Read the listing ! This is a quasi Post and Beam in the GA woods. Quasi as it appears to have had non P&B elements added. Did not care as it suited 9 of us well. You will note from the listing that there is NO AC. There are 3 bedrooms with window units and the main floor has a portable unit which has had exhaust air and water ducted outside side, so no reservoirs to empty. However there are two notices posted on machine and wall warning not to run more than 3 hours at a time or at night. There are open flame propane heaters and a wood stove. A beam on wall indicates the place is circa early 2000's. Why no formal HVAC ? Do not know. We were there for 3 rainy and 4 sunny days in late June. First floor was comfortable entire time temp wise. Unconditioned second floor space (bunk and full bed behind curtains) warm but tolerable. Third floor rooms/beds too hot in daytime for use. Lots of space. Eclectic "wall hangers" al la Cracker Barrel. Nice second floor covered deck. Open deck on main floor with bbq. Portable fire pit on drive. You are 60 minutes from Atlanta. Everything you would need in regards to grocery, places to eat etc available. The place is 7 miles outside town down a deep woods 1/8 mile drive. The Pizza folks delivered. However it is secluded. I enjoyed it. Relative Cons: It is in the GA woods. Expect (in summer) heat, humidity,bugs. Actual Cons: Most cookware is trashed, should be hanging on wall at Cracker Barrel. Hit Wal-Mart for a spaghetti pot. Knives have been abused, sharps will not cut butter. There is a honing rod, but pretty worn. There are two ovens, one gas one electric. Notice posted not to use gas oven. Tubs are old fashioned. As in 1900's. If you have difficulty getting in and out of a 24 inch high tub or are unstable You may want a cane to help. The furniture is old but functional. The ladies were unhappy with cleanliness. Contact folks told us they had a heck of a time cleanning up for us as last group trashed place. My big gripe was garbage. Two bins on second floor deck, which you bring down and put inside front door on leaving, along with excess bagged trash. Trip down the stairs did my back no good and by day four trash bags littered front door area. Most places I have been have a hefty lockable wood corral outside for bins, critter proofed as per local fauna.
Would I go back, sure. Based on pics, reviews and listing pretty much got what I expected. Once out of woods vistas are great and there is plenty to do.
