Condo on the River

Estes Park Registration #3267 This condo is a beautiful end unit in a fabulous location, The condo is 1800 sq ft, has 3 bedrooms plus a loft, 2 1/2 baths, 2 tvs ( 1 in living room, 1 in loft), gas fireplace and vaulted ceilings. No pets allowed.

The furnishings include dining table seats 6 plus 2 barstools,, all new furniture including high end log furnishings. Granite and tile upgrades in kitchen and baths, hardwood flooring, washer/dryer make this condo special. Great outdoor living space includes deck w/patio furniture, gas grill. Of course no place would be complete without wireless internet to keep you connected. Sleeps 8 with 1 king, 1 queen, 1 bunk bed w/queen on bottom and single on top, and queen pullout in loft. Lot`s of wildlife, mature trees, and river right out the back door. There is a 3 car maximum at the property.

The Entire Home

We Value our Guests Privacy but are Available if Needed.

The summer time in Estes Park is extremely busy; traffic congestion can make getting around challenging. The Town offers a free shuttle and there are shuttle stops all over town. You can use the free shuttle to get to town as well as Rocky Mountain National Park through the visitors center. In the Winter, the town is much slower and the shuttle does not run; a car would definitely help.

Once we receive your reservation we will send you a vacation rental lease agreement via email. Please return within 24 hours to confirm your reservation.
VACATION RENTAL CONTRACT
This vacation rental contract is a legal agreement between Estes Park Property Management
(also referred to as the “Property Manager”) and you, the Renters (also referred to as “Tenants”
and “Guests”). This contract is entered into as of the date when the Renters place their
reservation online and the reservation is screened and accepted by the Property Manager. The
Property Manager will notify the Renters by email when their reservation is accepted.
In order to hold your reservation, we must receive the 50% down on your reservation paid by credit/debit card or e-check and signed rental contract within 24 hours. Full payment is due 30 days prior to check-in
and must be received before the lock box code and directions to the vacation rental are released.
Cleaning Policy:
The Vacation Rental must be left picked up and the departure instructions followed. If there are
difficulties following the departure instructions, the renter should notify the property manager.
Reservation Policy:
We, the Renters (also referred to as “Tenants” and “Guests”) agree to the following:
1. We will be completely responsible for any and all damages to the property caused by
our negligence.
2. We will notify the owners of any damage upon arrival.
3. We will hold the owners harmless from any and all bodily injury and/or property
damage incurred on the property arising out of our negligent acts or omissions. See
disclaimer below.
4. We will pay for any fee that is reasonably attributable to broken, damaged, or missing
items.
5. Please follow cancellation policy through the company booked.
6. There are no refunds for early departure.
7. There are no refunds for snow or weather conditions.
8. All rental monies are due 30 days prior to arrival.
9. All trash must be bagged and placed in bear proof trash can or cost of $45 for unbagged trash.
10. We will not hold the owners responsible for any items left after our check out if we get the request to send items back, we will charge postal costs plus $15 for packaging.
11. Lost keys will incur replacement costs of $50
12. This is not a party house.
13. This is a NON-SMOKING vacation rental.
14. Pets are NOT allowed in the rental.
15. The Town of Estes Park passed an Ordinance which makes it against the law to exceed the maximum stated occupancy. (six adults and an additional two children for a total of eight occupants)
16. Check-in is at 3:00 pm and check-out is 10:00 am. An early check-in or late checkout is subject to extra rental charges.

18. Please look at the cancellation policy. By signing this agreement, you are agreeing to the terms of the cancellation policy.
19. Event rentals are prohibited. Event rentals are defined as the rental of a Unit to one or more persons for planned gatherings of related or unrelated persons for the purpose of celebrating special events such as, but not limited to, weddings, reunions, bachelor and/or bachelorette parties, and business retreats. Rentals are restricted to rentals to family gatherings to comply with the Declaration rules concerning occupancy, and in keeping in character of PRW as a residential community.
20. “Quiet Time” shall be from 10:00 P.M. until 8:00 A.M. every day, during which no person shall conduct an activity inside or outside a unit which is audible within any other unit or shall disturb the quiet or peace of any other unit. Examples of such activity are, but not limited to conversation or music inside or outside a unit audible inside any other unit, deck parties, occupancy of a hot tub or spa, operation of a noisy vehicle or mechanical device. Exterior lights must be turned off overnight.
21. Parking is restricted to the garage and the driveway bib in front of the garage door.
22. No trailer, boat or RV of any type is allowed on the PRW property unless it is parked in the garage. It may not be parked in the driveway or on the public street.
23. No open fires are allowed at PRW. This includes limited common elements, decks, and patios. By way of example and not limitation, no charcoal barbecues, propane, or wood fire pits, Chiminea outdoor fireplaces, tiki torches, bug repellent/citronella candles are permitted on decks, patios, or in any open areas.
24. Please keep gas or electric grills, as far away from the structure as possible, and not less than 2 feet away from the deck railing, when in use. Do not leave the grill unattended.
25. No activities shall be conducted within any Unit or upon PRW property which are unlawful or may be unsafe or hazardous to any person or property.
We reserve the right to refuse service to anyone. We will not be responsible for accidents or
injury to guests or for loss of their money, jewelry, or valuables of any kind.
Disclaimer:
Renters understand that the Property Manager is not responsible for any personal injury caused
by slipping on snow or ice, and that tenants are responsible for the removal of snow and ice
around the doorways and paths to car, to include the parking area.
And further that the homeowners are not responsible for any personal injury or loss or damage to
tenants’ property caused directly or indirectly from foul, inclement weather conditions, acts of
god or nature, failure of heat, accidents related to fire, heaters, stoves, tenants’ failure to remove
snow around access areas, or any unforeseeable circumstances.
Under no circumstances will tenants or their guests hold the owners of the vacation rental
responsible for any damages or claims of any kind resulting from their stay, except for
intentional acts of harm.
This agreement and disclaimer applies to Renters and all guests in the Renters’ party.
I, the Renter, have read, understand, agree to, and will abide by this rental agreement and all
conditions stated herein.

