a movie script about our weekend, I could not have described a more beautiful scene than their property: vibrant fall foliage reflected in a pond, leaf-strewn paths, a blue heron taking flight, horses grazing beside a stately barn. It sounds too good to be true, but the good news is it IS actually true! The house was warm and cozy - perfect for our family of 4. We will be dreaming about this place during the cold winter months!
Laura and Tom's carriage house apartment was exactly what Jenny and I were looking for. Tranquil! Don't miss out on the scenic overlook (a short hike away). Don't forget to bring a gift for Buddha! We saw deer, turtles, chipmunks, groundhogs and vultures. In the lake, we caught many fish (easy to catch!) including large-mouth bass, perch, sunfish and a catfish. The stars and fireflies at night-time were magical. The 3 Friesian horses were so majestic and friendly! The carriage house apartment was clean and efficient. We look forward to returning. .
Laura & Tom's property is completely unique and made for a wonderful getaway! They have acres to explore, including a private lake that we enjoyed one day on the row boat. The hike up to Lookout Point cannot be missed! Seeing the horses grazing each day and the geese out on the grass made us forget all of our big city woes. Going in fall was a great choice as we got to see all the beautiful foliage, though I'm sure the property is gorgeous year-round.
The carriage house is great, exceptionally clean, and has everything you might need. We especially loved the gas fireplace in the living room - so cozy! The hosts were quick to respond to any issues and were extremely accommodating and friendly. We hope to return someday with a group and rent one of the bigger homes on their property!
This property is a delight. I needed to get away from my NYC apartment after months of pandemic isolation. This retreat ticked all the boxes. Plentiful trails and forest and open pasture and lakeside to wander, without a mask, because no one else is around!
Also, I am very picky about cleanliness, especially now, and Carriage House was spotless. Very comfortable and cozy, plenty of sunshine, all essentials....perfect.
Owners are very easygoing and communicate well. Every step of the way was a pleasure and I definitely want to return in the summer so I can enjoy swimming in the gorgeous and huge lake.

Tom & Laura’s compound is a really special place. The carriage house is lovely and airy. We cooked and played games and slept soundly. Between the lake, the trails in their private woods, and visiting with the horses, you could vacation here and never leave the property. We fished (successfully) in the lake, hiked the trails and saw lots of Catskills flora and fauna: groundhogs, grouse, songbirds, plus all the mosses, lichens and fungi in the woods. It’s close to a bunch of other hikes - we went to Palmer Hill in Andes one day. When it was raining we drove down the road to the many bookstores of Hobart.
It’s such a peaceful place and the hosts are welcoming and thoughtful. And I’m sure it’s amazing in every season.
