Tessa is a custom designed two-story home that sits along Fayetteville's longest trail system, Frisco Trail. Enjoy the convenience of stepping out the back door for a run, bike ride, or walk during your stay. Located in the growing Mill District, this property provides walkable access to Arsaga's Coffee, Mamaka Bowls, Prairie Street Bar, and much more. Downtown Fayetteville and The University of Arkansas are also a short 3 minute drive away!
The Space:
Tessa means to gather. When we were designing this rental, we wanted our guests to feel like our home was a comfortable place to gather! The house features 4 bedrooms with king beds, 3 in suite bathrooms, and a fully furnished private patio for outdoor entertainment. The living room is equipped with a luxurious sectional, indoor fireplace, and a streaming ready smart TV. The kitchen is fully stocked with appliances and cooking supplies giving you the opportunity to make meals during your stay.

Guest Access:
A code will be provided to access the home. Parking is available in the garage and driveway of the property. Guests will have access to the entire home, appliances, and amenities mentioned above.

Fayetteville is where the action is - sports, theaters, and pedestrian-friendly sidewalks along local shops and restaurants. With its fantastic location in the Ozark Mountains, it's no wonder that Fayetteville is one of the country's fastest-growing cities.
The heart of Downtown Fayetteville is Dickson Street. Here you'll find everything from craft brew pubs to George's Majestic Lounge, and from local restaurants to food trucks. The Walton Arts Center is also located here - a venue for everything from Broadway performances to jazz bands. Of course, as home to the University of Arkansas, staying close to downtown is all about the Razorbacks - cheer them on at Bud Walton Arena!

Getting Around:
Ozark Regional Transit - ORT travels within Fayetteville, as well as up I-49 to Springdale, Rogers, and Bentonville to the North. All routes within the City of Fayetteville are free.
Razorback Transit - Razorback Transit is operated by the University of Arkansas. All fares are free. The bus routes can be seen on Google Maps. To use, simply go to Google Maps and click on directions. After that, put in the name or address of your Fayetteville or Northwest Arkansas destination, then tap on the bus icon, and the appropriate Razorback Transit routes will be visible.
Other Things to Note:
Payments collected by The Wanderlust Co are secure. Your payment will be handled safely during your course of business with us. Payments are powered by Stripe, are Safe and Secure SSL Encrypted. We accept MasterCard, Visa, Discover and American Express. We only accept payments in U.S. currency.
Rental Fee: 100% of the reservation will be charged to your payment method at booking confirmation.
Security Deposit: Upon check in, an authorization hold (security deposit) of $250 will be placed on your payment method. You won’t be charged, but the hold means that you won’t be able to access these funds until the hold is released. As long as no property damage occurs during your stay, we’ll initiate a release of the hold placed on your card 7 days after your checkout.
Cancelation Policy: Bookings canceled at least 30 days before check in will receive a 100% refund minus a nonrefundable 3% charge to cover credit/debit card processing fees. Bookings canceled at least 14 days before check in will receive a 50% refund minus a nonrefundable 3% charge to cover credit/debit card processing fees. No refunds will be processed within 14 days of check in.
Pre-Check In Requirements: As a professional vacation rental company, we do require our guests to upload an acceptable government-issued photo ID for additional identity verification and sign our terms & conditions agreement on our guest portal, which is where you will be able to view your check in instructions upon completion of pre-check-in requirements. If you are booking a reservation for someone other than yourself, we do need the contact information of the guest(s) who will be staying at the property.
