Totally dodgy, left us with nowhere to stay at last minute - do not book this place
We booked and paid for this house for 11 people for 2 nights. When we all arrived in Kingston Beach we messaged the host to ask how to access keys. No response. After more than an hour liaising with Stayz - both messaging and then on the phone - we were given numbers for the host which no one answered and then advised that they had managed to contact the host who said they did not mean to have the house available for lease for those dates (despite accepting our booking and taking our payment in full!) and that we would have to find our own accommodation for that night! A disaster for our group and totally unprofessional and stressful. Have been told we will have funds reimbursed but no compensation. No follow up since then. Will never book through Stayz again and recommend you to be very wary of these hosts.

Great Easter stay
Our group had a great stay at the Kingston Beach House. Fantastic location directly across from the beach, beautiful views from most rooms. House was comfortable - having a fire was great for the cold nights. Communication with host was easy and very helpful. Would stay again.

Great Beach Cottage experience
Great beach cottage located on an idyllic beach made to walk on and swim at and enjoy beautiful sunrises. Close enough to Hobart for day tripping around. We visited in March and it was comfy and cosy with everything we needed.

Sad indictment for Tasmanian tourism
A nice shack feel as you enter but sadly we did not have to open our eyes much to realise the house was not clean, mouldy bathroom, air conditioner filter required cleaning, linen old and definitely not a comfortable bedding configuration for 12.

Excellent location
Stunning location with amazing views, easy access to the beach and easy walks. Lots of cafes & food close by. Great spot for day trips and sight-seeing. Lots to love about this beach house. Comfy beds and plenty of essentials provided. It was the ideal size for the eight of us and we loved the big table. Our only issues were with the two bathrooms. Overall we had a wonderful time.

Very disappointed
Property was dirty to the extent that we did not eat our meals at the property as planned. Toilet had faeces on the seat, mould in the bathroom, stairs had what looked to be buggas on the wall going down , mouse ran through the kitchen. I can handle an old run down property but not a dirty one . I would like to put in a request to have my cleaning money returned as it was not clean when we arrived. My two elder boys would not even shower whilst there as the bathroom was very dirty. No contact was made on how to find the keys until I phoned at 3.30. Not happy as it was expensive. I have taken photos if required.

Well positioned but needs maintenance
The position of the property being directly opposite the beach with lovely long and short walks was excellent. Kingston beach is a lovely tranquil location, however the 'Ultimate Beach House' is a bit run down especially the second bathroom. Also the fifth bedroom is just a sleep-out with a single fold up bed - so only really suitable for 4 single adults.

Disappointed
This house was very disappointing, Considering the price... the soft furnishing were very dirty old and stained and the cushions stunk. The yard is in disrepair, long grass, cigarette buts everywhere, full ashtrays. front BBQ does not work and The back BBQ half the knobs are missing. I was embarrassed that the house I booked Was so dirty and dusty. So if you are looking for value for money look elsewhere. I did not contact the owner regarding the state of the house because short of an industrial clean there would be nothing that could resurrect this house. Not to mention that there was someone living in the garage, I think this would be something that should be stated at the time of application. Some positives there was plenty of firewood, the beds were fairly comfortable . Close to shops, outlook over the water very nice.

A Deplorable Property
We checked out on the same day as we checked in (before securing an alternative property for our holiday), which speaks for our review of this property. My family paid for 6 nights and ended up paying additional 6 nights for another property (at the same rate), which provided us a property which is worlds apart in terms of quality and cleanliness. This property condition is very different from what is shown in the pictures. We did not bother to ask the owner to make good, as in our opinion the condition of the property was not something that could be ratified. If i have one word to describe this property, it would be "Deplorable". I urge the property manager to make good the property (to the glory of what it could be, given its location) before listing it for rental again.
