Check in: Three days prior to arrival, you will receive a check-in instructions that will also contain your entry code. Your personal code is valid for the length of your stay.

Smart home amenities: There are Alexa's located in the living room and each bedroom. Feel free to utilize these to control the TV's, play music, or ask a question.
Use the following names to control the TV's:

An Echo Show s located in the kitchen to search up any recipes you want to cook.

Firepit Table: Please do not leave the fire unattended. To turn on, Remove the solid center cover and leave the grate in place. Open the door underneath the table and open the gasket on top of the propane tank (twist counterclockwise). Then follow the posted instructions on the lighter dial. You should have a small amount of yellow flame as it burns. Please refrain from turning the gas up too high.
When you are finished, please turn the dial all the way off and close the propane tank all the way (twist clockwise).

Safe: The safe is located in the master bedroom closet. The base code is 0000. To change it, press the red button on the inside of the door hinge. Enter a four digit code followed by #. It should beep twice and the unlock symbol should light up green. Please leave the safe door open when you check out.

Pull out sofa bed and air mattress: If you choose to utilize these for your sleeping arrangements, sheets and a comforter are located in the silver cubbies inside the benches by the front door. Extra pillows can be found in any bedroom closet.

FYI: The property is divided into two parcels separated by an 8 foot privacy fence. The main house and backyard are all for your private enjoyment and entertainment. The smaller lot is another Airbnb. Main house guests do not have permission to access to the side yard. Please also respect the privacy of those guests and do not enter any of the gates that lead to side yard and cottage area. Feel free to message us with any questions or concerns!

Parking: There is free parking on the left side of the driveway. The right side is reserved for Studio 7. Free street parking is allowed in any designated white box between 4 pm and 8 am M-F and anytime on weekends (there are posted placards if you are not sure). If you need to utilize the street parking, please be sure to follow the posted signs, as the city does give out tickets.

Noise: Gainesville is primarily a college town and as such there are many student rentals in the area. During football season and festive holidays, you may hear noise from these houses nearby which can go into the late evening hours, especially if you are enjoying the outdoor amenities. From our experience, very little can be heard from inside the home.

Cottage/side yard access: Please respect other guests privacy as they respect yours and do not enter any of the gates that lead to side yard and cottage area. This is a separate STR rental space.

Smoking: No Smoking, smokeless tobacco, or vaping of any kind is allowed inside the home, on the front porch, or the back patio (any covered area). All butts, cartridges, etc., must be discarded in a lined outdoor trashcan. Any smoking refuse (i.e. butts, cartons, wrappers, cartridges, dip, etc) left behind or unauthorized smoking in the aforementioned areas will incur an additional cleaning fee of $100.

Pets: We do not allow pets of any kind at this home. Any evidence of unauthorized pets on the property will incur an additional cleaning fee of $300.

Hot tub: The hot tub is no longer available for guest use.

Additional Overnight Guests: Any guests in the home remaining after 11pm not listed in the original reservation will be considered as additional overnight guests. Each additional overnight guest will result in a $100 per person per night upcharge.

Lights and Recycling: To help us do our part for the environment please turn off all lights when no guests are occupying the home. Also please utilize the recycle bins for the appropriate trash. Blue for glass bottles and plastic. Orange for paper and cardboard (no pizza boxes).

Security Camera Disclosure: We do utilize a Ring camera doorbell at the front door and four Ring security cameras for perimeter surveillance to ensure the safety of the property, our guests, and ourselves. All cameras and the ring doorbell record video and audio when motion is detected. The camera over the back door to the home does have the hot tub within the coverage area of the device. This is required for insurance purposes. There is an Alexa Show in the kitchen, which has an internal camera, usually used for video calls, that is not accessible remotely. The device has an internal camera cover that can be slide over the lens.
