If you choose to cancel your reservation, our standard cancellation policy will apply. In addition, please note that payment processing fees are non-refundable. As a result, 4% of the total amount paid will not be returned, since these fees are incurred for accepting payments through our payment processing service.

Please follow all rules and regulations when it comes to checking in, the pool, and general house rules.

1. All bookings made during Coachella, Stagecoach or other festivals will require a $500 refundable deposit. This deposit will be returned to you after you check out assuming there’s no damage or broken rules during your stay. If you choose to cancel your reservation prior to checking in, the $500 deposit will not be refunded. The remaining balance of the reservation will follow our cancellation policy.

*Any cancellations during festival season will abide by the cancellation rules. There will be no exceptions.

Guests who cancel within the applicable cancellation window will receive a full refund, minus any transaction or processing fees charged by payment platforms or software providers.

2. There are security cameras on the perimeter of the house, including the backyard & pool area. They are triggered by motion.

3. NO PETS AT ALL.

4. NO PARTIES OR EVENTS, if you break this rule it’s a $5,000 fine.

5. POOL & SPA HEAT: We provide free spa heat, but If you`d like the pool heated it will there is a daily fee.. If you stay for 28+ days we will collect a deposit instead of a daily fee.

*Heating the pool is $85/day*

Pool heat is pre-heated 24 hours before* your arrival and it maintains heat from 7AM - 7PM, which would be perfectly warm through the night

**additional pool cleanings can be requested during your stay be will cost an additional fee.

7. Do not exceed the number of guests on your reservation at any time during your stay. If you exceed the number of guests, you will be charged an additional fee.

If you have more than 10 guests, there will be $20per guest, per night, with a maximum of 12 guests at any time

8. All guests are required to sign a rental agreement contract which you will be linked to after you book.

9. In order to get into the community we need the first name, last name, and license plate number of any cars and their drivers.

10. Smoking is not permitted on the property. This is a non-smoking, non vaping house. Smoking will result in a fine as well as cost to remove the smell.

11) In the summer, the thermostat is set not to go below 76°F. This is to prevent the AC from freezing due to the extreme desert heat. We know it may seem warm, but 76°F feels great when it`s over 100°F outside.

HOA Rules & Fines
Guests must follow all HOA rules, including parking, noise, and speed limits. Any fines issued by the HOA due to guest actions are the guest’s responsibility. The guest agrees that fines may be collected through the booking platform’s Resolution Center or any method permitted by the platform.


DAMAGE INSURANCE FEE: All reservations are subject to an $89 Damage Protection Fee, which covers accidental damages incurred during the stay. This fee safeguards guests against additional charges for qualifying damages, providing a streamlined and worry-free experience.
Please note that pool cleaners come every Tuesday and Friday to clean the pool, in addition the landscapers come every Tuesday, so please don`t be alarmed if you see them during your stay.
