Lakefront condo just 3 miles from Garvan Gardens, featuring Christmas lights
Enjoy beautiful lake views from your own balcony overlooking Lake Hamilton. This condo is located on an end unit with great privacy. Whether you are wanting a quiet, romantic time spent with your loved one or a fun trip with the kids this 1 bedroom, 1 bath is perfect. This condo offers a swimming pool, tennis courts, lake access, boat ramp, trailer parking, and a boardwalk to fish from, or take a sunset stroll. Take a 3-minute drive to explore Garvan Woodland Gardens, have a fun day out in your boat skiing and finding fun places to eat on the lake or make the 15-minute drive to the Downtown Hot Springs area for Oaklawn Racing and the historic Hot Springs spas.
In the main area of this unit there are floor to ceiling windows for a beautiful lake view, work space with small desk and printer, Wi-Fi, tv in living room, dining table for 2 along with 2 bar stools and a sleeper/sofa with linens. The bedroom has a comfortable queen bed, tv, 2 nightstands and dresser. The kitchen comes equipped for all of your needs with Keurig coffee maker, dishwasher (with dishwashing pods), microwave, stove/oven, dishes, flatware, cooking utensils, blender, mixer, toaster, pots, pans, oven mitt and dish clothes. A washer and dryer are located in the unit for convenience with clothes washing pods provided.
One of the best features of this unit is the large patio that has a great view of the lake. Watch sunrises while drinking your morning coffee at the table with 4 chairs, grill out in the evenings on the electric grill and enjoy the sunset or watch your favorite sport outside on the patio tv.
The resort amenities include a community pool, tennis courts, basketball goal (tennis racks, tennis balls and basketball are provided in unit) and assigned parking for 1 vehicle and 1 guest space. If you have a boat, you will have free access to the resort owned boat ramp and free trailer parking. Also included in this unit you will find fishing rods and gear so you can catch "the big one" from the boardwalk. Also, a boat slip is available for an additional fee.
Check in is at 4:00 pm and check out is at 11:00 am.
Please be aware that during the summer months, with the temperatures are in the 90s, you will need to keep the curtains/blinds closed to help with cooling the condo.
Note: The annual lake drawdown begins November 1st through March 1st.
Upon check out the cleaning service request that you please take your trash to the resort trash dumpster located behind the tennis/basketball court.

The Farr Shores POA Board of Directors would like to welcome you to our complex and hope that your stay is a most pleasant and comfortable one. We ask that you take a few minutes to review the Farr Shores POA Operating Policies. Please respect the privacy of all of the property owners. Thank you.
USE OF COMMON AREAS (parking lots, boardwalk, boat docks, pool, grounds & trailer lots)
•No obstruction, altering of, or storing in, the common areas. Do not monopolize the common areas.
•The association shall not be responsible for loss, damage, or theft of articles stored on the premises.
•Boats, trailers, campers, and motor homes, etc. are not permitted in any of the parking spaces, only licensed vehicles that are driven on a regular basis.
•Boat trailer parking is located adjacent to the trash disposal area.
•Park in assigned unit number or visitors parking spaces. Maximum number of vehicles is 2 (One in a unit assigned space and one in a visitor space). Do not park in the grass, or in unmarked areas. Overflow parking is available in the lot by the dumpsters.
NUISANCE TO OCCUPANTS & RESIDENTS
•Nothing shall be done that may be or become an annoyance or nuisance to other residents.
•No BB guns, fireworks, or other weapons or explosive materials may be used on the premises.
•Quiet hours between 10:00 pm and 8:00 am.
TRASH
•Trash is to be put into plastic bags and placed in the trash dumpsters. Do not leave trash on decks, porches, or stairways.
BOAT DOCKS
•Boats/water toys, or the like, are not permitted to be tied to the sides of the boat docks or boardwalk. This should be for loading and unloading only.
• Children under the age of 12 should not be on the docks unsupervised.
•No water toys or equipment can be stored on the docks. Do not allow children on the docks unsupervised.
•Check with the condo owner for boat slip rental availability. Do not use any boat slip or PWC without permission.
PORCHES – DECKS – RAILINGS
•No clothes or similar items shall be hung or placed outside exposed to public view.
•Throwing any garbage, trash, debris, or any other objects outside in any part of the complex is prohibited.
•No open-flame grills, tiki torches, and fire pits. Electric Grills are the only approved option.
POOL AND TENNIS/BASKETBALL COURT
•Pool use is for residents and guests. Please obey posted rules and leave pool area clean.
•Pool cannot be used for parties or group gatherings. No pets in the pool area at any time.
•The tennis/basketball court is to be used for tennis and basketball only. No excessive noise on the tennis/basketball court or at the pool between 10:00 pm and 8:00 am.
PETS
•Pets are not to be tied up outside or left unattended outside at any time. You must clean up after your pet immediately. There are no approved areas to allow pet feces to remain without clean up.
•When walking your pet, a leash is required for safety considerations. No electronic collars.
ENFORCEMENT
•Any violation will result in an assessment of $250 and/or legal action to recover sums for damages.
