This home features 3 bedrooms & 2 bathrooms, 5 separate outdoor areas, 2 levels, multiple outdoor seating areas & AC. Accommodates up to 7 guests (5 adults max).

GROUND LEVEL (Living Room + 2Br's/1Ba + 2 Patios + Beach Access)
Private gate surrounded by foliage will lead you to the front entry porch/patio with bench seating & an outdoor shower. As you step in the home you'll be greeted by a wonderful open floorplan living area with sofa section seating, oversized SMART TV, & 4 accent chairs. Oversized windows allow you to take in beautiful sunsets from this entire area. *Note: wood burning fireplace is not for guest use.

Off the living room are French patio doors that seamlessly blend into your expansive oceanfront patio with unfettered whitewater ocean views up & down the coast. Our guests will enjoy the multiple outdoor seating arrangements, complete with outdoor sofa, lounge seating, umbrella, BBQ, & separate covered patio table convenient for shade access. A set of stairs will lead you to yet another upper level patio with even better views! Perhaps the highlight of this area is our *exclusive stairs that meander through lush foliage down to a sandy secluded surf/swim friendly beach. A rare & wonderful delight!

Also on this level are 2 bedrooms, each with a Queen bed & each with their own sliding glass doors that lead to the ocean front patio. There is a full bathroom located off the hallway, with beautiful quartz vanity counters & surround tile shower. Rounding out this level is a side x side washer/dryer located in the garage.

SECOND LEVEL (Family Room + Kitchen + Master + 3 outdoor areas)
A set up stairs will lead you to the second level that includes a second living/family room with TV, plush sofa, & dual accent chairs… all with spectacular ocean views. The living area is open to the fully equipped kitchen with all new cabinets & bar seating for 3. Coffee lovers we have you covered with a Keurig + Drip Maker. The dining area seats 6; adjacent to the dining room is a balcony with extra outdoor seating.

Down the hallway is your private Ocean View master retreat. Wake up to beautiful water views from the comfort of your own King bed! Highlights include dual balconies – one that faces the ocean, ideal for that evening glass of wine, & the other that faces towards the sunrise, ideal for your morning coffee – mounted tv, & ensuite bath with dual vanities & surround tile shower.

LOCATION
Our home is located in a beautiful family friendly beach community of Encinitas. Our guests are provided a comprehensive local guide to nearby local dining, fun activities, & featured attractions!

Few miles to Encinitas Ranch golf course, and easy freeway access about 5 minutes away. Take a 15-20 minute trip down south to the famous Del Mar Race Track or beautiful Torrey Pines State Reserve and Golf Course, or for the same amount of time head north for a fun family day at LEGOLAND California. Other top attractions within about a 30 minute drive include Sea World San Diego, San Diego Zoo, and the Gaslamp District in Downtown San Diego.

POLICIES & GOOD NEIGHBOR GUIDELINES
• GUEST REQUIREMENTS | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30.
• OCCUPANCY | Our maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both guests & visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• NOISE | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• COMBINATION LISTINGS | Due to occupancy restrictions, larger groups looking to book multiple units must reserve a approved combination listing. No more than 1 combination listing can be reserved per stay.