The HOA rules are:

By way of example and not limitation, no charcoal barbecues, propane, or wood fire pits, Chimney outdoor fireplaces, tiki torches, bug repellent/citronella candles are permitted on decks, patios, or in any open areas.

Loved the location! Stream right behind the house, seen deer and elk right near the house. Very nice place with plenty of room for the entire family. Would definitely stay there again.

Great proximity to RMNP entrance. Lots of extra amenities (extra trash bags, toilet paper, paper towels, washer detergent, dish washer pods, coffee, etc.) Beautiful location on the river. Will hopefully stay again someday!

The Good: The size and space of the property fit our 4 adults with room to spare. Location to the park and town was perfect. Listening to the river was very relaxing. We were blessed with a visit from a couple elk in the evening. Getting to hear him bugle was a nice treat.The Bad: This unit has not had any simple and common upgrades to the kitchen setup. The coffee maker must be a least 10 years old - the carafe spills when pouring, you can not pull it out without spilling coffee everywhere and it does not turn off by itself. The pans look like they have been purchased from someone's yard sale and then have been in the unit for years. Toaster only toasts on one side. The dishwasher does not open the door to let out the detergent turning the wash cycle. Furniture: the couch is very uncomfortable, the cushions slid out constantly. There is only 4 places to sit and nowhere to stretch out. The master bed is ok but squeaks every time you move. The sheets were mismatched and very cheap quality. The outdoor furniture is a joke the 2 chairs had rips in the seat fabric making them unusable. Would I stay here again? No, there are so many other properties to choose from and for the price you pay to stay here it is not worth it. But, if they would do some basic upgrades it would be worth a second look.

Great location. The creek was great to have in the backyard. Easy access to RMNP. I'd give it a 9/10. Floors were a little dirty when we checked in and we had to mop them. Overall, great stay, and would stay there again.

Excellent location. Very close to shopping, dining, entertainment and RMNP. River off the back deck was very nice. We saw deer every morning and evening. One thing to note is that the king sized bed is upstairs, not downstairs in the primary. There are only 2 tvs in the unit. One in the living room and one in the primary.

Really more like 4.5. Loved the location - easy drives to both RMNP entrance and downtown. Also really like how close it was to the river. As stated in previous reviews, some minor things broken/missing that make you think “why wouldn’t they just fix/update this…”It was nice that they provided paper towels, tissues, shampoo/conditioner, and little mini soaps. The neighborhood is quiet and well-kept, and we saw lots of wildlife while we were there. Would definitely stay here again.

I would choose somewhere else...

The condo is very nice on the inside. Some small items need to be repaired. There is no air conditioning so you must open the windows for ventilation on the warmer days. We happened to have one of those warmer days and the interior was quite warm. A few windows are unable to open due to damaged latches. Overall, very comfortable place. My biggest issue is the patio. You are right by a beautiful stream and would love to spend a lot of time out there, but the furniture is minimal and dirty, and the grill is an outright lie. The listing stated it had a grill, it even pictured it. If you are on a long road trip you might want to not eat in yet another restaurant and I wanted to grill up a nice meal. What we found was a rusted out hulk, with a broken igniter and not even a gas tank installed. I started reading reviews and this was reported repeatedly going back several years. I cannot fathom how you can advertise a grill yet you know darn well it is not functional for several years. That is misleading enough for me to not recommend this place. There are too many wonderful options nearby. Spend some time and money making the repairs to this place that are reported in the reviews and you just might have a charming place on your hands.

The unit was advertised for having a grill, called to get the tank filled. Come to find out the grill is just for show, it was broken. I was disappointed with the condition of the place for the price point of the unit. The walls in the kitchen were dirty, and walls going up the stairs looks like it had 20 yrs of bags banged against them. The amenities/appliances provide were bare bones. For me it was the coffee pot, old pot and the carafe was not the correct one for the maker. You would pull out the carafe and the coffee would run all over the counter. Something like buying the correct carafe for the brew station says a lot about the rental owner/ management. You can tell this has been a rental for a long while. Nice location to town though.

This property was perfect and just as described. Situated beautifully on the Big Thompson River! We enjoyed sitting on the deck, fishing, the wildlife, and the location was perfect! We highly recommend and would absolutely book again!

Nice quiet riverside location. Some very nice features. Could use some upgrades. Beds were OK. TV’s with 3 & 4 remotes was a mess to get the game. Did have to report a couple of damaged area. In the end…we would rent here again.

Fabulous vacation condo!!

This condo was in an excellent location, just steps from the flowing Big Thompson river, with beautiful views, a peaceful setting that was very roomy, well decorated, and perfect for an hour family of 6. Its location is less than five minutes from downtown Estes Park, which has some fabulous restaurants, lots of activities for kids, shopping, and beautiful views of the mountains. We would definitely rent it again. The property management staff was exceptional!

Best family trip

Condo was immaculate inside. Couches were comfy which was great after a long day hiking in RMNP. Proximity to the park and to downtown Estes was perfect. Listening to the rushing creek outside while grilling was very peaceful. 10/10 We would stay here again.
