Villa Hedera XII / Villa Isanda is a luxurious two-storey villa, completely made of stone, built in the second half of the 18th century as a hunting lodge of the noble families from Dubrovnik. The property was recently restored, and it regained its former glory. Today it appears in all the purity of its forms, and the majesty of the stone. This charming estate of 2,800 sqm invites guests to enjoy all the moments, colours and scents of this magical place offer a unique view of the Bay Gruz and Elaphite islands. Still the large park ensures a complete privacy and tranquility.
Villa Isanda is situated on the hilly area of Dubrovnik within 2 km to Old town, and 4 km from the Lapad beaches. It is tastefully furnished and equipped with air conditioning / heating, LCD TV, full kitchen with modern appliances, living room and spacious dining room. The sleeping area can accommodate 8 persons in 4 double bedrooms. Two larger bedrooms have king size beds and the other two bedrooms have double beds (140 cm wide). There are 3 bathrooms with shower, one on the ground floor and two on the first floor. Two pull-out sofa beds, which can accommodate 2 children on request. Villa Hedera XII has swimming pool & Jacuzzi, outdoor seating areas and BBQ.
It comes together with two private parking places, just 200 meters from the coastal D8 road and 2 km from the main bus station and ferry port. This property is pet friendly.

Additional Note: To reach the villa from the road, guests need to reach approximately 50 steps.
*In response to the recent spread of COVID-19 we have implemented new procedures for cleaning and disinfection. Safety of our guests, their families and our staff is important to us. In order to prevent the spread of disease our staff is measuring body temperature on a daily basis even if they feel well , we also encourage our guests to do the same.
All surfaces with which the guest came into contact with (nightstand, table, chair, coffee table, any and all furniture, amenities, telephone, remote control, door handles etc.), are cleaned with a suitable detergent and disinfectant with at least 70% alcohol. Special attention is given to the cleaning of all bathroom surfaces before new guests arrive.
In order to avoid any unnecessary contact, bed linen and towel will be changed only on arrival/departure, for longer stays, sufficient towels and linen will be left in the property.

This property features self check in via key lock box. You will receive your code on check in day at 17:00, or earlier in case the villa has been cleaned before. We kindly ask you to provide us with your approximate arrival time so we can prepare the villa for you on time. In case you arrive in Dubrovnik before 17:00 and your accommodation is not ready yet feel free to leave your luggage at our reception, located at Ivana Matijaševića 14 street while exploring the town or enjoying your lunch at one of the nearby restaurants. As soon as the property is ready we will contact you.
In order to receive your entrance code it is important that you fill out our PreCheck-in form which will be sent to you automatically several times before your arrival.
