LIVING SPACES • Living Room: A welcoming living room with comfy couch, stylish décor, 55” Smart TV for streaming services and a retro vinyl record player. • Kitchen/Dining: A fully appointed kitchen with modern appliances, cookware, and all essentials for at-home dining. And a large dining table that comfortably seats up to 6. • In-unit washer and dryer available for guest use.
OUTDOOR SPACES • A private first-floor patio with string lights and outdoor furniture—a cozy spot to relax day or night. • A rooftop lounge featuring comfortable seating, a fire pit, and panoramic views of downtown Denver and the Rocky Mountains.
SLEEPING SPACES • Bedroom 1: Features a queen bed, expansive windows that brightens the room with natural light, and a full-length mirror for added convenience. • Bedroom 2: Offers two full-sized beds, large windows with abundant light, and a distinctive console paired with a stylish round mirror.
BATHROOMS • A full bathroom on the second floor with modern finishes. • A convenient half bathroom on the first floor.
NEARBY ATTRACTIONS • Coors Field (Home of the Rockies) – Just a 5-minute drive or 15-minute walk. • Union Station – Denver’s historic transit hub with shops and dining, about 7 minutes by car. • 16th Street Mall – A mile-long pedestrian shopping and dining strip, around 10 minutes by car. • Denver Art Museum – World-class art exhibits, about 12 minutes by car. • Denver Zoo & City Park – Family-friendly attractions with trails, lakes, and animals, 12 minutes by car. • Denver Botanic Gardens – Beautiful gardens and seasonal exhibits, roughly 15 minutes by car.
We have strict HOUSE RULES in place to keep the highest quality stay for all of our guests. PLEASE READ BEFORE BOOKING! By booking, you agree to all of the following rules and agreements. Please message us with any questions you have!
1. Noise & Parties/Events • Quiet hours are observed between 9PM - 8AM. No loud noise or music past 9PM inside the house, on the patio or rooftop. • Parties/events are NOT allowed at this property, including loud music as this we share a wall with neighbors. If it is determined that guests are having a party/large gathering OR surrounding neighbors report a complaint and/or call police for disturbance, guest(s) will be asked to leave immediately without refund and a minimum fine of $1,000 will be imposed.
2. Smoking/Vaping No smoking/vaping of any kind on the property (inside or outside). A $1,000 fine will be imposed if any evidence is discovered to remove odor, clean carpets, furniture and scrub walls. If you smoke/vape and cannot adhere to this policy, please DO NOT book this unit.
3. Respect Our Neighbors • Guests are not to disturb our neighbors in any way. Any complaints from neighbors may result in reservation cancellation without refund and/or a monetary penalty. • The vegetable garden in front of the house belongs to our lovely neighbors. Please respect their space and do not pick/remove anything from it.
4. Extra/Overnight Guests Overnight guests that exceed the number stated in the reservation are NOT allowed. Children are considered guests that must be stated in the reservation. We do not allow visitors unless discussed and agreed upon prior to booking. Violation of this rule will result in a $200 penalty per person, per night.
5. Pets Pets of any kind are NOT allowed. Violation of this rule will result in a $300 penalty per pet, per night. Double cleaning fee will be applied.
6. Property Loss & Damages • Guests shall keep the property and all furnishings in good order. Household inventory and appliances shall be used conventionally and respectfully. • Guests shall maintain a respectable level of cleanliness and tidiness in the home. • The card on file will be charged a claim for the current price for any missing or damaged items including, but not limited to stained towels/sheets/furniture, lost, missing, or damaged items etc.
7. Check-in/Check-out Early check-in and late check-out is only possible when available, upon request, and for a fee. Unapproved late check-out will incur a fee of $100/hr.
8. Mail/Packages We do NOT allow mail/packages delivered to the property. Use a nearby FedEx/UPS. We cannot help you to retrieve delivered mail and are not held responsible for any lost or stolen deliveries. Food delivery services such as DoorDash, Instacart, etc. are OKAY.
9. Safety & Energy Conservation • Ensure all appliances (hair curlers, laptop chargers, etc.) are unplugged when not in use. • Always make sure to turn off the stove, oven, and AC/heating unit when leaving the house.
10. General House Rules • No shoes inside the property. • No tampering with exterior cameras, noise detection monitors or wifi equipment. • Adult supervision of children on the property at all times. • No moving/rearranging of the furniture. All indoor furniture MUST remain inside the property. If any item is moved outdoors and becomes damaged, guests will be responsible for the full replacement cost. • No unplugging of the electronics (TVs, cable boxes, lamps, etc.) • There is no daily housekeeping. For long-term stays (over 30 days), deep cleaning can be requested for $300 per cleaning. This process takes 2-3 hours, similar to checkout.
11. By booking, you agree to comply with the above rules & agreements. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses, and may be removed from the property without refund.
Guest access Guests have exclusive and private access to the entire townhouse including the patio and rooftop.
Guests do not have access to the garage. There is plenty of free and paid street parking right in front of the property, please remember to read all posted signs.
Other things to note For safety and security, there are 5 cameras on the outside of the unit (1 with the doorbell, 2 on the outside patio and 2 on the rooftop) which record audio and video upon motion movement in the area. There is also a smart home device inside the home, which actively monitors noise decibel levels. The smart home device DOES NOT record audio or video. All camera devices are on the exterior of the unit and in no way, shape or form point inside the house. There are no indoor cameras. We respect your privacy.
